The Boot Ranch Apartments, Palm Harbor FL

Moved in this week and was provided the wrong information twice already as well as errors on my lease before signing. The people at the front office will blame the new ownership and not take accountability. Provided the wrong address on my lease and gave the wrong amount when I asked what the remaining balance is for moving in. Unprofessional to say the least, and I'm beginning to regret my decision to move here. The only reason I am not leaving 1 star is that the property itself is nice.

Stacy was fantastic! She was the only person to acknowledge me and my party when we came to view the property! She was extremely knowledgeable and got us excited to apply! She deserves 10x the commission she receives! Thanks Stacy!

Stacy and Shani are fantastic in the office. Very knowledgeable and kind. Very down to earth and they keep it real. They helped my wife and I when we were in a bad place and got us through it with an affordable apartment and just an overall awesome experience. I would recommend this complex to anyone who is looking for a nice place to live. The pools are awesome and the grilling area is sweet. Thanks again to Stacy and Shani and the whole boot ranch crew. You will not be forgotten in our Florida experience.

Property is beautiful, well maintained and really quiet. The staff is great Stacy, Holly, Shani and Brenda were all extremely helpful and informative about any questions or concerns we had! Loving this place so far!

This place is absolutely beautiful. You can see so for yourself when you take a tour of how well kept everything is. Everyone on their staff is extremely inviting and friendly and makes it feel like home for you. Stacy and Brenda were amazing for helping me get into this community and have been there for any questions that I have had. Definitely want to make this your next residence!

Brenda was my leasing agent and she went above and beyond! She had a smile on her face the day I walked in the front office and until the day I moved into my apartment. Her customer service was beyond exceptional and she was very informative about this complex. Brenda helped me throughout the whole process with no errors or time wasted. 10/10 Recommend.

I’ve been living at the boot ranch for almost two years and it’s been amazing! I’ve never felt so comfortable and safe in a living environment than I do here. The leasing agents and maintenance have been top tier. Brenda has been so helpful to me. I really appreciate everyone here.

I moved in here not long ago and it is without a doubt the nicest place I have ever lived at. The property is beautiful and well maintained. The staff are incredible and very accomodating, especially Stacy! I finally feel at home. Highly recommend this place, could not say enough good things about it.

So this is not a bad place to live by any means. I have lived here for 2 years and am in the process of moving out, and my reasons are:
1: Little to no storage space within the apartment, which necessitates renting a garage for more money each month (150 bucks per month.).
2: SO MANY added fees to your monthly bill (MANDATORY media package (which I hate and was against from day1, and don't even have a box in my apartment to utilize it, so its just being paid for no reason since we cant use it), valet trash, pest control, etc.), so your rent amount is much less than your total each month which can be a rude awakening if you budgeted only for the rent amount.
3: In my apartment, I felt like we had several plumbing issues, and on the property itself there seemed to be a great deal of plumbing issues over my time here. We even had a pipe burst from the upstairs apartment that leaked down and into ours, resulting in them having to break through the wall and repair, then bring that huge humidifier in, and then patch up the wall (though they left a small hole that they never finished patching up).
4: Rent has consistently gone up each year I've lived here. My payment is like 2,079, but my actual rent is less than that, so every time it raises it feels like more of an impact. And at this point.raising it feels greedy. It's already expensive to live here.
5: At times, the office felt very slow to respond to things, and maintenance wasn't as thorough as I would expect (though they respond very fast and are very nice) ; we had to keep calling and asking about things instead of being followed up with. And like I mentioned before, there is still a small hole in the wall that nobody has come back to fix, and I've mentioned it several times over the last few months.

Good things about living here are:
1: Very pleasant to look at/walk around
2: Pretty quiet
3: Safe area
4: Relatively close to the water
5: Stacy Sloan in the leasing office is amazing, she personally gets 5+ stars from me. Has always been really nice and respectful while being super personable, and was the person to help get us into the apartment when we moved in from out of state.
6: The tarpon runs just behind, so you can walk all the way down
7: Pet Friendly

Brenda was an absolute pleasure to work with! We were in kind of a rush to find a place and she made it a breeze. In fact, we ended up applying the same day we toured! Great leasing office staff, and a great property!

My boyfriend and I just moved into Boot ranch a few days ago and we have had a wonderful experience so far. The grounds are very well maintained, as well as the pools. Overall, our apartment was clean and in great condition when we arrived. Stacy was the leasing agent that assisted us in the moving process and she was so genuine, honest, and understanding of our situation. She provided us with excellent customer service and worked to accommodate us the best she could. She definitely made us feel more than welcome to the community!
Keep it up Stacy. Boot ranch is lucky to have you!

Stacy in the front office is absolutely amazing! She is always helpful, knowledgeable and quick to respond. I’d give her 10 stars if I could.

2017: My girlfriend and I were looking for a spacious, more luxurious apartment within a peaceful community. We found that here at IMT Boot Ranch. The front office staff was so friendly and accommodating. Carmen and Tim really listened to us while they presented the property and explained all of it's amenities to us. When I tour the apartment I noticed all of the new updated designs and loved the floor plans. Upon move in, Tim and Carmen did their best to make it as smooth and easy as possible. I couldn't believe how great of a new apartment i really had, we were both blown away. It was super clean, bigger than I thought, perfect! We had two minor work orders and they were addressed right away and professionally. I couldn't be happier calling IMT Boot Ranch home, i strongly recommend this property.

July 2023: I miss IMT Co. What happened to quality maintenance and customer service. Girls in the office are still nice, professional, and talk a good game. However… What a turn around for the worse. I have been without air conditioning longer than 24 hours and the “AC” guy wont be on property to help us. We need to wait another 3 days without AC in July Florida Summer. This isn’t all…. Trash valet is rude and i feel lucky on the days they actually pick up our trash without making a mess. My plumbing wouldn’t drain from my tub, took over a week to get that fixed, but who doesn’t love to shower shin high in dirty water. Oh and my ice maker is still broken, don’t worry though, they “reset” it. I am at the point where i can not wait to move out of this complex. It really has falling apart so fast. Like they say in business, $#%t rolls down hill. Who ever is in charge of this should be replaced. Disappointed can not even start to describe my frustrations.

Update 1 hour later: The maintenance staff was sympathetic and even set up a portable air conditioner for the bedroom so at least we have some relief. Not a perfect solution, but at least I feel like they understand.

I had a wonderful experience at IMT Boot Ranch, thanks to the fantastic front desk staff, especially Stacy. She made everything so easy and streamlined, handling paperwork and procedures with great efficiency. Stacy's knowledge of the complex and its amenities, including the lovely pool and gym, was impressive. The entire front desk team was friendly and provided top-notch customer service. I highly recommend IMT Boot Ranch for a hassle-free and welcoming living experience. Thank you to Stacy and the entire front desk staff for making my stay enjoyable!
