They doesn’t even deserve a one star.i have been living here for almost 2 years and the management team is really something.

1) i signed for a sublease when i just moved here, and the system won’t let me pay my rent online.at first i thought they might just need time to process my information under the lease.but then after some months i tried to contact the office to see if they can do something about it.the lady whos might working at the manager position answered my question with “thats bcuz your money doesn’t go thru and it happened twice, so you have to pay money for the rent”…. Im sorry? I never even have that option in my account.then she said they couldn’t do anything about it, i have to pay up at the office every month and that is my only choice.:)

2) still the same lady manager.i renewed the lease and trying to move to a new room (still in the same building same unit). I was a bit upset they changed me $200 for that but i totally understand the “transferred fee”:) i asked the office to see if i can get the key for the new room so that i can move my stuff directly from my old room.the lady manager said no.she said i have to turn in my old keys instead to get the new one.i explained my situation to her, trying to let her know that im moving from room to room, not a different building, not a different unit, it might be more easily for both of us (so i dont have to put all my personal stuff in the common area and move them in, also it sounds stupid as well) But still, i got a cold answered NO.:)

3) the printer is always broken.i did BRING MY OWN PAPER before i went there printing.but it happened to my that i only need just 1 more paper to finish.i convinced myself to borrow a piece of paper from the office, cuz i know their stuff are cold, i might just go there to humiliate myself for kindly asking them for something.and i was right, they never let me down on this.:) the stuff working there said “we dont have papers” that was so funny and it’s the best joke of the year that a office dont have papers

4) all the maintenance folks are nice, they fixed most of stuff efficiently.i feel like they are the only people knowing whats there job is.we paid them $645 (utilities not included) for a 4 bedrooms, you could 100% find somewhere else way too much better and cheaper than Enclave.i paid the rent to their team for humiliating myself and im glad im finally gonna moving out.

Very nice apartment complex. Affordable. Great pool and basketball area friendly people. Walls don't seem to be then I give it 5 stars

All of the staff is extremely helpful and kind. They sympathize with you if you have any issues and work fast to resolve. Beautiful apartments and amazing amenities. Shoutout to Nico!

Roads are a bit cramped, if you don't specify exactly what kind of roommate you want (e.g. Quiet and clean) you'll end up with a random, so be careful of that

DO NOT rent from Enclave. It is the worst apartment complex within the city of Gainesville and it charges far outside of what is standard for being so far from campus.

My girlfriend (a college student) had a random 40ish year old roommate moved into the empty room in her apartment with no notice. This women has since threatened my girlfriend on multiple occasions. The only solution enclave offered was for her to pay 300$ to be moved to a new room somewhere else.

She has since received a letter threatening 150$ fee because they entered her apartment, without notice, and said it was not organized enough (I am a neat freak and can validate that its fine).

Many of these other ratings are a product of a reduced rent scheme the company employs.

Enclave is a peaceful neighborhood with immensely helpful staff and maintenance people that have solved every problem I’ve had.

*We've lived here for 8 months and will not be renewing our lease*

Pros: The bus stop is amazing (a new bus comes about every 15 min) and it's a 15 minute ride to UF. The maintenance is decent; haven't had many problems with them not fulfilling a request other than once or twice. The lake is nice, although we don't "use" it much. The apartments themselves are one of the more spacious ones we've seen (minus the kitchen in the 2x2). Overall, the location is really nice and you're close to everything.

