Thanks to Nicole for going out of her way to assist me in times of need. In my experience, she has stepped up all the way to the plate and extended herself fully. Thanks also to Tom. My recent plumbing issues were stressful and he was there to do all that he could to help.

Sovereign and Jacobs has been managing my unit for 2 years and I have been very pleased with all. Jamie has been especially helpful overseeing the management team in place and taking care of any concern I have had.

This is the WORST management company I have ever encountered! Everyone in this company is rude and has zero respect for homeowners! Run away from this company as fast as you can! Our HOA finally got rid of them and we love our new management company! Lots of happy people in our neighborhood now.

If you are considering using this company, STOP!

Details are below, but the TL/DR is – you are better off handing your unit over to a bunch of raccoons than trusting this company will have your best interest in mind.   Hiring this property manager is MORE work than doing it yourself and will leave you utterly disappointed.   Look elsewhere.

I used this company as my property manager for a vacation rental, and the one thing this company does consistently is disappoint at every possible opportunity.

It wasn’t always the horrible mess it is now; something changed, either a management or ownership change; I don’t know, but to say it was a night and day difference is an understatement.   One day, it was great; the next, it was awful.

Do you like your property manager to return calls and voicemails?   This isn’t the manager for you.   At least 15 of my last requests for a call back went unanswered; I finally had to physically drive over and walk into the office to get answers to my questions.

Do you like getting updates on booking changes?   None of that here either.   I had multiple regular renters cancel with no contact from S&J to let me know if there was something they were unhappy with that I could have remedied, and to boot, the canceled weeks were left blocked on my calendar until I enquired.

Do you like getting what you paid for?   Look somewhere else.   Even though I had two full sets of linens for my unit, this company made me purchase new ones, which was fine, but when I decided to sever our relationship (the best decision in my LIFE), they told me they would leave the two sets that I purchased in my unit.   They did not.   Granted, I did not immediately travel to my unit to check, assuming they would fulfill that obligation was my mistake; when eventually I revisited my unit several months later, I found there was no second set left behind, again I needed to walk into the office to get a response and was told I had missed some window of opportunity for this company to make it right.

Does cleaning your own unit after being charged for a cleaning sound like fun?   Well, here is where this company can help.   Apparently they had an issue with a cleaning employee who was not doing a good job and they never re-cleaned my unit after firing them.   I showed up for vacation and spent the first part cleaning the whole place.   This was one of the above-mentioned non-returned call situations; when I called to ask if I could receive a refund for a cleaning, I had to walk into the office to get the answer of “no”; again, I missed my window of opportunity.

How about having someone enter your unit unauthorized after your relationship was severed? That happened, too. While on vacation, I heard someone attempt to enter my unit using the code. I had changed it, luckily, so they were given the indication that the code did not work, but they tried the unlocked door and walked in anyway. When I told S&J about this incident, they seemed totally nonplussed by it, like it happened all the time, with no apology, no further questions, just wholly unaffected. When I mentioned how surprised I was at their reaction, they were surprised I didn’t file a police report. Maybe they have a point, but when you dealt with the kind of incompetence this company exhibited time after time, I thought of the old phrase, “Never attribute to malice that which is adequately explained by stupidity, ” and at the moment, as angry as I was that someone entered my unit, it was much more plausible the S&J did something stupid than someone attempting to break and enter. Each interaction with them after that proved my point.

There are plenty of options to do business with; please save yourself the trouble. I stayed with them way longer than I should have; if I could steer just one person in another direction, it would be worth my pain.

I would like to give a huge thanks to Nicole Attebury for her excellent service she has always given. Being in the Real Estate business I correspond with many Property Managers and Nicole is absolutely most efficient with her quick responses and actually answers her telephone most of the time. She is very personable and professional. I always look forward to working with her when I have a listing she manages. It helps make a smooth transaction for all.

This management company does not support the owners in the HOA. They do not enforce HOA rules (pictures) and actually support tenants’ rights rather than protect owners that pay for their services! They have allowed our community to be overrun by bad renters. They fail to provide adequate service to protect the community that hired them.

I had a wonderful experience with Sovereign and Jacobs! The staff is exceedingly friendly and helpful. The front desk wasted no time when retrieving the information I needed.

Sovereign and Jacob’s helped us book unit B102 at Seaside if Anastasia. What a beautiful condo in the perfect location. We thoroughly enjoyed our stay in this spacious and clean condo. All the amenities you need are available in a peaceful and quiet setting. We’ll be back for sure. Special thanks to Jamie at Sovereign and Jacob’s for finding this gem for us. And for making the booking process seamless.

If your HOA is handled by this company, don’t buy that house. They don’t inform you about upcoming payment and how to pay for HOA, and then they wait for good period of time and then charge crazy amount of late fees. They send “final collection letter” as if they have sent payment requests previously)
Honestly, I love my new house but I would sell it just to get rid of this annoying company in a heartbeat. They don’t know how to handle customers. If one weed from your yard is outgrown, they are there with photos and notification letter, but they disappear when payment time is approaching.

The experience with this management group has really made what should be an exciting time in our lives, a very frustrating and difficult time for us. We purchased a second home in St. Augustine and Sovereign & Jacobs handle the HOA fees. At closing, we were told we would be receiving information on how to pay our HOA dues. The first communication we received from them was a letter that they were sending us to collections. What? We hadn't even received any information on how or where to pay the fees! Several phone calls to discuss our situation with them fell on deaf ears. Nicole Attebury seemed to want to help us but in the end, was not able to do so as our account went to collections. This company is very incompetent when it comes to what they are doing. In the end, we payed twice as much as our dues were because Nicole and her staff don't understand how to treat a customer. They just want their money.

We absolutely love the condo we rented.best panoramic views in Crescent Beach. And Austin the property manager responded quickly to our questions. Super clean unit, lovely receptionist at the building. We are staying again next year!

I have been using Sovereign Jacobs in St. Augustine, Fl for the past few years to make my vacation rentals, and the have been very pleasant. They are very helpful and provide a great service at a goo value.

Have been going for 16 years to a 2/2 condo but have grown young adult kids now and needed more space. Found Sea Winds by chance and enjoyed having 3 rooms & 3 bathrooms (which is key) as well as a short easy walk to the beach. Just booked same property for summer of 2024. Austin is a pleasure to deal with in booking the property and we are looking forward to staying there again.
