This building is excellent. The building is clean, modern and the staff is friendly and accommodating - we had an issue with our refrigerator and the building replaced it immediately. Chet is very attentive and responds within minutes.

Application and Move in process were easy and smooth. Every email was answered and concerns were addressed. Thank you Robert & Freida. Looking forward to creating memories here at the Palmer in our new apartment!

Our extended review is below now that we've finished moving in.

We are new comers to Palmer Dadeland and loving it! Moving in from our previous 2-2 located in the the Dadeland area to our new home has been a wonderful experience. One that I could describe as trading in a Lamborghini for a Ferrari or vice versa. I’ll explain; but first for those readers who are living the highlife in the over-priced Brickell area, I will use another comparison from the auto industry - it has been like trading in a Corvette Z06 for a Mustang Shelby GT500 or vice versa!

I'll explain… we’ve traded in one beautiful, high-performance machine for another during our move to Palmer Dadeland. The specious apartment we left had lots of advantages - our new and cozy home has many others unlike we had before.

So, the buttons of our new and gorgeous Ferrari may be located in a slightly different place, but the dashboard has its own charm and brilliance, the seating comfort and exquisite Italian leather details are there with subtle and breathtaking differences - after all - they are both fine Italian luxury pieces of engineering. Ok, being considerate once again with those living in nosebleed, micro-units in Brickell - they are both amazingly powerful and rip-roaring American built machines (I’m talking about the Corvette and GT500 in case you were speed reading!).

In summary - we are already in love with our brand-new Ferrari lifestyle at Palmer Dadeland and we’re definitely looking forward to putting lots of miles on our new home without looking back at the rearview mirror.)

We are still in the process of moving in so we’ll provide an update when done. The building is nice and the amenities are great! The people in the leasing office are friendly and the concierges are helpful. Thus far, we’re giving it four stars because maintenance has taken more than 10 days to take care of our “move in” punch list which includes painting and touch ups. It seems like maintenance is a bit slow.

One of the smoothest application processes I have ever done. Marco made great effort to make sure everything was set for my January move-in date. Text process made it very easy to communicate when busy at work which was a plus. Leasing office is great and always willing to help. Very excited for my upcoming move-in!

The work being done on the outside of the building should be communicated with residence so that they know when workers will literally be on their balcony.

My experience at The Palmer At Dadeland (8217) was beautiful thanks to Concierge Bianca. Her professionalism is amazing. She helped with the problem I had, and she not only gave me answers quickly but she works very efficiently. She is very sweet, and you can tell she truly enjoy’s helping people. Would definitely recommend going to HER for help and ask for her if you need any assistance regarding any issues.

Great location. Professional management staff. Love living here. Only complaint is about the dogs barking at night, defacating and urinating in the lobby and elevators. Management needs to make examples of a few bad pet owners and publish it. Otherwise the place keeps getting better.

My honest review: The property looks nice, has a brickell - hotel vibe. Two nice gyms, nice pools; parking garage is ok when the gate is not broken. Receptionist nice (hours are short, not on staff at night when you need them) The building itself, has a flaw where doors have a 1/2 inch gap on bottom so you can hear every conversation, dog barking in units. This place is literally a human society dog shelter, I was on floor 14, on one end one dog constantly barking, the other end constantly barking into the late night morning hours. I reported it to leasing, corporate, reception nothing got done probably because they charge a monthly fee for dogs, and make money from them. This place is kind of like a fraternity, not the place for tranquility, people singing at top of there lungs in there rooms, parties, young kids blasting there music late night hours, again no receptionist at night to ask for help. Elevators are always broken at this place, you'd wait like 15-20 min, imagine rushing to work?

The most negative experience I had was leasing & corporate: When I signed my lease, leasing was very attentive to communicate with me, after I signed they became non existent ignoring e-mails. I e-mailed them I found a used condom in hallway once, saying my neighbor had a child, recommending they speak to other neighbors that's unacceptable, leasing did not even have the courtesy to call me to apologize for the experience, nothing. They never answer there phones, when it was time for me to sign my new lease at new location, a form was required to be signed (from 9: 00am - 5: 00pm) i would call and no one would answer; I had to literally leave work early on two occasions to get the forms signed in person. Again corporate located in Texas, no response to e-mails; check out there reviews, there horrible.

