I absolutely loved living here and the riverfront view. Everything was well maintained. I felt very welcomed and the staff were amazing. Would definitely recommend to anyone who is looking for an apartment!
One of the best apartments I’ve ever resided in. The management goes above and beyond to make your stay welcoming and safe. I was in a waterfront apartment and will recommend these apartments to all my friends and family!

We have just moved in and was very misled. The apartment is paper thin you can hear everything in other people apartments. There is no dishwashers or washer and dryers in the unit. Small kitchen area… definitely meant for a bachelor lifestyle. There is a pool and a pavilion and obviously the board walk. There is also an on site laundry. Which we have yet to find. I suggest doing an actual walk through of whatever you’re looking at getting prior to committing. And make sure they do maintenance PRIOR to you moving in. We were also mislead that they could leave the keys in the apartment for us since we moved from out of state… to which was told day of we needed to be in office prior to 5pm but Carla would stay till 5: 30p… we moved from out of state that day and gave us NO time. Not military friendly. We are stuck here a year but definitely do not intend on staying longer.
Don’t expect peace here during the day, they’ll begin working in an apartment at 8 am and they seem to try to be as loud as possible to disturb as many people as they can, and they’ll go till 5pm so good luck if you work overnights and sleep during the day or if you work from home, you’ll rarely have a moment of peace and quiet, and even though they seem to constantly be working on the property, nothing ever truly seems to get fixed, or it’s only a short term fix and you’ll have the same problem again in a month, for all the problems this place has it’s no where near worth 1,300$ a month for a one bedroom with no washer or dryer and then 5 dollars per wash and dry in their laundry unit, this place rips, hopefully new management will take over and make this place actually worth the price.
I lived at Riviera Park Apartments for eight years. I always paid my rent on time, never partied, wasn't loud, etc. In May they informed me that my lease wasn't being renewed. When I asked them to let me know why, they informed me that it was their policy not to give tenants a reason for their lease not being renewed. I think this is an unfair, ridiculous policy.
When I looked at the Riviera Park web site, I saw that they are charging hundreds of dollars more than what I was paying for the unit that I lived in. $1352 for a 725 square foot apartment. The unit has almost no space for storage, a tiny kitchen and bathroom, and the building has foundation issues. Multiple cracks formed along the walls in my unit because of the building's foundation. It's definitely not worth the price they are charging.
Riviera Park will point to the fact that the complex is on the water and located in Riverside. They want to charge what other Riverside apartments are charging for rent, but Riviera Park is old and run down. One office manager cited the monthly rent of The Rivervue apartments as a reason for the increase in rent. Rivervue is a newer apartment that offers more amenities than Riviera Park. It's not a fair comparison.
If you're looking for an apartment in the Avondale/Riverside area, I'd look elsewhere. It's an overpriced apartment with management that cares little for its tenants. There are better apartments out there.
Pitbulls jumped through a screen window and attacked us when we were walking by. Owners of the dog came out and threatened to finish the job the dog started. Wow.

Loved touring with the leasing manager. She was so patient with me and thorough. Loved the property. The 3 bedroom off of St. Johns ave is beautiful!

Good afternoon, Today I stopped in Riviera Park Apartment and got information from Jeremiah, he mentioned that he was a agent from another property est. This gentle soul was so amazing. If the staff is like him in all properties.wow. He was very helpful and knowledgeable about move in process and any questions I asked beforehand. He was so well put together! Hands down, I want to lease here soon. I'm relocating to Jacksonville within 40 days. Military
My daughter has lived here almost a year and it has been ideal. She has been on the right side of the complex, which is quiet and peaceful. There is are benches by the river and the dock allows you to enjoy the serene view of the city. The staff is friendly and maintenance is responsive to concerns as they arise. Well maintained yard and pool. Allows pets. Rent increased after her first year.
The prices they are charging are ridiculous for this run down place. GET SERIOUS. Price gouging at its best.
It's the view for me! Not to mention the office staff is so nice. Grounds are always clean thanks to maintenance! I love my apartment layout! Don't hesitate you won't regret it!
Not the biggest fan of the community appearance and layout designs. The location is also not in the best, most convenient area for the price point. I didn’t have the greatest communications and follow-up experience with their office which always makes me think twice about renting from somewhere.
Honestly I can’t say enough good things about living here! I LOVE my apartment and LOVE the location!

The apartments spoke for themselves, very beautiful. And the leasing consultant was very helpful.
Visited with my family and while they didn’t have a 4bd like we needed, we toured the 3/1. It is beautiful. Property is well kept and the leasing manager was very professional. Will recommend to my friends.
