Never happier to be rid of this horrible place! Spent 5 years of torture there. Horribly unorganized, unreachable office hours and horrible manners, no service skills whatsoever. They never fined those who constantly left their cans out but I had a missed pick come and they got me. I had a tent in my property barely above the fence for medical treatment when covid happened, I was fined. But everyone else had all sorts of stuff well over the fence, including totes. Worst experience for 1st time buyer ever! Hope no one needs outdoor repairs its takes several months and consistently calling them for any attempt made. Side walks not maintained, cracked and uneven mostly covered in animal poo hazard for most.

I been here for 5 years. One of the worst HOA offices. Nasty, and never helpful. All they do is take, take and take. Increasing HOA fees every year with the same results. When they want something they contact you faster than I can change my underwears. But when the homeowners need some thing it takes a century to get it resolved. They always argue with you and in denial about everything. There's about 700 units here for $425/month and no one knows where the money is going? Sounds like a socialist agenda to me.

The office is NOT hours friendly for homeowners or residents who have a job. Also, the little office on property would rather mail my fees check back to me then contact their accounting office and find a way to get the check across the street.
Fees are increased every year and no benefit to the property. Maybe they should pay someone to work a half day on Saturday and /or be on call for appointments for people who work.
Another suggestion would be to invest in Christmas decorations - Sunset Trace shouldn't bother to decorate compared to Martin Downs sister properties. Embarrassing.

Nasty. Terrible attitude. Treat owners and seniors condersendingly. Verbally abusive.

They just harassed by 76 year old father I believe they call that elder abuse.

If I could give this HOA zero stars I would. They are extremely nasty and very unprofessional. If you have kids or grandkids you will not be happy with the way things are run here. If you have a choice i would not want to buy in here.

I have been living here for 3 years. The HOA complains about everything. They think everybody here is retired and do nothing at all. Office hours are not working people friendly. Office does not comply with schedule. Maintenance is very poor.
