18 Plan on a hefty rent increase every time your lease is up for renewal. They're not interested in keeping existing tenants. They're just interested in siphoning as much money out of you as they can.
Stairwells haven't been cleaned once since I've been here. There's food, dog urine, and garbage in the stairwells.
Don't plan on getting any of your mail. The mail and package delivery system is a joke. I've had multiple packages stolen.
The landscaping is atrocious. Not sure if anyone cleans up after their pets besides me.
I expect alot more for $2,600/mo for a small apartment.
The Mayfair has been a wonderful place to live! It is super clean, has an amazing maintenance staff, and it’s a very safe place to be. Awesome area around the complex as well, with many food shops and plazas. I have had no issues in my few months of living here so far.
I’ve lived here for 4 years. Most up to date apartments in town and big floor plans. Maintenance fixes issues within 24 hours- very good. Nice amenities such as pool and gym. Can’t name another better apt complex.
I had an appointment to tour. Was excited and even took off work early for the tour. But I received a cancellation 30min before the tour without an explanation or call, even after they sent out a reminder 2 hrs in advance. I called the office several times but no answer and this is still during open hours. Highly disappointing.

First of all this is a good apartment complex with good design in mind. And these apartments are newly constructed.
The reason I gave one star because of poor safety that management provides. We have security entrance installed, which worked for barely less than 2 weeks since installation. And since then, it’s of no use.
One time we had a homeless person sleeping in the corridor. And lately, we started having our delivered stuff getting stolen right out of our doors.
If this is not of any concern to the management, then idk what would count to be taken seriously.
Great place to live! Convenient location and still very new. Maintenance is always very quick to respond and goes above and beyond to make sure we’re helped!
Great apartment, with reliable team members (i signed with Cheyenne). Only issues are thin walls and some technical issues with their package facility and building locks that seem to be out of service at the moment.
Had a great time living here, maintenance is always on time and comes out when needed, could do with more parking but still managed to find a space a not too far from the building.
An improvement would be getting more free weights for the gym.
The apartment is nice and all the fixtures and fittings are top grade.

Mayfair is a decent place to live, the management team has gotten better thanks to Adam! He’s the best and is always willing to help. It’s quite for the most part but if you live on the bottom floor the people above you can be loud.
When first touring Mayfair it seemed like a great complex, grounds were well maintained, large floorplans, new-ish build, decent amentities and a fair price (at the time). This perception changed quickly. After a few months in, it was very apparent that these units are poorly made. The walls are so thin you can hear full on conversations from your neighbors. There are multiple soft spots in the floor that you can feel while walking around, the shower leaked causing mold (apparently this is happening in all units from what maintenance had stated) and the abundance of Silverfish bugs in the bathroom are unreal.
The property itself is no longer maintained like it was. Landscaping has gone downhill and there is a huge trash issue. Its embarrassing to drive by the trash compactor to view what only could be called a mini landfill. Garbage is also sometimes left in the middle of the parking areas, which is a resident issue I might add (newer residence appear to not care about their surroundings). The gym and pool are far too small for the amount of people that live here, making it feel cramped. They’re also dirty for the most part.
Automatic door locks were installed a few months ago as an “upgrade” to the complex but only worked for about 2 weeks. No update if they will be fixed or not. There was also a problem with Amazon packages being stolen because the lockers in the mail room no longer work either.
As another review had stated, expect a hefty increase when your renewal comes up. It jumped so high that I originally thought there was a typo. Price definitely does not match the value the property has to offer.
I would not recommend for those looking to find a new home here.
I have loved my experience at the Mayfair. The units are quiet, have high end appliances, and are well kept. The maintenance staff is exceptional and always quick to assist with any issues. The pool and gym are also wonderful features. Would recommend to anyone looking for a place in Gainesville!
My husband and I lived here for a year and have absolutely loved it! The apartments are in great shape and exactly like the show home. The neighborhood is relatively quiet and nice, we’re relocating so that’s the only reason we didn’t renew! Loved living here!

Wow.where do I begin. Mayfair Apartments by far is the worst apartment I have ever lived in. There are three (3) specific reasons: 1.) The infrastructure of the buildings are extremely Poor! If you have heard the term "Lipstick on a Pig", then you know what I mean. The amenities and luxury upgrades in the units are super.but once you're inside the apartment, the walls, ceiling, and subfloors are PAPER THIN. The second and third floor units have hard surfaces throughout the main living area, dining room, and kitchen. I lived on the first floor and my neighbors above me had small children. Needless to say, I heard every toy drop, stomping, running, and endless noise. In addition, my neighbors next door were making noise that I cannot describe in detail in this post. 2.) I found snakes in the interior hallway of the building I lived in on two (2) occasions. 3.) High turnover in the Leasing Office. There is no continuity with the management team. Corporate Management (RAS Management Group, LLC) out of Boca Raton, FL, is out of touch and not engaged with the issues at the ground level with their respective communities. In closing, I do not recommend this community with extremely poor building infrastructure, lack of pest control, and management instability.
I had an appointment scheduled for today that I made online a week in advance. I was very excited to tour the property. I entered the main building 3 minutes prior to my appointment’s start time only to be greeted with disappointment. The woman working the office told me that I’d have to wait in the lobby area because she was going to be taking a walk-in on tour before me. I felt confused and disrespected. What is the point in making appointments an option if they will be disregarded? I took time off from work to drive over and see the residency. I am no longer considering this community as a place to live.
The office and maintenance staff have been are extremely personable, friendly and helpful.

Everything are perfect but the pest control is horrible.if you live here you will need to face sliver fish everyday, everywhere in your room.
My staying for the last year was a painful experience. The management is poor and they don’t address any concerns.they have the mind of you pay first and then we think if we can do what you want, and everything is non refundable. The building is so noisy. I was happy to leave but they made my lease termination is even worse. I agreed for the financial responsibility till the end of the lease, they took the key and obliged me to continue paying for the trash service and other service which I don’t use. I would not recommended this apartment over rated and over price.
