Dishonest and not upfront. When I first purchased my home I made sure to ask them to apply my full Sellers concessions to the cost, which they did, written out in the paper work. On the day of closing, they told me it could not actually all be applied, which while accurate, felt intentional that they had hid it before. They also estimated my payments year 1-30 but conveniently forgot about the Save Our Homes act that way limiting taxes and would change in year 2. These are things lenders should know about and not hide.
