I applied last week. Paid $100 for the app fee and no one will return my calls. I’ve called several times and emailed. I will be disputing with my bank to get my money back.

Don’t even waste your time! The front office doesn’t communicate with each other whatsoever! They lie and tell you what you want to hear. Spent 700$ to get an apartment that had a leak, then to be pushed back weeks from my move in date just to be told they’ll give me a different unit but with no compensation. Truly a joke! Please don’t waste your time or money. Location is the only thing winning for that place.

Kasi did the most amazing job with the pool party. Our pool was closed for a long time and she made such an effort to make the reopening special for all. We are lucky to have Kasi looking after us.

Edit to my previous review:

This place has the potential to be what it was when I first moved here. We just need consistency and open communication. Lindsey let so much go and we ended up suffering for months because of it. The pool and elevator were both down for 2.5 months. Only certain people received concessions for whatever reason. The treadmills are finally fixed too, but the gym is definitely still lacking. The photos of the dirtiness still apply. My building was always the cleanest but lately there’s been no cleaning and the bugs/mosquitoes are out of control. It’s hard to keep consistent employees here. They’re lucky to have Jordan and Kasi who have stayed through the tough times. I will say Jay was a major upgrade to Lillian. I appreciate that he actually replies to emails and addresses our concerns. There’s still tons of things that need fixed, but they’re going to increase rent by 10% at renewal anyway? That makes zero sense to me. It’s nicer than some places, but it’s by no means luxury. It’s a step up from the Ridgeview down the road but the apartment appliances and finishes are exactly the same as that place. Cheap!

Trisha is a great Community Manager. I live across from the leasing office and I see her truck there every morning as I'm walking my dog at 7: 30a. She's a hard worker. Although she has only been at the property for about 3 months she has made great strives. Just recently we had a pool party, and it was AMAZING! My building's elevator was down for some time. She made it her business to personally call me to tell me that the elevator was finally working and that she appreciated my patience and how sorry she was about everything. I thought that was very kind of her.

It’s a shame this place has went downhill so quickly. We hoped the change in management would make things better, but the new property manager Trisha is so rude and condescending. She’s never available to residents and it’s pretty clear she does nothing to help with resident events or even listen to the resident feedback. The pool is FINALLY fixed after 2.5 months, no concessions were given. The gym is finally functional again as well, again, no concessions given for the months we went without. If you really look around you’ll see the grounds are not well maintained, fleas and fire ants are a constant problem. I know this is Florida, but I’ve lived in other communities and never seen anything like this. The gym equipment is outdated and rusty, the dog park is literally so rusty that items including a bench have fallen apart. The clubhouse would be cool if it were actually available to residents 24/7, but nope can’t do that either. The elevator in Bldg 1 has been out since July with no estimated date to be fixed. If you’re looking for luxury, this isn’t it. You’ll get budget finishes, cheap appliances and the worlds smallest refrigerator. Jay was a good addition, but whoever decided to bring Trisha here was clearly mistaken. Her attitude is unprofessional and her wardrobe is even worse. Mini skirts with pumps, chest hanging out and bright pink eye shadow is not what I’d expect to see from a property manager. As others have said, it’s not luxury, not worth the price and definitely not a “gated” community. Expect a renewal increase of 10% or more if you choose to stay. If you’re looking for budget “luxury”. Go to The Courtney or The Vue. If you want real luxury, check out Rowan Pointe (formerly Livano), Allure at Gateway or Satouri. If Inland really wants to turn this place around, maybe they should be more present OR pick better choices in management. Jay would’ve been a much better option. Don’t bother responding with the bogus “please contact the office with your concerns”. The office has been contacted several times, including corporate and NOTHING has been done.

9/16 Update:
Pool is still closed and elevator still broken. There’s seemingly no end in sight. And of course……. We still have not received much communication around timeline. The last update we received was end of August where they stated the elevator would take approximately 12-15 WEEKS due to needing ONE part. I mean…. WHAT? ! So over this. Any recent 5 star reviews are complete lies or straight delusion. This place sucks.

DO. NOT. MOVE. HERE.

First, they had the audacity to raise our rent 18%! Absolute ROBBERY. We eventually negotiated down to about 12.5% after a month and a half, but anything over 5% in my opinion is straight greed and so unethical. I’m still pissed about it.

Second, we’re currently dealing with a pool closure, in the dead of summer in FLORIDA, for a month now and no accurate information of when the resurfacing project will be done. Why these people didn’t wait until the winter is beyond me. But sure, keep charging us for amenities we can’t use.