Cons: We've had some shady experiences with them and like most apartment complexes, they are very money hungry. Had an issue before moving in where one of their employees didn't send us a form when they said they would to secure our lease at a certain rate. When we called to complain the next business day, their rates had already gone up and they were unwilling to give us the original rate they had promised us. At our request, they listened to the previous phone recordings of us speaking to that employee about our original rate. They ended up saying that "that rate was never mentioned" and that they had no idea what we were talking about, which was false. When speaking to the manager/supervisor about this, she was extremely rude and told us to make a decision about taking the lease with the higher rate in the next 15 minutes or else they were going to raise it even more. She also told me to hurry making a decision because we were wasting their time. In addition to this, when touring a complex that was not a collier company, we had a conversation with the employee giving us a tour about the collier companies and how he used to work for them. He let us know the amount of lying they made him do and the amount of shady things that went on. We're not sure how true this is, so do what you will with this information. Anyway, another big issue is the cleaning/cleaning fee. It was a $300 per roommate cleaning fee before move in. Like most apartment complexes, the apartment was absolutely filthy when we moved in. The bathrooms and showers had so much mildew and the air conditioning had so much dust. The paint job was also atrocious; expect paint splatters all over the furniture. Like I said, you'll see this complaint at almost every apartment complex. However, our problem with the enclave is how high the fee is for them to not even clean it. When touring new apartments this year, we were shocked to see that most apartments not part of the collier companies do not charge over $200 for a cleaning fee. This is what I mean when I say they're money hungry. We were also surprised to see that we can get so much more for the price we're paying now for a 2x2 standard. We have carpet and un-upgraded appliances, and we've seen complexes with similar rates that are all hardwood flooring and nicer appliances. Also, this is a really minor complaint but I'll include it anyway, there is not enough space/storage in the 2x2 kitchen. When you do the tour and look at the 3x3, the kitchen seems really big. But if you plan to move into a 2x2, expect a lot smaller of a kitchen that doesn't have enough storage in our opinion.

Ultimately, living at the enclave has not been awful. However, as first year UF students, we were forced to tour apartments while we were still in high school and in another city. We only came up to Gainesville once before moving in and only toured 4 complexes, which coincidentally all happened to be collier properties. We did not have time to do enough research and had to rush on our decision. After being able to take our time now to tour new complexes and ask the right questions, we have found that there is definitely better out there. We urge you to do your research and try to not believe everything you see on tours. Many complexes are also guilty of having fake reviews so don't always go based off the amount of stars they have.

Coming inside a dusty and barely clean apartment bedroom with several damaged draws and cabinets screamed it all about my stay here. When it comes time to renew your lease, and only then, do you receive any kind of assistance or good communication. It's difficult enough to be a full-time college student with a job, but having to deal with a subpar living situation is just more stress. After being assured that I could move in the same or next day after signing the lease, Even though I had been instructed to sign the lease and collect the keys on the same day, neither event occurred. They had me sign a document promising a quick background check before I could move in, but after several days had passed, I was still unable to do so. It would be pointless to give you any more of the sad details because it would only serve to depress your spirits.

I recently accompanied my friend who speaks little English to rent and register for a room at the Enclave. I can’t say enough good things about Valeria in the office. She was so patient, kind, thorough, and professional in assisting my friend, and speaking both to him in Spanish and me in English. What could have been a very stressful situation was made pleasant by her thoughtful and personable approach. Thank you Valeria!

I had a tour with Valeria Bastidas and she was awesome, treated me with a lot of respect and answered all of my questions. She’s the best and made me feel welcomed to Gainesville as an international student.

This place is horrible, DO NOT LEASE HERE. They are bad at communication and suck overall. They do not have cleanliness of living here and there are roaches everywhere!

Work orders do not get completed in a timely manner. There are street light that are out and have not been replaced in months. One of the worst apartment complexes I have experience in the North Central Florida region. The gym runs out of sanitizer wipes consistently.

I was toured with Valeria for a 2x2 and she was extremely helpful with everything and answered all of my questions and even made sure that I had all the papers I needed to take home with me. 10/10 service

If I could give a zero star, I most definitely would. This is by far one of the most poorly ran apartment complex! We’ve been contacting one of the reps about an issue and of course, they would tell me that they would take care of it. However, Weeks and months, almost a year went by and the problem steady persists. Myself and other residents figures there major some lack of communication somewhere. It’s upsetting to know that When we first arrived as new residents, they had baited us up about the environment, amenities, staff, and etc. It’s almost as instantly as about a month that went by, and almost everything an abrupt left turn. As soon as this lease is up, we’re leaving and going to a different spot. It’s beyond overpriced for the service anyway. Don’t do it, save your money. Spend it elsewhere. I would never recommend living here. Especially if they don’t change their staff.

I have to say wow! I was interested in the property so I did a impulsive stop at the front office. I met a woman named Kam that had the absolute best attitude! I had so many questions about the property I felt so bad for asking but she never ever made me feel like a burden. She also offered to show me the property just so I’d have a better understanding. If you ever decide to tour this property I strongly encourage you to ask for Kam:)
