Where do i start,

GERMAN ROACHES. Infested in every apartment. Terrible maintenance along side non existent pest control that you pay for.

Management is terrible, very unresponsive and will cost you more cause they don’t care. Don't bother emailing, they do not respond. Read all the fine print I swear!

Front desk never picks up the phone either. Before they wouldn't even let it ring once before they picked up, now you have to call 8 times to get someone who answers mad at you.

BLACK MOLD EVERYWHERE.

Overgrown grass always with incompetent grass people. When it does get cut every 6 months that is.

ANTS AS FAR AS THE EYE CAN SEE. Whole bushes of them. Holes from dogs in dog park. Apartments are terrible.

Also most of these reviews are from people who worked here. Management is writing these reviews. Bobby, Alyssa, pretty much most of them. Worst property management company I’ve ever had. Good luck renting here. Enjoy your $3k piece of garbage. Also enjoy your hidden fees. “LIFESTYLE FEE’s” are what they call them now

Just moved in, super clean apartment. Everything looks new. All the staff is very friendly and on the ball. Lane and Hannah did a great job with the process especially since I was out of state moving to Florida. (Katheryn helped a lot too). When moving in I noticed my washer wasn’t working and Justin had it going with in 6 hours of the call. He’s friendly and professional! All and all 5 Star service. The community is really quiet and I look forward to living here.

Lane and the entire office staff were so helpful and amazing. She walked me step by step through the entire application process.
The entire staff are always very friendly and courteous. After I moved in, I had some small issues in my apartment, maintenance was out the next day and fixed everything, awesome job. Great group of people.

James in maintenance is awesome. Always goes above and beyond. Requests are completed next day and sometimes even day of. Give this man some love!

Don’t even bother with this money pit. The apartments are smaller then the units they show you, and they really couldn’t care less about their tenants. We’ve always paid rent on time for two years but when the hurricane hit and no one could work for almost a week due to flooding they were extremely unsympathetic. We told them rent might be a few days late and we thought there would be a grace period due to the flood but they gave us 3 days to leave or pay. We just recently moved out and now we have over 1800$ in “repairs”. They charged us for water/trash/sewer per day of our last month even though it’s supposed to be included along with 100$ pest charge even though they have no proof of pests. Crazy over the top fees for wear and tear, 250$ to repaint, 150$ to replace a set of blinds, and they redid the bathroom for close to 350$. So many more ridiculously high prices for simple things. I promise there’s better apartments out there but if you aren’t rich don’t move in here.

We love it here at The Springs at Port Orange! Everyone is kind, approachable, and professional in all aspects. Little things that come up are resolved quickly.

My family and I enjoy the beautiful community here!

I want to give the maintenance man JAMES the best review possible.

James goes over and beyond to help! He’s always friendly, patient and helpful.

He provides excellent customer service. He is very prompt and professional.

I've been a resident at Springs for over a year now, and I enjoyed it so much I signed another lease! Lane and her team (Hannah, Katheryn, and more) are so patient and helpful, they went above and beyond to ensure that I stay another year with them. They are more than happy to assist and answer any questions you may have. Bless Lane's heart, she basically held my hand through each step of the application process and made sure everything I needed was thoroughly taken care of.
Thank you all so much for being so amazing! You rock!

I am a current resident here and wanted to transfer to another unit in Springs after seeing a quote for a 2 bedroom unit. I emailed the property manager with the screenshot of the quote and my intentions to transfer (last Sunday night) ; visited the leasing office in person (on Monday) ; and was told that we could transfer and that she (Lane) would email us with details later that day. We received no email. So we called and also visited the next day. We were again told that we would receive communication that day. Nothing happened. This went on for AN ENTIRE WEEK. And then this week, when I visited again, we were told that since current quotes have changed, they would give us a new quote that is $200 more than the original quote we had been trying to get the office to transfer us for last week.

Why is it our responsibility to have to pay a higher monthly rent quote when the office staff are the ones who couldn’t properly handle their work? The service and work management shown by the entire leasing office here has been extremely unprofessional and absolutely terrible. Now they’ve started ignoring us, shutting the door on us, and refusing to talk to us. Mind you, we are still residents here. Yet, they handle the problems of other residents who just walk in while they make us sit and wait for an appointment time.
The level of unprofessionalism is absurd here, and I have never seen such poor management. All I have gotten at this point from the manager and staff are excuses and people blaming each other for not getting their work done.

This is the highest level of unprofessionalism in any industry.

Lane, Hannah, and the rest of the Springs team are all fantastic! They are always so helpful and friendly. The amenities and facilities are fresh and beautiful. The residents here are very lucky! I appreciate you all!

I recently toured the community & loved it. Beautiful layouts and amenities. We are currently still in the process of selling our home. But once we are ready we will come here! The staff was very friendly and made us feel right at home. Will definitely provide updates once we hopefully move in soon

James on the maintenance team is amazing! I went to the office around 11am about my broken AC and he was at my door within 20minutes. He had the unit fixed in less than 10 minutes and was very pleasant and personable.

Had the wonderful opportunity to meet and work with Lane a few days ago. She’s the sweetest person I’ve ever met and soooo helpful! Definitely keeping this complex on my roster just because of her!

Don’t even waste your time here. Pretty far from luxury.

Go elsewhere if you actually want to live in a luxury apartment.even having new management it's still unprofessional and not luxurious at all

Still sucks

Not a fan. Wouldn’t recommend to anyone, not even someone I hated. Staff is selective of who they are actually professional with and kind to. I’ve spoken to a good amount of residents (more than 6 people specifically) who all have had a mouthful to say about a specific staff member. Seems to me like the springs needs to reevaluate who they hire as the face of their brand in a complex. Also for a luxury complex you would think they would hire an actual gardener. Take a walk around and see how many enormous weeds you can count (this speaks loudly of the company and effort put in.) Nothing luxurious about this place at all. Find a better complex to live in.