Third, the elevator in my building has been down about a month as well. Similar to the pool situation, except way more important - ZERO information communicated from these people on when we can expect it to be fixed. Apparently it’s being replaced? In a building that is only like 4 years old? ODD. This is absolutely a legal necessity, and how there hasn’t been more urgency around this is baffling. I’ve personally been in touch with the county inspection office, and will be taking their advice on the next step of contacting the city of Seminole code enforcement as well as the county office for consumer protection. I’m not playing around anymore with the incompetence and lack of communication when people NEED an elevator. Unacceptable.

Lastly, this place is filthy. Our breezeway is disgusting - the ground and walls have spills, dirt, food - anything you can imagine smeared everywhere. And they call this a luxury apartment. LOL.

I’m livid that we already resigned or else I would be OUTTA here in a heartbeat. Save your money and sanity. Rent elsewhere, immediately.

This place really deservers 0 stars but that is not an option. Where to begin. First management is quite possibility the worst of any apt bldg I have ever rented in. Trish is rude with the residents and does not communicate at all. Maybe as an apt manager get out side and walk the property once in a while and see whats going on. We have had more maintenance turn over I cant even keep up with who is new and who has quit. (alot have just walked out) The pool has been closed since July and no opening in site, the elevator in our bldg (1) has been down since July and no one can tell us anything. Who has an elevator down for months in a bldg with 4 floors with older residents. Some residents are carrying down the older ones who cant do steps. And then the cake topper is that some of the residents are getting money off their rent for the inconvenience and others dont even know about it. The communication in here between management and residents is terrible. There are too many choices to compromise and stay here. Go see the Rosery, Livano, Boulevard. The rent is cheap because thats what you get. I didnt even get into the cleanliness of the buildings and the property. DONT MOVE HERE Trish was a terrible replacement. I think management needs to do a better in hiring. Under cover boss here comes the ADDISON

(Kayla Hurley) -I have been living here since moving to Florida and I have to say it is the best rental experience I have had. I had a horrendous renting experience with an apartment complex in Indiana and The Addison just blows them out of the water with customer service. Also TRISHA is extremely pleasant and goes out of her way to answer your questions and help you out! She really takes pride in her job and is a huge help! Every rental property needs staff like her!
To be honest, I do not have the same experience (at all) that some previous reviews have said. Unfortunately, there has been some issues with the pool and elevator (both were struck by lightning) that they have had to fix, and I have personally seen the concern from the staff and the urgency to get these things repaired. Unfortunately, some people do not see that there are things beyond the staffs control, such as lightning causing damage, no choice in when things get fixed, etc. Everyday I see the maintenance guys working around the property in this Florida heat. I believe that they keep us informed with everything that is going on (have never seen another rental property do this).
Overall, I wouldn't want to live anywhere else around here!

DO NOT RENT FROM HERE! I have lived here for one year and the elevator in my building has been down 5 times. This last time has been five weeks. Also the pool has been drained and sitting with no work being done to it since 7/21 and the sign says reopens on 8/29. I won’t hold my breath. They are not giving us a time frame for the elevator. I have spoken to corporate as well as the office staff many times. Corporate slipped and said it could be 20weeks! Seriously? I can’t believe you can’t find an elevator company to repair or replace this. Makes no sense! There seems to be zero urgency! Not to mention the rent here is high and we pay for a “luxury” experience but it is far from that! The least they can do is keep us informed regardless of whether they think they need to or not. Shame on corporate for not fixing this. They tell you they will let you out of your lease to move but who can move from the third floor with no elevator? You can relocate until it’s fixed but they will accommodate you with about 75.00 per day off your rent but only for a short period of time. It’s a joke!

They deleted my last honest review, so I’ll try again. Reviews are often relied upon, before making important decisions, which is why I’m leaving this one. From the online photo gallery, and the outside…the place looks inviting, so here’s the inside:
Swimming pool - hasn’t been open for swim in weeks (it’s summer) - front office states it “won’t be fixed for months”, and pool grounds aren’t even maintained well when it was working.
Elevator - one in a nearby building has been out for weeks (happens frequently - sometimes from lightning, other times from defects) - office states it won’t be fixed anytime soon - so those with certain health/physical limitations.are either stuck in their unit, or have to struggle with stairs.
Hallways and stairs - many dark stains and debris throughout. Wasp nests all along outside of windows, so having our windows open in nice weather isn’t an option.
Gym - cleaners sometimes clean while you’re working out, which can be a distraction to be vacuumed around, or inhale their intense cleaning solution.
Clubhouse/office - has a strong musty water damage odor, which are also in some buildings/units, which they will cover up, no matter your signs/proof of moisture and mold.
Bugs - The moisture causes silverfish, which eat holes in clothing regularly, and find way in the kitchen cabinets, and bathroom. Spiders, ants and termites inside unit daily. Wasps, ants, and fleas (have no pets) find way into screened patio through defect holes, which they won’t fix. Meanwhile…residents pay each month for ‘mandatory’ exterior pest control. They’ll bring pest control inside when you complain, but that does not resolve the issue, either.
Air Quality - Although they provide free a/c filters, the filters may be too cheap for the poor and dirty air quality in certain units, so you may have to purchase your own good white ones - which may turn black in just weeks (happened to a few friends who lived here) - gets expensive, and concerning.
Rent - increases a good amount with each lease renewal.
This place was good, before new management took over, forcing out some of the best staff and care I had ever experienced. Now…to us, it’s a disappointment here, and not healthy. Plus paying for some ‘luxury’ amenities which aren’t even available to us.
Say on reviews to stop by office to talk or that they’re here to help, but that’s sometimes for show.
And this place is ‘gated’, yet there are 3 public access doors which are unlocked at all times…

