Sarasota Management & Leasing

We had such a good experience renting through Sarasota Management and Leasing. Everything was very thorough, thoughtful and everyone that I interacted with was amazing. Anytime we had a maintenance issue, it was promptly dealt with. Anytime we had a question, it was quickly answered. I would 1000% rent through Sarasota Management and Leasing again. It was nothing but a positive experience.

After a few good months with SML I have had nothing but problems the past few years. I have been double charged for contractor invoices and I was the one who had to contact the contractor to return the payment. Then they gave me the tenants cell number so I can schedule some plumbing work that needed to be done, what's the point of a mgmt company if I have to schedule work between a contractor and tenant? The tenant, now with my number, bypassed SML about an issue with a neighboring fence because they would not reply, then he contacted me again because the grass was not being mowed but SML was still was charging me for the work.
There are other issues but I'm sure no one wants to read a long list of complaints but I do have a kicker.my tenant vacated the premises and the SML manager Christy called me directly and said the property was clean and in great condition. The following day my new management company went to the property and they found batteries missing from the smoke alarms (which was a previous complaint and Christy said had batteries when she did the inspection), a dirty shower, a dirty AC filter with a hole in it, a dirty oven and dead bugs on the floor. I'm sure there will be some reply from SML here once this gets posted but I have all my complaints documented as proof if anyone doubts this review.

They are extremely quick to respond to maintenance issues and really go out of their way to make sure the owner and tenants are happy. Great communication! Very pleased with SRQ property management. They are prompt, professional, and really value their tenants and owners. I have been with them for almost 3 years and vacancy turnaround is minimal with market competitive rental rates. I highly recommend them!

They do protect the property owner (much more than the putz that I hired) but yet they have been both fair and responsive to me as a tenant.

They handled everything from communication with the HOA to transition preparation to maintenance issues quickly and professionally. I do not have to worry about anything. I would recommend SM&L.

Susan and her staff are always very sensitive and quick to ameliorate any problems that arise in a rental unit. This often includes making replacement decisions rather than just trying to patch up old, inadequate fixtures and appliances. My wife and I have been quite pleased with the quick service and attention to detail of any complaints that we have reported to her office.
