The Wynwood, Gainesville FL

Very friendly staff. Made move in very smooth and easy. Great placement for apartments, close to UF for school, Publix for groceries, and entertainment as well. Amenities here are great, pool and clubhouse always clean and available. Newly renovated gym. And great maintenance staff! All-in-all, great place to be either long-term or short-term.

Great place to live. Toilets are not ideal, but the apartments are quite nice and affordable. The overall complex is very scenic and quiet. The primary maintenance man is the best I have ever seen, and his team is great. Love the management team.

I started living at wynwood august 2022 and have been living here for about half a year. I really enjoyed my experience so far. The management truly want to help you find the best solution. Going into the office isn't a fight, but a conversation that ends in results and help. The lawn/hangout area in the back of property is really relaxing and I eat meals out there. I will be resigning!

pros: best price for location, parking is always available for residents and guests, spacious bedrooms (I can fit a king size bed in mine), quiet environment, and maintenance comes quickly.cons: some units do not have washer/dryer, units can vary from show unit, and there's not overhead lighting in the bedrooms.

Juan, from maintenance, goes above and beyond to help fix things around the apartment. He completes his work with a smile and does an excellent job. Thank you for all of your hard work, Juan!

Wynwood has been a great complex to live in. Anytime we request a work order, someone arrives the same day to assess/fix the issue. The grounds are very well maintained and the pool and gym are wonderful. Staff have always been very nice and responsive. Rent here unfortunately has gotten out of our price range so we will be looking for somewhere elsewhere to live next year, but overall this is a great complex and would recommend.

New to the area and recently inquired about this complex. The complex is very nice, and I was blown away by how kind and informative the staff was. Landen was very helpful! I recommend checking this place out!

I highly recommend this apartment complex. I lived here for a year during my last year of school. The complex is pretty well located. They just opened a Publix right across the street (10 mins walking distance, 5 mins if you J walk). There’s a plaza across the street with a Cuban restaurant- Mi Apa (3 min J walk), PDQ (5 min J walk), and one street after the plaza is Famous Burrito (7-8 min J walk). It would take you longer to drive to them than to walk because of the 2 minute red lights.

Everyone is right about how great Juan, the maintenance guy, is. He literally would fix work orders the day after it was submitted. He would come every 3ish months to change the AC filter without requesting a work order. As much as my dog hates men, he would still try to befriend him with treats. He IS one of the amenities of the apartment complex.

Management is always nice and greets you with a smile and are super helpful with any doubts. They are very communicative and kept their tenants up to date with any emergency work to be done or if anything was going to cause inconvenience. Majority of the time they would know ahead of time and would send an email. They are very patient and treat you like priority, as does the maintenance.

The complex itself is quiet. It is pet friendly and majority of the dogs I met were friendly and played in the big field with my dog.

The apartment itself was great. Very spacious for one or two people (the one bedroom apt). The apartment I was in specifically, I had no complaints about. The floors were clean during move in, furniture looked brand new/ well taken care of. The walls are slightly thin, for example if me and my neighbor had our beds positioned the same exact way along the wall, I would hear their snore better but not perfectly. I had a dog next door, and even if it barked, it sounded muffled as if it were 1-2 doors down. The balcony I had had privacy! There was a wall between my balcony and my neighbors balcony. The washer/dryer combo didn’t dry so well, it took 3 hrs on the dry cycle. But regardless I would use the complex laundry room because it was cheaper than the apartment washer/dryer combo since sucked too much electricity. The water pressure was good along with it always having hot water. The thermostat/AC could be manipulated even when you’re not home via wifi. And I especially loved the keyless doors (they use Latch). You could open your door from an app at a certain distance from the door.

The only bad part was the yard. The lights didnt work/ were broken, the firepit only worked the first 2-3 weeks and stopped working/ wasn't fixed. And I believe the grill wasnt working either for a while. BUT, i dont think it's all their fault as some people who didnt live there would come mistreat. Also, I did run into 3-5 cockroaches in the year I was there. Nothing a little Raid can’t fix and pest control did come once and spray the inside of the apartment.

The big field in the back is big enough to let your dogs run. A family of deer would come out from the forest and graze in the morning. Big and small alligator sightings by the ponds, especially in the summer. I'd be careful with that with pets near the ponds, especially the one in the back by the field!

GREAT APARTMENT COMPLEX OVERALL! It is kept very clean. Also had some great sunsets and a small enclosed dog park, aside from the big field.

I absolutely love this complex! I haven't found another place in Gainesville where management is so easy to communicate with and issues get resolved quickly. The neighborhood stays clean & everyone I've met so far is very friendly. I've read some reviews about pricing going up but in my opinion I'd much rather pay to live here than go somewhere cheaper. The location is also a bonus!

For as many things as are wrong at the Wynwood (and there are a few.), for the time I've been living here, Juan (maintenance) has been the one and only highlight, always willing to help, and getting everything in place (basically carrying the place by himself)

Only good thing was maintenance crew. Hands down to them. A gross place to live in. Bad management. Totally expensive scam! Lived there for six years until last management took over. Moved last year to a bigger apartment since I was pregnant and my family was growing. They placed me in the worst whole they could find. Since day one I moved in, (first they called me to push the move in time because they were "cleaning"), the place was full infested of roaches, both German ones and the ones that fly, and gnats. Called many times to pest control and to complain and never did anything until I had to take next step to make them work on the issue and retain the rent payments until they actually listened to me. (Florida law regarding pests or concerns allows to do that with a written form, which i did it) Talked to Justin and he agreed on non payment until I see difference in my apt. 4 months after he never answered my emails or calls. I had to get out the place 3 months before the lease ends because the situation was unbearable. Roaches on the bed crawling my sons face at night, my husband got sick with his asthma (because the place was humid) and I even had to take my dog away because she got worms (from the dirty poop that ones pick up outside) and skin allergies as well. Let them know I wasn't there, they never cared only to charge me. Nothing was done. On top of that the complex was not secure, people stealing bicycles, scratching cars, destroying the amenities, jumping fences and making noise.
The apartments are way far from what they sell online. They charge you for everything but they never actually do anything after you sign and put yourself in the worst place ever. They false advertise themselves and they are not professional at all.

Fantastic apartment to live in for students, families, and everyone in between. I was surprised at how helpful and kind the office staff was no matter when I would call. Issues of any kind are fixed quickly and you actually feel like a priority as a resident. Their maintenance team is fantastic, kind, and speedy at getting requests done. The apartments themselves are kept in great condition too. The walls are a little thin but compared to most of the apartments in Gainesville it’s nothing bad at all. If you’re considering leasing here I would say go for it!

New person running and organzing apartment turns shes awesome. Theres been more organization and better worj done. Apartments are looking goid and the staff is friendly and helpful. Ms. Deedee forgive me if its mispelled is a delight and im looking forward to painting more for her and Eli with infinite solutions. Id be moving here asap if it was in the cards.

I switched my residence just to check other options but now again I am back in Wynwood as I felt a lot of things missing in other places. This feels like home!

Move in date was very welcoming and helpful with all the team members offering services to the new residents. Juan was especially helpful when he came to the apartment to fix a few of the things we had reported. He was genuinely interested in helping us and providing us with the best service possible, he even gave my dog a treat! Truly great

Justin and Deedee helped us out immensely on our move in date. The front office staff are super nice and helpful! Personally, love the murals too

I’ve lived here for three years and its been a great spot. Maintenance is always very responsive and always working around the complex! Juan is especially wonderful! He is always busy but always makes time to say hello and give my pup a treat. He is very helpful and greatly appreciated!