The only leasing staff I found that actually put effort in replying to e-mails was Erica / Alexandra. Robert, on occasions would return calls too. The rest, were non existent; I left e-mails, calls for a Marco, requesting urgency of new lease form; unsure what he does there, but never called back, never e-mailed back. There is a broken system in leasing; room for improvement.

If you'd like a professionally conducted building, decent, peaceful environment this is not the place to move into. This place is that saying, "pig with lipstick" looks fancy, but interior wise, it does not reflect that, you do not get your money worth for what you pay.

By the way heed caution with the positive stars; there either ppl that are new to move in, or who knows. My recommendation, look at the "repeat" comments from other users; those are usually the true comments.

Very good in general. I would say that on the lower floors you can hear cat noise. Not a big deal, just get a sound machine. The 25th floor balcony is incredible. I’m an amateur photographer and being able to see lightning over the Everglades is amazing, though I just moved in so that will be over the summer.

Moved in here a couple months ago. Absolutely love the building and amenities. Great location. Have everything nearby. Robert has been amazing to work with at the leasing office. Maintenance guys are also great always quick to act on issues. And monthly events for the residents!

My experience these past 4 months has been atrocious. Our unit ceiling has had an ongoing leak for the past 4 months, and the temporary plastic covering which was installed continuously fails weekly, soaking our unit with calthemite tainted water. Our sofa and area rug are continually damaged, and yet 4 months later the problem has not been fixed with no expected resolution date. I know the building may respond to this review and say they offered to move us from this unit, but at this point we've spent 4 years in this specific apartment and would like to keep our unit until we decide to officially leave this building. We signed the lease for this specific apartment, not another. The common area hallway ceiling at our front door constantly collapses during heavy rains, and the carpet below is continuously soaked and humid. The garage leaks, the common corridors leak, the units leak, there are cracks in the garage of this building and yet it is only 5 years old. Attached are photographs showing what conditions this building is currently in. No concessions have been offered to us for the ongoing inconveniences we have experienced. I would not recommend moving into this community.

If you ever live here and have any issues, THEY WILL NOT ANSWER THE PHONE. Not even if you call 20 times. It’s hard for those who aren’t always able to get to the leasing office. The Palmer needs to do better as far as staffing goes and retrain the leasing office on customer service because it is lacking SEVERELY!

As we speak we are sitting in a rental waiting for over 2 hours for them to accommodate us in another room. We walk into the place towels on the floor used paper towels on the counter and they have the nerve to say all they can do is put us in a 2 bedroom until they clean this one and WE RENTED A 3 bedroom this is NOT ACCEPTABLE IF THEY DO SOMETHING RIGHT NOW CAUSE I’MGOING TO THE BBB NEXT.

Had a horrible experience at this building. They do not let residents know that guest parking is paid parking. I have never heard of a residence making guests pay for visiting their residents. I got a parking ticket from the building and when i tried to appeal saying there were not enough signs or instructions that parking is paid parking, they denied my appeal. Terrible experience and I will be making sure any friends who are thinking about staying here know the guest/visitor experience.

I went to visit this building as I may be moving; the leasing specialists, Robert and Frieda were amazing. The amenities are superior. The property is beautiful. This place has so much to offer. I would recommend this place and have to people looking for affordable one-bedrooms in Miami; conveniently located. I was very impressed.

I do not recommend that you visit this place in less than a minute they put a ticket in your car for parking just to leave a delivery for a guest.the management only knows how to say sorry it is an external company within our parking lots they are not responsible
there is no free parking for delivery and visitors for short periods

Si eres delivery o visitante nunca estaciones tu carro en los parking en solo 1 minuto te colocan un tiquets, y la gerencianunca te ayudará a suprimir el tiquets, pésima instalaciones no aptos para visitante ni repartidores a sus huepedes
