Thanks to Mrs. Kim & team, I've felt welcome from the start! Great communication with the residents, quick response from maintenance, the property is safe, close to the highway.and they have daily trash pickup! What else can you ask for?

I visited this community while apartment shopping and instantly felt like my search had come to an end. I had the pleasure of meeting Kim, she was very welcoming and just overall a gem. After a number of not so pleasant encounters with property managers over the past few weeks it was nice to encounter someone with such a pleasant personality and presence.

Went to The hammocks of Newberry and receive a warm and welcoming experience, thanks to the wonderful lady mrs kim. Keep up the amazing work.

Shout Out! To Kim and her maintenance crew they have been an awesome duo. I’ve been living here now for approximately 8mnths and I love it it’s been really quiet and clean for the most part since they’ve been renovating and cleaning the place up. My daughter loves Kim and all her lil treats lol I’m hoping to stick around another year!

Amazing property. Mrs. Kim was wonderful with our move in the renovated apartments are beautiful. Lovely staff. Extremely happy with how Kim takes care of us. ️️

We signed a lease with them 2 months before the agreed date. When it was already time, Kim Bispham (property manager) told us the unit was not ready yet. We were appalled! We’re homeless! She did not even bother to tell us ahead of time so that at least we can extend our stay with our previous apartment.

We decided to cancel the lease as we were homeless and lost our trust in them. We asked for a full refund which they agreed to return. To cut the story short. After a month of dodging our calls, they only returned the $500 security deposit but they still owed us $ 1,421 (move-in charge rent and admin fee).

Until now, they did not return our hard-earned money as promised. So learn from us. Stay away from this apartment and management!

This place is really nice and beautiful! I’m excited for all the new renovations to come and more! Kim is also an amazing landlord. Extremely helpful, kind and resourceful.

I’ve just recently moved in, this is my first time renting and honestly there couldn’t have been a better place to apply to. The rent is super affordable, the maintenance staff are all cool guys always willing to help, and that’s not even mentioning our superb property manager Kim. She goes above and beyond to help us all, even the little things like having snacks for the kids walking home from school. Whatever it is, I’m sure they’ve got you covered. And by the way it looks, I don’t think forward progress is going to stop any time soon.

Super excited to find Kim Bispham managing this property! I lived at a previous property she managed and she and her maintenance team are always stellar! They are working hard to make good changes on the property and it shows! Highly recommend!

Kim is the only reason this place gets five stars she definitely is a diamond in the rough. When Kim says something is going to be done it gets done. Thank you Kim for all you do.

Toured with Mrs. Kim and she was super sweet! The property is beautifully kept and well maintained. Mrs. Kim was very attentive and answered all questions I had as a prospective tenant. The staff is very welcoming and followed up with me as well. If I could give 10 stars, I would!

We recently moved my daughter from Ocala to Gainesville and chose to live in Hampton Forest Apartments after two days of looking around. Ms. Kim "Kimmy", the manager, was extremely friendly and helpful from our first meeting. The apartment is in a GREAT location and you can be anywhere in Gainesville in minutes. All essentials are nearby. The owners are renovating most if not all of the apartments and they are cute and very functional. We are very very happy here! Finally the rent prices are VERY competitive! Check them out for yourself.

These people are super shady and unprofessional.
My application was approved within hours of me submitting it.
I was advised id be sent a lease the following day because the office would be closing in 45 minutes.
After 2 days of no contact I reach out to their office regarding the status of my application.

They advised that there wasn't actually any availability until April; and that was an estimate.
I had set my move in date for end of february/ early March. They knew this when they offered me the lease.
So this company knowingly accepts application fees without any intent to rent the apartment to you.

When I did request to speak to someone who could discuss a refund the person on the phone indicates there are people in front of them and hung up on me.

So I sent an email to the Office Manager Kim Bispham (sp?) who, to date, has still not responded.
Check out The Gardens in Gainesville instead. These are good people who are honest and helpful for the move-ins.

As of 04/07 I have yet to receive any response from Kim.
I've been living at The Gardens for 28 days now and I'm happy as can be.
I hope yall become my neighbors after reading the above and other reviews giving an honest opinion on these people.

Would not recommend they gave us a notice of non renewal even though we are never late paying rent I would stay away from them. It not worth the money they want charge. Dont trust those 5 star reviews they try to bribe people with discounts they did that to us before!

Been here 2 months almost & I love it. It’s quiet, clean, & best of all has a porch for my kitty. Kimmy is the most wonderful landlord I’ve ever had. Highly recommend taking a tour:)

The property manager Kim is AMAZING! Great customer service! The apartments are all newly renovated and look great.

Leasing office has gone above and beyond to take care of any issues we’ve run into. You will not find a better apartment complex in Gainesville for the money.

Great Location, Great Property, Great Amenities! The property manager, Manny is AWESOME! Great place to call home! I highly recommend this nice community.
