I had a great experience with The Edge at Flagler Village. I worked with Maria, she was amazing! She made sure I found an apartment that suited my needs, fit my budget, and was able to assist me through the whole process. This made my move so much easier!
Love the apartment and the area is perfect for me.

I relocated from NYC to The Edge at Flagler Village earlier this year and had the pleasure to connect with Sherley Guerrier, Assistant Property Manager who made what could've been a stressful time for me very seamless. The application/lease and financial obligations were easily completed online and the move-in process supported with a dedicated elevator. Sherley is always attentive to any question or concern, extends a hello, lite pleasantries and a smile. Shares the best social events on the residential portal giving people a chance to switch it up a bit. She's confident and knowledgeable about her business and a reward to have at The Edge.

I had a very good experience at The Edge. The staff is great, especially Sherley Guerrier. Sherley is courteous, professional and always available to help with questions or concerns.

Have really enjoyed living at the Edge. The location, maintenance, management has been great. Sherley and the rest of the team are always friendly and helpful when assisting with what the residents need! Fun events and classes hosted every month!

Sherely, the Assistant Manager is cool. Very nice to interact with. She really listens to concerns or questions, never interrupts like a lot of people do. Very pleasant, calm demeanor, puts you at ease right away. The Edge is lucky to have her in this position.

I moved into The Edge in January and from the start Sherley was instrumental in assisting me with everything and making this move seamless. My experience so far had been very positive and everyone at the leasing office is always so very pleasant to assist with a smile. They are quick to respond to any maintenance issues and any questions or concerns.

Philip was absolutely wonderful. He showed me a two bedroom apartment and it was everything I was hoping to find and so much more. I couldnt have asked for a better experience.

The absolute worst rental community. Truly, live somewhere else. If anything in your unit is broken or damaged expect a 48+ hour wait period to get anything repaired. Multiple and truly I mean 5 times my AC has gone out and I cannot get anytime out here to fix it in days- the last time it took 4 days in the middle of July heat. On top of that, if you have guests they will likely get booted and have to pay the RUDEST booting company an obscene fee to remove the boot. Last time, a guest got booted for not renewing their registration within 15 MINUTES of it expiring. On top of that there's only about 10 guests spots accessible and the remaining are on the final top floor of the garage that cannot be accessed unless you have a decal. Therefore, if your are someway/somehow able to get your guests in THEY WILL ALSO GET BOOTED. I see the security and some of the maintenance lurking the guest area looking at the tags constantly throughout the day, so I'm not sure what their pay-cut is in this weird/exploitive booting enterprise. To spice it up, the fire alarm goes off periodically-have had 3 fire alarm drills in a month. During these alarms all the animal in the buildings are in a panic outside and in some special design flaw no one in the building can get back in through the stairwells. Therefore, following the fire alarm you have to wait in line of the elevators to access even your second floor unit. Finally, the walls are paper thin and can hear basically the entire work schedule and daily activities of your neighbor. Truly, for the price, do yourself the favor and live ANYWHERE else. There's so many other communities nearby go there instead.

My name is Victoria Robinson, and I am a resident of apartment 3304 at the Edge at Flagler Village, along with my husband Jose McSherry. I am writing to address an ongoing issue regarding the residential building charges related to the "New Poop Violation Policies. "

First and foremost, we believe that the administration team's practice of obtaining DNA from pets and charging excessive amounts of money for violations is unfair, especially in the current fluctuating economy. As hardworking young professionals, we find it burdensome to be subjected to additional fees for a shared living space.

In April of this year, we received our first violation fee posted in the Rent Café online system. However, we immediately contacted the office, explaining that we consistently clean up after our dog and expressing our objection to paying the fees. As you are aware, the charge amounts to $300 per pet. To our surprise, we have now received another violation fee for my dog Toro. This has left us perplexed, as we have been extremely diligent in promptly picking up all feces since the first violation. We are deeply disappointed with the building and the new policies, and we find the lack of evidence provided by the individual referred to as "Porter" concerning. We have personally never witnessed anyone collecting samples of feces, and we are curious about the process involved.

This situation has led us to question the honesty and transparency behind these new rules. We feel that as residents, we are being taken advantage of, and we are even considering the option of withholding rent and pursuing legal action if a fair resolution cannot be reached. We firmly believe that we would have a strong case, particularly considering the email the Edge Team sent regarding the new payment policies.

Speaking of which, we find it concerning that the option to pay in person, ensuring the exact required amount for rent, has been eliminated in favor of making all payments online. This transition gives the impression that it is a strategy to coerce residents into paying for violations online as well. We want to emphasize that this approach feels deceptive, and it is crucial to remember that we, as residents, have rights and deserve to be treated with dignity.

We kindly requested a meeting with the lease department office to discuss this matter in person. It is our sincere hope that we can find a fair and reasonable solution that will prevent any further escalation. However, if an agreement cannot be reached, we may have no choice but to pursue legal action. We understand that taking on a big residential management company in court is a significant undertaking, and we would like to know your perspective on the chances of winning such a case.

To preface this: I read all the negative reviews before moving in and thought to myself "its the residents who are the issue not the management company". I WAS WRONG.
The first night in the apartment, the fire alarm in the hallway went off. I called emergency maintenance and the lady who came to my door told me "that is normal, it always goes off". I had to email and show up to the management office MULTIPLE times in order for them to properly repair the fire alarm that was constantly going off.
Also, the first week, my fob to get into the unit did not work, I would have to make sure my husband arrived home before I did so I could even enter the unit.
The first month, my husbands vehicle was booted because the apartments and the garage were not managed by the same company. The building management company failed to provide my husbands vehicle information to the garage management company and eventually reimbursed my husband for the cost of having to remove the boot.
Following those issues, our AC gave out about 2 times in which we were left with no AC for several days and had to rely on a portal AC that was put through our window. When the AC was repaired, the maintenance people entered our unit without notice and removed the portable AC.
Finally at the end, we clearly broke our lease because we could no longer tolerate the incompetence but that was not without even more issues.
When I went to the leasing office to ask Sherley what option my husband and I picked as a penalty to break our lease she told me that we had picked the option that would require us to pay rent until someone else moved in. Sherley informed me I could find someone to take over my lease. I went home and reviewed our lease and we had not picked that option, we actually picked the option that was 2 months rent. If I would have trusted Sherley, I would have spent thousands of more dollars.
When I went back to the office to inform her that she was wrong. She said someone else's lease was saved under my unit and she didn't read the names when she reviewed the lease.
Then, when I went to the leasing office to inform them I found someone who was interested in taking over my lease, I was told then told that it was not an option, even though Sherley informed me it was.
Danielle informed me that even though my contract did not say this- that subleases are only allowed in roommate situations when one of the people in the original lease stays in the unit. I pushed back because I am an attorney and understand how contract law works. Only to continue to deal with management employees who's only response was "that's just what we allow".
At moveout, the building added about a $1,000.00 extra charge that was only removed when I told them it did not match the numbers I was previously provided.
At this point, I just wanted out of my lease and didn't care the cost.
In conclusion, I would not recommend this building to anyone.
