The Residences at Thesis, Coral Gables FL

We like it here. The staff and maintenance team are helpful, the apartments are nice and modern, I highly recommend The Residences at Thesis.

Indira Puente was amazing to work with. I want to thank her for the hard work she has done in helping me with all my inquiries. She was very professional and answered every question I had. The property is beautiful and in a great location!

Perfect location, beautiful amenities, friendly concierge, and the staff gives great customer service.

The management was professional and provided excellent logistical support. The entire team was invested in the most pleasant move in experience possible. I would highly recommend this apartment complex.

I love Thesis, I feel very safe, is very clean and I use the amenities frequently. I go to the pool, the gym and meet with my friends in the courtyard. All the staff is very friendly and diligent. All of them know me by my first name

I lived in Thesis for the past year and have not been happy with my experience. Long story short: do not live here if you are in a UM grad program or are a working professional.

While it is a clean building it is essentially an overpriced undergrad dorm. I had friendly interactions with some, but most of the undergrad residents are extremely loud and inconsiderate to their neighbors. It does not help that the walls are paper thin. I had many instances this year where my neighbors were hosting pregames/parties on weeknights ridiculously late at night and I got little to no sleep before exams. Giving some of these kids the benefit of the doubt, I can literally hear my neighbors talking through the walls so there is no way to play music and have others not hear it.

Also for comparison- I had friends in other undergrad dominant buildings and Thesis was even louder than those. I honestly am impressed how the employees of this building put up with the residents here.

In conclusion, this building is in no way worth the price if you work or are serious about your studies. It is laughable how a fake luxury building on the side of the highway costs over $1k more a month than a Brickell high rise. Disregard all of this if you are an undergrad though, I am sure you will have a great time living here. Just definitely avoid here if you aren't.

We just leased an apartment for our daughter at The Residences at Thesis. Sakura was incredibly helpful, super responsive and really made me feel incredibly confident and comfortable with the decision. I look forward to an incredibly happy and successful year for our daughter!

One star because I can’t leave less. We managed to Google the information. There are many other properties in the area with better amenities, better services and also cheaper. Don’t waste your time. We decided to get the information online because when we visited the building we had the most unpleasant experience ever. The person in the leasing office thinks that there is a line of clients waiting for their property. I hope someone explains to you that a potential customer is important, even if you don't have units available. He or she didn’t have the kindness to leave his comfortable office for 1 minute and greet us. That person thinks that they had so many people waiting for apartments that it was not even worth writing down our names to be on the waiting list. I really hope that business continues well, but neither I nor anyone I know will ever return. Good luck!

As a student from UM, securing a lease and establishing residency remotely has been streamlined, efficient, and time saving. From my initial correspondence with Sakura, to move in, the management team has been responsive.

I was able to virtually tour the building and compare different available apartments. Questions about floorpans and apartment views were sincerely answered with guidance on how to compare everything myself.

I submitted my application the last week of December, with Christmas and New Years occupying everyones time. I was happy to have immediate communication with the leasing office. While most companies are on standby until the new year, THesis was in the office helping me right before, and even the day after Christmas.

I successfully submitted my application and secured my lease all within one week.

This community is nice. The front desk staff is courteous and professional. The maintenance crew is hard working and they always smile. I am happy to see how serious they are, but also prideful about their jobs.

The residences at Thesis is a beautiful apartment community which has a very helpful, professional, and responsive leasing office. They help you every step of the way. Each apartment has a balcony with great views. The apartments are modern and spacious. If you’re looking for your next place to call home you should definitely check them out!