Apartments were built very cheap and not luxury at all. You can hear every single foot step from above and sometimes rattles the light fixtures. You can hear when they vacuum and when they run their blender. One of them wakes up at 4am. So do I now! A neighbor showed us where previous tenants left lots of broom stick dents in ceiling. We never went that route because I always assumed the ones above would win.
Appliances are very cheap quality. We don't use dishwasher, it doesn't clean dishes. Smallest refrigerator I have ever seen. Washer and dryer junk and both needed repairs since we have lived here.
You get pee'd on! When someone above you is going pee it sounds like it.
Fleas are also a major problem here from all of the dogs that live here. We have two small dogs and I spend sometimes $200 per month on topicals, flea sprays and flea baths. If you have a dog on the banned dog list don't worry you can bring it. There is two pit bulls that I know of that live here.
They will enter without notice. We put in work order for sink faucet and without notice the grounds keeper (why) and some burly bearded guy just came in while we were not home but my 14 year old daughter was. She slept through and didn't know. I have cameras so we knew.
Management is extremely rude.

Beautiful apartments and location. Rent is high, as is anywhere else in the area. But the carriage homes are well worth it. Trash service is spotty, sometimes they show up, sometimes not. Even on scheduled days. This is through a third part though so not necessarily their fault. However my only complaint is the outdoor area maintenance (stairwell, garages). Attached are images of what I mean.

The place has gone downhill since the new owners came in. They jacked up prices and now cater to corporate units whom which they rent out to foreign workers who come and go. They stalk you and leave garbage around which attracts roaches. Fear your safety here. Building 1,2,7 and 8 has them living there. They have forced out all the loyal residents to bring in these people. It smells like marijuana 24 hours a day. No rules I forced here. If you are a woman or have children be prepared to have foreign suspicious men watching you come and go. It was such a great place and they ruined it. It’s so sad. It’s such a beautiful property. They can’t even keep employees in the office. They treat employees and tenants with no value. I do not recommend this place.

This is an edit to my first review. There have been quite a few changes here but one of the best is Kasi, she is the first face you see in the office. She tries when she can to help all of the residents even when they are not so nice. She maintains her professionalism even with the toughest residents. Just thought she should get the recognition she deserves. The Addison is a great place to live. But this shout out is going to the maintenance guys on the property. They are always there with a smile and happy to help. Tommy, Dave, and Jordan are great and very trustworthy. That is important to me because if I am not home and need something done in the apartment I dont have to be there. They are great with my dogs and very respectful. We are lucky to have them. Also another quick shout out to Lindsey and Kasi for making our transition so easy.

My sister and a friend both live in this complex, so I come to visit often. We enjoy time at the club house where we are always greeted by Kasi. Kasi is so kind and personal. I appreciate how helpful she always is and if I wouldn’t have just bought a house I absolutely would have signed a lease with her. She really enhances the entire experience of my visits and even my kids love her and know her by name.

Apartment living always has its ups and downs. Lived here a little over 3 years and have had an overall good experience. Biggest change was the addition of Kasi to the office staff. She’s awesome and has made it feel more like a community. Keep up the great work!

My boyfriend has lived here for years and we have seen it go really downhill. The staff are extremely rude, especially the assistant manager, and they treat their residents very badly. They will fine you hundreds of dollars for everything without even speaking to you. They don’t maintain the facilities. The pool currently has a huge crack in the floor of it and it’s been a recurring issue, they keep closing the pool so we can’t use it and it is never properly repaired. He is not renewing the lease and we are so happy to leave.

I traveled 8 hours for an interview, spent 300$ on travel and an hotel to make it at 9: 30 am got there and didn't want to see me, sent her assistant to say (oh that was last Tuesday) on a supervisor position. A family of 4 we're devastated. Drove back to ft Walton Beach

I have a few friends that live here. It’s under new management and there’s been some rocky transition. I know the pricing has gone up dramatically for new people coming in and/or those needing to renew their contracts.

Seems like a nice complex tho with a gym and a nice pool. Pool table in the clubhouse.

Constantly has issues with the gate working properly.
