Lived there for a year and the pools were closed all summer. Smaller pool opened briefly but was packed. No amenities offered were available and the automatic rent payment system was barely functional but they did not accept in person payments. My apartment flooded before I even moved in and they did bare minimum and didn't inform me until I came in and saw the state of it.

Poorly managed but it is a nice area. Too expensive for what they offer. There are better apartments in the area for comparable pricing that won't come with the extra hassle.

UPDATE September 2023: This used to be a great place to live. My review below is from 2019. Since then, management has changed and they do not care about their residents. There has been a hole in our bedroom ceiling that leaks onto the floor for the past 4 months. We have let them know repeatedly, but nothing has been done. Additionally, residents now receive threatening emails encouraging other residents to report any neighbors they may see feeding stray cats. Clearly, management is focused on the really important stuff. On top of all of this, my car was broken into overnight last month and items were stolen. We will not be renewing our lease and will be happy to pay more to live somewhere nicer at the beach next year.

Original review: Simply put, this is the best price you’ll get this close to the beach (8 min bike ride)! I’ve lived here for nearly two years and just renewed my lease. If you’re looking for the absolute most up to date and posh apartments, yeah, I’d probably pass. However, I have a second floor unit that’s generally quiet, has nice views of the pond, actually pretty granite, and decent laminate wood flooring. The big porch is what sold us, though. I also feel really safe in the neighborhood even though it’s large, and it has some nice views for walks/bike rides. I’ve had great experiences with maintenance any time I’ve had an issue - they usually come same day! Some things to note: the pools are rather small as is the gym. I don’t really mind this, but if those are amenities you enjoy frequently, you might. Also the roach issue is true in the summer, which isn’t ideal, but we’ve seen people outside spraying regularly and have found that buying & placing our own “traps” makes a huge difference. It’s not an issue at all during winter/spring though. All in all, I would definitely recommend The Coast.

Pool is still closed and the small one mentioned by office staff in their reply is a literal toilet, since the last time I was there a little girl pooped in it and it was never cleaned. Much like the toilet pool, this complex is also basically a toilet.

I liked my actual apartment, love the fireplace and vaulted ceilings. The cabinets fall apart just by opening them, shelves were not put in, I had to add them myself. The gym was upgraded, that was awesome. The maintenance team is very responsive, they have com to work on stuff right away, no complaints. My issues are not with local staff, it's corporate.he main pool remains closed. When I was looking for a place in January 2023, they told me 6 weeks. It's now SEPTEMBER! I work at home and I have seen people working on the pool maybe 3 times. The pool is now a brown puddle. No one is working on it. And this is Florida, so no excuse for corporate to not find a pool contractor to have the work completed by now. In fact, if you need one, I know a few. This complex is listed as "luxury" but we don't have a decent pool. The small one in back is not well taken care of at all. I won't go in it anymore since I heard a kid pooped in it and the pool was not shocked after. Also, the buildings are infested with roaches. And no, not the big palmetto bugs that everyone occasionally gets, I mean the smaller ones that indicate an infestation. I find them dead and half alive every day. In the cabinets, closets, in the bathtubs and I even had one fall down from under the hood range. I have called the office, they sent pest control, it makes it worse. ALL BUILDINGS need treatment inside and outside.
In short, rent rate is decent for at the beach so as long as you don't mind having free loading little roommates (roaches) and 1/2 the amenities advertised, you will be fine.

I pay $1750 a month to live here. Trucks drive through a few times a month at night and steal anything they can find. I personally had to call the police on a meth head who was running around the complex and hiding in bushes when i was walking my dog very late at night after work. There is a police report if the complex wants to challenge that. The police discovered he came here to meet a resident off Grindr who then kicked him out and he started roaming the complex. He is a convicted felon and he escaped the cops when they chased him. Because we have no gate or guards its become an unsafe place to live. Also, because there is no gate, people from around the area dump all their trash and furniture here. Today i walked outside to a full mattress, boxspring, and stand in-front of my building in a parking space. This place makes an incredible amount of money off of us. I know they have doubled the rent in the past 5 years. Thats is all profit because the loan on the property and the operating costs did not change. Yet they have refused for years to add a gate and/or security. Im a big guy and i stay armed so it doesn’t matter to me. But if i was a woman or elderly person i would not take the chance of living here. My apartment is nice and the maintenance guys are cool. It seems the problem with the front office is they have no authority. They just work there. They cant help on price or adding the desperately needed security gate and guards. Im not mad at them but they definitely aren’t efficient with the move in paperwork so be prepared. The complex recently waisted money on painting all the buildings, unnecessarily, because a neighboring complex painted theirs. They could have fixed the pond pumps. They could have removed the hundreds, no exaggeration, of geese that have completely covered the complex in feces, or again added a security gate. But they did not. I decided to put this honest review up when i saw the bed today. If it was $1250 a month i would understand all the nonsense, im fine with it for that price. But at $1750, and much more for other residents, i want to feel like i live in Ponte Vedra Beach, not on the northside.

My review was factual and I do not appreciate you insinuating that I dont live here and out right lying about no “recent” reports. I dont use my real name on Google for this exact reason. I dont want to be targeted by a business because they dont like what im reporting. So I will prove my residency by posting pictures of everything I mentioned, including a police report, later this month. I will also list off just a few of the recent reports you absolutely received. First, this week, the first week of August 2023, a resident had his $22,000 CANAM ATV stolen from your parking spaces that you charge tenants to keep their vehicles. He had it on a $3000 trailer that is gone as well. Last month a woman had her $2500 electric bike stolen. Both of them came to your office and reported the thefts. You offered them no solutions. You also did not even mention trying to improve security in our neighborhood. Several cars were broken into this year. The dozens of stolen bicycles should also be mentioned. To your offer to discuss feedback: Build a gate and hire a security guard for night time. Unless you are going to offer to cut my rent in half we dont have anything else to discuss.

I lived there 7 years and they gave me a eviction notice The person living with me needed help. Every time an ambulance pulled up or a police office showed up at out door the neighbors emailed them saying things we were never aware of, We should have been notified of what they were saying I had to move out leaving behind many of my valuables. They treated a vet this way!? It could have been handled much differently Plus the fact they charged me for months of stay there and would not allow me to pay it! Im taking them to court Rodney w Keller. Scum bags. Poor management

Complex is awesome! Grounds are kept clean and neighbors keep to themselves. Olson was extremely helpful in working with me to ensure I felt safe, welcome, and appreciated in my new neighborhood. Thank you!

I think this maybe my new home. I am relocating from Atlanta, Ga and have been looking for my new home. Leasing Agent D. Dent was able to answer all my questions about the property. He was very friendly and well informed. I do have other properties to look over before the month is over but The Coast at Ponte Vedra is #1 on my list.

I have heard nothing but great things while living at The coast at Ponte Vedra Lakes. I had a great experience while speaking with the leasing agent David Dent. He was able to guide and direct me and offered me nothing but awesome customer service.

Facility appears clean and well kept with some upgrade activity taking place. A staff member by the name of Olson assisted me and he was pleasant and knowledgeable. This complex has several positive reviews with some negative, which is bound to happen in a large complex. Spoke with a couple of residents and the ones I spoke with appeared to be satisfied with the management team and facilities.

The location is perfect! St Johns County schools and professional and courteous leasing team! The maintenance team is new, except for our famous, Hary! Love The Coast!
