We have been renting from their location, Genesis, in Clearwater. Wrongful eviction was filed. There was no 3-Day Notice posted on the door or handed to one of us in person. The assistant property manager, Blanca, is the most hostile person I have ever met. We have a ring camera on our door and she swears that it was posted on our door. It never was. I reviewed the footage from said day, and nothing. I was told that she signs them and what her people do is out of her control. I have requested copies of the eviction with no avail. The property manager, Angela, is wonderful. She sorted things out and apologized to us so many times and stopped the eviction process. I have made the request to speak to corporate many times now, but you can’t seem to get a hold of anyone. Do not rent from one of their properties. Save yourself the headache.

Do not ever rent from these people they are just out for the money. They don’t care for the properties they own, the people employed by them are super rude. I rented from them for two years, and my rent fluctuates based on how they feel. The ledgers to tell you what you are paying for aren’t broken down for you to understand. They do upkeep the premises unless something is in a state violation or someone gets hurt. I was late 9 time paying my rent, I’m not perfect. But with the economy I should no have worry that the promised amount I signed will go up or down because someone in cooperate said so. Whomever owns this company cares for is their bottom line. So rent or due business with them at your own risk. I’ve never been so demoralized by a company to the point where all their employees just say you’re broke. And don’t want to help with issue. Once I’m done with my lease I’m moving. 2 years of wasted hope on a broken property.

I rent from you at The Oceanaire in Largo, apt 227. My A/C has been out for 3 weeks and no one is returning my calls or working my service requests. I had to go into the leasing office and the property manager says they need approval for repairs from you. That was 2 weeks ago. Bad business.

Looking to do a formal complaint at my current property at Hyde Park, since it seems like I'm going no where with current management. No one is currently answering calls at the phone number listed on here.

**Also, adding in personal response regarding their management style which is reactive, not pro-actively protecting residents. Management seems to take this very personally when it is mostly a reflection of their own doing. Safety should be a concern, health codes should be up to date, personal safety violations should be monitored, residents who threaten others with violence should be dealt with. My interpretation is that TLR corp micro-manages sites and doesn't provide the correct funding or tools for sites to be functioning or successful.
^^TLDR: Not great. Definitely seen worse. If you can afford it, go to a higher end property or different management company. ^^
*The Grove Apartments, Tampa*
Not great. Okay if you are in a pinch.
1) Location is not.ideal.
2) Safety is a concern. Residents, trespassers, un-housed community, door-to-door, un-watched children. I did not feel safe after multiple police incidents involving the neighbors.
3) Nothing is updated. And if it is, it's done poorly.
4) TLR will take your security deposit, no matter what. If it is spotless, new, untouched. They will claim it. Fight it.
5) No onsite laundry. For the 7 months there was no laundry available. NO laundry in apts. Laundry rooms were sold.not one working! Kind of a big deal.
6) Mold. If you have allergies or are health conscious, all things are painted over, not replaced. *Serious*
7) Positive - they did have pest control. Bugs were a minimum, office staff usually on top of what they could be and helpful, maintenance did what they could with what was approved.

Would not have moved there looking back. It was not a good experience.

We moved into The Hyde Park Collection in SOHO, and our water pressure had been non existent. Amir, acting maintenance supervisor, has helped immensely and has made this whole process very easy. Thanks for everything Amir!
