15 I originally toured, and put a small deposit on my apartment almost a year before move-in. I have lived here four months now, and couldn’t be happier. The valet trash offered five nights a week is so convenient. The maintenance staff, and the office staff are beyond professional, courteous and friendly.
I am truly enjoying the benefits of living in this community!

Smooth experience getting approved for this place. Shantell the leasing rep stayed on top of me getting a unit here in the perfect time. The surroundings are beautiful and so far very peaceful.
Be weary of the reviews from new tenants. I regret living here! At first I loved this place too, enough that when my family needed more room, we opted to move to a larger unit within this complex. Luckily for me, I was able to move into a unit across the hall. But now I regret living here.
As my family grew, we decided to move out of the complex. This is when my opinion of The Carlton of West Melbourne changed. They were entirely unreasonable with charges upon move out.
I was told the entire apartment needed the carpet replaced. Living across from this unit while working from home I know that the carpet was not replaced prior to me moving in. The pictures given to me of stains are only noticeable when the carpet was lifted up, which means I have no way of knowing if those stains were from previous tenants. I wouldn’t have been able to even note that on my move in checklist because you cannot see anything without lifting the carpet up. They claimed it was from having pets, but I know that my pets did not make any mess in those spots because that’s where furniture was. In addition to this, the pictures provided were only in two areas. It is unclear why the entire 2 bedroom apartment would need the carpet replaced for stains in two areas.
I regret living here because it has been a nightmare to leave.
I’m sad I had to move after two years for personal reasons because this is the best Apartment Community in Brevard hands down. They take absolutely beautiful care of the grounds. It is always clean and manicured. The office staff has been helpful and kind. If I ever need to move again to an apartment this is the place. It’s comfortable and affordable. Definitely recommended!
Thanks to Indira and her work team we moved to the Carlton and we are very happy and grateful for their treatment and kindness, they were always attentive and willing to resolve any questions we had, the apartment is spectacular, the people incredible, the pool, the view everything is great, we are very happy in our new home. Recommended 100%.
Be aware the $125 fee to go on their waitlist is non-refundable.this was not told to me very clearly and when I removed myself from their list I was told I would not be getting this money back. From my knowledge they did no sort of processing of my application (no proof of income, nothing like that) or review of my credit and the unit is on a waitlist so I wasn't holding it, so what is the $125 for? Shady business practices. I'll go down the street somewhere else.
I moved into the Carlton of West Melbourne when the complex was first built in July 2020. The price was great and so was the location. However, my opinion of this complex has soured upon moving out after purchasing our first home. I own two cats and paid the $30 pet fee for 39 months. I received a letter claiming due to pet damage, I would be responsible for paying $572 in totally replacing the entire apartment's carpet despite the stains being in one room. I received four photos of small stains and these stains do not all appear to be from cat urine. No attempt was made by the apartment to clean the carpet. They simply billed me to replace their 3 year old carpet at a depreciation rate of 65%. They use the fact that I had two animals to totally replace the carpet and supercede normal wear and tear. Be careful with this complex; although the rent is cheap, they will find a way to nickel and dime you when you move out. For this reason, I cannot recommend the complex.
I have been waiting for nine months to escape a housing error I hastily made when I transferred to Melbourne. FINALLY, today I started my move into The Carlton. The stress has been lifted, I now a beautiful apartment home, ideal for work and local shopping. I walked into my new spotless, sterilized, fresh scented home this morning, full of joy.

Very nice when we went to apply then once approved my moving date was November and they demanded the deposit asap when really I feel I have not seen my apartments I’m gonna rent and me give my deposit and what about if apartments not what I want or the condition I want, the office staff a few rude after approval so I just cxl make sure u see you place before giving deposit I know they are nice and they show u a model I’m not comfortable w that, they need new office staff and to treat people right! They all can get an attitude at times not to friendly I think is important to be nice the apartment is not for them is for u that is paying.
Found this place thinking it was another apartment complex. Glad i did once i saw the apartment i felt like i was home.staff was helpful and friendly and have helped me from day 1.
Honestly, this parking thing is quite annoying. I’ve backed in my cars for years anywhere I have lived. Some people, it’s a sensory, personal, fear, issue. What more do you want to put on with everyone here? ! There is beyond enough parking space in this complex. It’s a greed and money thing. Your security can and get out and look at tags if it’s that much of an issue because with the amount of the time they’re just sitting around getting paid to do nothing basically. This is absurd and has to be a joke. This isn’t ensuring anything for guest other than being an inconvenience. To tow away cars is cruel as well! Rent increase after rent increase than to say we CANT BACK IN PARK? ! I suggest you guys look into changing that cause I guarantee there will be issues with other guest as well.
This place does not allow you to back in park anymore as a part of their new parking rules. The security officers hired to be here from 8pm - 6am frequently leave the community and are never to be found.
Parking “rules” were never communicated clearly when they rolled out this new plan.
Everything is Perfect and Beautiful here … until you meet with the leasing office staff.they’re MEAN and treat you like you have covid.you ask for help and they never can help you.
Great experience, staff is very friendly and the turnaround time for my whole move in situation was fast.
