Overall for the price of the room it was nice. Be very careful when booking. I saw that the room total would be 188 total, but was charged 215 for tax. I though that was in the total but was later informed it was not. The women who checked me in kinda seemed like she had a bit of an attitude. Did not inform me of where amenities were on property or that the reusable portable dog bowls in the room were not free gifts. I was charged $13 dollars for taking them home. The room was clean, I did notice at too late of a time that the sheets were dirty. Almost like someone dragged the sheets outside. Id only recommend staying here if you want a nice cost hotel for a short stay.

Very nice hospitable place to stay. Book direct for the best deals. The breakfast is plentiful and good! Will stay here again when visiting St. Augustine.

This was the best ever smaller, family type hotel I have ever stayed at and I would absolutely stay there again. The breakfast was great and above the usual hotel breakfast, the rooms were clean and the staff was very helpful. Honestly I don't usually stay in 2 star hotels, but the reviews were so much better than the big chain 3 star hotels that we decided why not try and the positive reviews were definitely right on.

We stay here every time we visit St. Augustine. We have always found it reasonable, convenient and clean. The beds are comfortable and The pool is refreshing. We always request a room on the back side so it will be quieter and are always accommodated. The best thing is the hot breakfasts! Food was good, coffee was hot and it was filling! I would highly recommend Southern Oaks to everyone!

The showers had no air circulation and it got so steamy you felt sweaty as soon as you stepped foot out of the shower.the beds were good but they was hardly any outlets.it definitely wasn’t high star.

The hotel was close to everything and provided transportation to historic downtown although we did not use it. The rooms were clean and nice. The front staff very friendly. The free breakfast was great. The one down side was that I requested a first floor room but none were available. Even though I just booked the room a week prior, a few days before arrival, I got a text informing me the parking lot was being resurfaced on the pet friendly side which is where I was. Had to park in an “overflow” area which was a grassy field. Hauling luggage across that and the broken up parking lot was not fun. The noise from the workers and smell of the lot being dug up and run over was a bit overwhelming. The dog was scared to walk across to go to the dog area. Had I known the parking lot was being redone I would of chosen another hotel.

The service was exceptional. The shuttle to downtown was convenient. There's ample parking so we were able to put the car directly outside our room. We enjoyed the hot breakfast. Our room was clean enough where, as a person who hates dirt, I felt comfortable walking barefoot in our room. The bed was comfy. Our only issue was with the shower curtain, which was hard to keep inside the shower itself. That's a picky complaint, though. We'll come back.

Stayed for 2 nights rooms were very clean with plenty of towels coffee maker mini fridge and microwave was also included in the room and the hotel clerks were nice. They also offer a full breakfast options in the dining area from 7am -10am

The price is nice, rooms were nice, pool was nice. There was a terrible smell in the lobby at the front desk? What I did not appreciate was I just traveled 12 hours straight been awake over 24 hours. We arrived at 10 am little early for check in. We told them about our travel, and we were tired and hungry. People were going in to eat breakfast, we asked if there was a restaurant. At that time I thought they would say go on in and have breakfast. In stead they directed us to a restaurant down the road a couple miles. I mean really I am getting ready to stay here and you can’t feed me because I haven’t checked in yet. RUDE!

The day we arrived the person at the reception was not friendly at all and I was disappointed in the place. They should notify Before the client makes the reservation that they are rebuilding the parking lot and it is not only unpleasant to look at, but also uncomfortable. I was informed of this by text message the same day I arrived at the hotel, it should not be.then the morning after our first night at 9 in the morning noises were heard, it turned out that they are remodeling rooms next to where we were.please, at that time hammer the walls, NO. The rest of the staff is friendly, the breakfast is decent, the room was clean and the location is good. I think the hotel's references are better online than it really is. I would give it 6.5/10 and not 8.5 as it appears on Booking.

My wife and I were there for 4 nights. Room wasn't bad, we found the bed was to hard and the pillows to soft for our liking. The room wasn't cleaned the first day so we asked the desk and they said they weren't sure if we had a pet, we didn't. After we got that cleared up room was taken care of. The breakfast was good and the pool was nice. The location was awesome being less than a mile from the historic areas. We will stay again and we recommend it to others.

One night there, road trip with our bud. Very accommodating for dogs! Rooms are clean and simple. Great on-site dog park. Shuttle to historic district. Yes I would recommend!

I stayed there last year you could see daylight under the door and that made me nervous. It wasn't filthy but not clean either. It was also very expensive in my opinion for what it was.

I chose this hotel because of all the good reviews and was sorely disappointed. Bathroom was not clean, shower drain stopper was moldy, air conditioner unit was leaky and we found a puddle of water in the floor next to it this morning. Breakfast was pretty terrible the "hot" items were not hot, bagels were hard/dry/stale, I didn't bother try anything else. It's a no smoking hotel yet people were smoking on the balcony above us. For $200 for one night I could have easily saved myself $100 and stayed at a cheaper hotel with no breakfast and been happier with the experience.

This place is actually very clean and pup friendly even though it is only listed as a two-star. BUT, you will be eaten up in fees. Most places provide a swimming pool, free Wi-Fi, and FREE continental breakfast, this is not the case here. However, I am a smoker and while there is no smoking in the rooms or breezeways there are a bunch of designated areas for smoking.

Really enjoyed everything about our stay. Fabulous breakfast. Super clean rooms and wonderful staff. Shuttle to downtown is great with drivers that are so nice

I’m not sure where the positive reviews for this place came from. The absolute only positive is that they are pet friendly. The floors of our room were so dirty on arrival our feet turned black within minutes of arriving. There was hair, dust and dirt in the corners and along the baseboard. They provide an old, worn dog bed and very cheap travel dog bowls, but warn that you’ll be charged if you take the bowls (I recommend hitting the dollar store where you can get the same ones). They were paving the parking lot, which wasn’t a huge deal for us, but as we were leaving they were sending out texts telling people they were going to tow their cars. Considering most of the people staying seemed to be older and likely went to town on the shuttle, I thought this was showing some poor judgement. But the worst part was that while booking, we paid a $28 service charge. High, but whatever, we knew about it. Then when we left we received a charge on our card for an additional $25. Called to ask what this was and they said it was a service charge for “amenities. ” When asked why this additional fee wasn’t shown when booking, the lady said that it shows up after booking. Keep in mind this is literally a motel. They have a small pool. I can’t imagine anyone spending $25 let alone $53 to swim in it, let alone while they were literally paving around it. Do not make our mistake and spend $150 on this absolute dump of a property.
