Fraudulent charges, fictitious tenant damage fees when you move out, anything to keep your deposit.

Extremely poor managment and leave the proerty uncleaned. For weeks there are no crews that come and clean the apartment complexes. They are also known to raise the rent. They never return the deposit in full.

I lived in a property managed by them for a little under two years and it has to be the worst company to live under. First mistake I made was moving in “sight unseen” because I was coming from out of town. They stated that the place came with a W/D on pictures and videos… it did, it just came with one that did not work, so I want to warn you that you should check it out before you sign the lease because it will have to be repurchased by you. Also, when it comes to maintenance whether you notate it when you arrive or later during the lease, you must pay the first $100 of each visit, and if they think something was severally damaged you will have to pay for the whole thing. They will charge you for normal ware, and tear for instance replacing, AC grills (which I did not know what that was until the charge) because I didn’t send them an updated picture monthly of the AC Filter even though it was changed. Please make sure you send them a brand new picture of the replaced filter every month or they will find a way to say you lacked upkeeping. Next they rarely, if at all answer their phone, you will have to only email them if you have concerns and even then you will need to be persistent. Please make sure you take your time in deciding to work with this company and all of the stipulations because it can become very disheartening and I would not want anyone to end up like me just to name a few issues. I really wished I read reviews beforehand.

Management has always handled issues promptly and follow up after repairs. Never had any issues in 3 years.

Newer tenant, so far fairly good. A couple of minor hiccups, but I like that there are actual local people I can talk to. Looking at places was a little easier and they were a little cleaner than the big national property management companies.

Absolutely Terrible Customer Service! You can never reach a live person and they rarely return calls. On top of that they will randomly send you a bill stating you owe for a repair they did and then refuse to give you any documentation showing what the repairs cost. STAY AWAY FROM THIS COMPANY AT ALL COST. If you are a property owner you will lose tenants due to them. I will move my company to another location at the end of our lease solely on the fact that this company has been nothing but a nightmare to work with!

I just moved out of the Suwannee location granted I didn’t deep clean it and the blinds were messed up. This house was never updated from 1920 and they spray painted the fridge so when I moved in it peeled off to a horrible brown spots they say I’m responsible for I have pictures of the fridge from 2 and half yrs looking like this. Then the floor paint peeled off. I offered to buy a new washer because the one there was broken so I paid their incompetent repair man 100 and it wasn’t fixed I didn’t want to keep paying for that when I could have gotten a used washer for 150 so I had to rig the washer all the time to finish the cycle. The string from the fan broke because the house was old they say I’m responsible for. They tried to have me pay for a repair because the ac guy put a bigger unit in it and the door wouldn’t close, I said I’m moving out in 2 weeks what the hell? They want to go this route I will be contacting Florida renters rights because they quit responding to my repair request and that’s against the law I repaired many things on my own. We all should do a class action suit on them for not repairing anything and taking all deposits and saying we owe more. And the electrical wiring was dangerous also that was the reason no one would rent that house before me I didn’t know any better. If I read the reviews before I moved in I would never rented from them, every other landlord told me what a great tenant I was an refunded me the deposit, why deep clean when they are con artist? Your not going to get your deposit and probably owe a balance. Hopefully these reviews will put them out of business!

We rented a house from them. They weren't bad to deal with although the little thing that came up I just fixed or replaced. My issues were after we moved out and the security deposit.

F. Adam’s is RUDE, has no customer service, unethical and the list can go on! I can’t wait to leave this company! Love my home, just not the company!

Went through this place to rent where i live and the parking is horrendous. The staff wasn’t clear where i or my visitors should park and a car of mine was towed. Now I’m out $170. Please be more careful when explaining to tenants on the property where people are moving in.

If I could give 0 stars I would. This company does everything in their power not to give struggling families their deposit back. I have always paid my rent on time for 4 yrs only being late 3 times in the time period. Whenever I had a work order yes someone came but fixing a huge issue was never done. The refrigerator was out dated and the stove definitely was old. 3 small burners and 1 I have asked for them to replace the stove many times and never was done. Over time there will be normally wear and tear but I kept that home in good shape. To get a letter that my deposit is being kept and now I owe a balance. I have never ever had an issue with any landlords. Stay far away from this company respectfully

I have rented from these guys for about 7 years now. They have started charging me 100.00 per maintenance request. Some of the issues were here when I moved in, I should no be held responsible for. I am retired and can not afford these charges, especially with rent being raised close to 400.00 in the last few years. They no longer take calls, when I emailed them 2 times, no reply, so I reached out via their maintenance system. I finally received an email stating they now work evenings and do not have access to phones, really? This is so impersonal. I feel like all I am to them is an address. This is such a sad way of doing business. Not everyone is rude, not fair to the ppl that aren't rude. The way this is being handled is so unprofessional. As far as maintenance it is not always completed to satisfaction.the place I live in has termites which they only put a bandaid on. My washing machine drain backs up, these issues were on going on bf I moved in, why am I paying 100.00 each time this happens. There has to be a better way. We've been good renters, and have NEVER been late on our rent.

I am going on my fourth year in my house i love renting with sensible property! They are very accommodating when you need them to be, also whenever there is a problem with maintenance, they are very quick to resolve the situation.i think i will be renewing my lease for a fifth year

If I could give them less than 1 star, I would. This company is corrupted & f-ed up. Literally worst experience of my entire life, and I've stayed in a lot of rentals in the Tampa/St. Pete area. Let's start with my water & electric getting shut off because they forgot to pay their bills? These utilities were included in my rent. Then when I complained about it, they started charging me for utilities, but not every month & they could not provide documentation. This was a duplex with 1 meter, so there was no way for them to determine my utility usage, they just charged me what they wanted, when they wanted, and then threatened eviction when I didn't pay for the utilities that were supposed to be included. Want to speak with someone? Don't bother calling the office! They will not answer the phone. They all hide behind their computers & nickel & dime the tenants. I didn't even receive HALF of my security deposit. For reasons like: replacing a lightbulb (isn't this a landlords job anyway?), "housekeeping throughout" even though I hired a cleaning lady to clean the apartment - I even saw it after she did & it was spotless. Literally PATHETIC. I would have rather been homeless than give them my money. Best wishes to you all, I'm just glad we live in a world where karma will dish things back 10 fold.

DO NOT RENT from them! They should call this place Stress Property Management. Worst leasing/property agency, not willing to fix TERMITE issues with properties for over 30 days! They are impossible to get ahold off. When you call the phone goes straight to voicemail. You will not receive a call back. You are not able to get a direct phone number for anyone including managers. If you ever do hear from them no one will be able to answer your questions. The apartment I was living in had TERMITES! It took them over 2 weeks to even send someone out to confirm it was termites. After that the pest control was willing to come back in a couple days to tent the apartment. Instead the property management “stress free” didn’t tell us what the plan was or give us a date. After 30+ days there was no plan or date for extermination, and no one could answer our questions on when this would be resolved. The apartment has termite poop falling from the ceiling constantly, and the property office still dragged their feet. Worst of all we found out that the apartments right next to ours already had to be tented for termites one year prior. They continued to charge us rent and charged us 2 months to break the lease for this termite invested apartment.
