Royal American Beach Getaways, Panama City Beach FL

1. Was lied to by the person taking reservation, they said for an extra parking pass would be $20 something.because we booked before the change in price. FALSE
2. The internet did not work during our stay. I call the number provided and they advised me the service is low to none and would call me back. NEVER DID
3. Problems with the A/C system leaking water and having it down with workers fixing it. INCONVENIENCE
4. People smoking cigarettes and smoking drugs on the balcony next door.we had to keep the doors shut. Even after telling the security guard about it and him asking me if I actually saw them doing it. RULES ONLY APPLY TO CERTAIN PEOPLE.
That being said the Condo was clean and well kept. We will look for other options after renting from Royal American 2 times a year for 10 years.

We had a great stay here. The set up is nice when sharing with other adults. Only complaint we had was the main sliding door was really hard to put open and closed.

Southern Breeze House

House was amazing. Loved being here and will definitely come again. Michael and Colleen are so hospitable and we can't thank you enough for such a great time. This is our second time coming. Even the dogs had a great time.
Rental company needs some work.

We have been coming here for several years. We have always been pleased with our time here. Although, is not kid friendly. They have a splash pad but it is very rarely operational so the kids have to use the big pool. They are not allowed to have balls or toys in the pool. They have to exit the pool every hour for 10 minutes. You are not allowed to have play any music without using earbuds. I think they are trying to turn this place into a retirement home. While there, we talked to several people that were very dissatisfied with all the rules. This place has been labeled the “no fun zone”. We will not be returning here again.

What a wonderful Boardwalk condo #1005! So fresh & clean. The decor is pretty and the furniture is very nice & comfy too. We loved the twin leather recliners for relaxing. Bedroom is dreamy and King bed is just the right firmness for us. Cute bunk beds will come in handy when we bring the kiddos on our next visit! Kitchen is well equipped with every gadget we needed and more.
The location of this high-rise condominium building is the prettiest we’ve seen with a breathtaking view of the gulf on one side and a well-kept golf course on the other. We especially enjoyed the covered parking and the 5 high-speed elevators. Based on some of the reviews we read, people are confusing this property with the old motel next door owned by the same corporation.

When you get here, the first thing is the house, the decorating, the layout is excellent big rooms, lots of sunlight, what beautiful decor and so spacious. Then you walk 75’ and the Pelicans flying by, the white sand beach, and Caribbean turquoise water. It exceeds expectations.

We had a great time and the treatment Royal American Beach Getaways was top notch every thing as they said very nice Condo.
We hope to return before long.

The splash pad was closed for construction and we were not made aware of the closing at our booking. This made it very hard with a small toddler. We specifically book the location each time for the splash pad. We were very disappointed. I reached out to customer service with no response from a manager.

The actual condo was beautiful with amazing views of ocean. It was very disappointing that the kids splash zone area was shut down. You could tell that it had been for quite some time. We talked with 3 other families that booked this resort specifically for the kids area. I feel that we should have been notified of this, so that we could have made other arrangements. Our stay time was 8/19 thru 8/25 2023.

This was an amazing condominium. Everything here was so clean and new. We loved everything about it, and it certainly made us so comfortable throughout our stay that we hate to leave it behind. When we come back down here, if I could get the same condo at the sunrise resort 1003 was a great unit to stay in. We loved our time at the beach as well as the parasailing and everything here was awesome including the pool, and the beach was amazing White sand and the water was very clear. It was a great vacation. Thank you so much. I highly recommend it to anyone coming to Panama City.

3rd year in a row staying here. Love the location and the rooms. Love all the security but sometimes a little too strict at the pool not letting small kids play with their pool toys but besides that we will be back next year!

Room smelled like a cigarette factory when we got there and then the tv didn’t work until the next day had to wait until someone fixed it wasted a whole morning and then only had one roll of toilet paper ran out. And then there was no water pressure what so ever so don’t stay in room 800 at the condo and the room was not clean either and there was only 4 towels.

The room was clean and ready to spend a great weekend with out-of-town family, whom this was their first time in Florida. Customer service was top-notch courteous, and respectful. Strongly suggest and will be returning in the future.

