*This review is meant especially for you, if you are trying to rent an apartment owned by the association*

1. The HOA board is greedy and the association manager, Anthony Adduci, is unprofessional, intimidates you and blames the board members for everything.
2. My rent was increased 3 times in a 13-month span by a total of 214%. The last increase was by 58%. They make you sign a month to month lease and increase rent at their discretion. Unfortunately, this is legal in Florida.
3. Association manager likes to take power trips on tenants for no reason, uses scare tactics and lies all the time.
4. The 5 star review from about 6 months are by the board members, Vicky Basile is an owner and the board president. No wonder they are all suddenly 5 star out of nowhere. Heard of conflict of interest?
5. I was a tenant for 10+ plus year, NEVER delayed or missed a payment. But, they had no regard or respect for you. They can do anything as long as it’s legal but I don’t see a reason to disrespect someone with great history like me. I was forced to leave by raising rents by ridiculous amounts, by being annoying and disrespectful and taking constant power trips.
6. They discriminate quite strongly between owners and renters. They are greedy, don’t mind intimidating renters and add anxiety for no legitimate reason.
7. They never renovated the unit, not even the carpet. Even the repair service orders took months and several follow-ups before anything was done. I was showerless for 3 weeks. They pinched pennies with the quality of contractors and ended up re-doing the entire bathroom making me suffer throughout the process during the holidays last year. There was still a service order pending for 6 months when I left.
8. The current management took over mid last year and it had been a constant nightmare since. The previous management wasn’t great either but they were at least respectful of you.
9. The property manager disturbed me so many times by knocking on the door with his unplanned visits. Also, never on time with the scheduled appointments. One appointment was never enough to fix anything.
10. Rent it from the individual owners if you want to live in this community, never from this property management though. The anxiety they create is real.

This place continues improving! It has came a long way since new management took over. Anthony, the property manager, even organized a food truck event for everyone to enjoy!

Moved in about a year ago and have seen so much improvement to the properties! The on-site management is always prompt with owner request/questions!

I have lived here 3 years. Best decision ever! Beautiful restful landscaping. Great pool. Very helpful office staff. So lucky to call this home.

The negative reviews here are misleading as every unit in this complex is PRIVATELY OWNED. This is not an apartment complex. Every single one of these issues people are complaining about have nothing to do with the complex and everything to do with their own landlord. If you don’t like your landlord or your landlord won’t fix things in your unit, you need to take that up with your landlord. Again…these are NOT APARTMENTS they are privately owned condos, each and every ones of them is owned by someone different. I’ve enjoyed living at The Landings. There are a lot of amenities and the free valet trash service is a huge bonus.

I like this little community! The neighbors are friendly and caring, the new property manager Anthony is amazing, there are soooo many amenities, and the complex is surrounded with pretty oak trees and lakes. I haven’t had any issues living here over the past 3 years aside from many changes in management but we seem to be going strong with the new manager and things are going well. They recently put in a dog park which I love and redid the pavers around the pool as well.

I bought my unit in December of 2019 and have had a very good experience since then. I am currently a member of the Board of Directors for full transparency but my family and I really enjoy living in this community that is pretty, clean and quiet and very conveniently located to stores, restaurants, downtown, parks and really anything you need. The pool and tennis courts are a great amenity that we use regularly and the valet trash is very convenient. We have been doing our best to address as many issues as possible during these tough economic times and as we make repairs to things like the gate, it continues to get better. As noted by others, this is not an apartment complex, but a condominium association. Every unit is individually owned so some of the complaints are not a function of The Landings Association. Our LCAM is willing to help in anyway he can so please feel free to make an appointment with him during his office hours that are posted on the community bulletin boards. He has office every day of the week at different hours to accommodate all the residents. If you want to help make a difference at The Landings, please get involved and join a committee and start making an impact for the better.

I purchased my condominium here in January 2022 and I’ve seen a great change for the better since then within this community! We finally have a great community manager (Anthony) who genuinely cares about our community and strives to make it a great place to live. As many others have stated the community has a lot of great amenities to offer compared to many of the other local complexes. The gate was recently replaced with a brand new gate and many of the issues previously reported by tenants due to the gate being broken are no longer an issue. I would recommend this community to anyone looking to purchase or rent a condo in a cute, quiet community.

So far so good, however if they are going to require that the space under the stairs remain free of bicycles, they should have a bike rack to secure the bikes.
Considering there’s been no gate, how is safe to leave anything un-secured.
Here’s a picture of a bike that’s been locked here every day since I moved in, but I left my electric moped locked and got a sticker about it being towed….

APT BUILDINGS FILLED WITH GERMAN ROACHES THEY WERE THERE WHEN I MOVED IN AND MY LANDLORD WONT DO ANYTHING ABOUT IT I TRIED TO CALL OFFICE IN HOPES THEYD DO SOMETHING BUT APPARENTLY THEY DONT CARE EITHER