Pros: The resort had beautiful views of the ocean. The ocean access was easy. Easy parking. Easy check in/check out experience for the actual condo.

Cons: kid pool/splash pad was closed our whole stay which was my #1 reason for booking this resort; no warning or notification of this being closed before our arrival either so very very disappointing. My 14 month old would have loved it.
Elevators were very slow. Awful check in experience to actually get in condo. Condo was locked right up until 4pm. No luggage racks available because everyone was trying to check in and bring their items from their vehicles.
Most of the bathrooms did not have soap to wash hands.the lobby bathrooms didn’t even have dispensers.

The rental company was amazing I will absolutely rent thru them again. The rules at the pool are ridiculous, they make all children under 12 get out for 10 minutes every hour, they do not allow the kids to have dive toys or any type of toys in the pool, they have guards walking around the pool blowing whistles at the kids at all times for being kids! Not very relaxing. I would never stay at the Boardwalk again it is not kid friendly. I’m not a big fan of people yelling at my grandkids for being kids! I believe the money they pay these rude guards would be better served on maintenance of the grounds. Don’t stay here if you have children! Also they had the handicap ramp closed for most of our stay we have a handicap child in our group which made this very hard to get a wheel chair around. I believe this is a federal violation. We witnessed several parents having altercations with the guards they told a 10 year old that her bathing suit was inappropriate it was not, it was a bikini not a thong bikini just regular, never stayed anywhere that they told children what they could wear! Her mom was not happy

When we first walked into the condo everything seemed great however as soon as we started walking on the tile floors they were very sticky. After our kids were walking on the floors for a while their feet were completely black. The kitchen counter was also very sticky. I had to clean all of the floors and counters prior to enjoying our vacation.
Bathroom towels - the condo states it sleeps 9 people however there were only 4 full size towels provided which meant we either had to wash towels daily or use our beach towels we brought.
The balcony floor, railings, and furniture were extremely dirty. A cleaning fee is tacked onto the price so I feel the rooms should be clean on arrival.
Pool - it was nice having security around but it seemed that everything our kids did it was against the rules. It is very odd to have a swimming pool there but the kids aren’t allowed to jump in, or really even play in the pool without a security guard coming over. For the size of the resort there seems to not be enough hot tubs/pools to accommodate busier times of the season.
The kitchen range seemed to be a “smart” oven however we were unable to get this to work.
When I asked hospitality about certain things they just said they couldn’t do anything because it was owned by a private party.
Since this is a resort I feel that resort accommodations should be met - towels, etc.

I would not stay here again. In all the years that my family has traveled, I’ve never stayed in a place that had roaches. We washed the sheets as soon as we checked in because I always check the bed, some kind of bug on the sheet. Thankful I brought my own blanket. Walked in tonight and was greeted by a roach. My husband seen one last night crawl out of the stove burner. It definitely needs to be sprayed and it needs a really, really good cleaning, including the couch.

Room was nice and had beautiful view. My kids had a blast and so did we. We will definitely be booking here again next year for World Series. The only thing I wasn't thrilled about was the fact only 2 cars are allowed and 3rd car had to park in over flow which is a "park at own risk" area. Our vehicles are small and low to the ground so the over flow parking was not ideal for our vehicles. There is no easy access to condos from overflow parking area either which made getting luggage to room difficult. Allow 3rd vehicle to park in hotel parking at least. I also didn't like the fact we had to pay for the 2nd car pass, if 2 cars are allowed then why is there a fee for the 2nd car. Most groups and a lot of families come down with 2 cars if not more. Outside of the vehicle situation everything else was great and I would definitely recommend staying here.

Resort was nice. Unit 501 Upon arrival the air conditioner was out in one of the two units. Toilet was clogged upon arrival. These issues had to be known. It made for a miserable 2 days before it was fixed. Showers didn’t drain either. The situation was handled horribly.

The condo was great! Clean, nicely decorated and directly above the pool! We had a great stay! I only use Royal American Beach Getaway for every Boardwalk stay. If there are any problems they respond right away! Will stay here again!
