7Promised in a month, took almost three months. Way below market using extremely old information. $3500 for an appraisal and they won't take or return your repeated calls? Waste of time and money.
I have been a real estate agent in Brevard County for over 35 years and I use this company whenever I can. Their honesty, integrity and professionalism are well known and they have the respect of many professionals in this community.
One of the worst customer experiences I've ever had.
Having worked in economic consulting that focused on the housing market and coming from a data background, when the appraisal came in much, much lower than any publicly available data, I naturally and politely asked for insight into the methods used and what the final numbers were supported by.
My request was met with rudeness and a lack credible evidence in support of the final appraisal. When I was told I could submit counter evidence, I did so and submitted a quality sample size offered from a local realtor that I'd vetted, it was ignored.
If you're looking for credible, quality work and service, done in a timely manner, I'd suggest looking elsewhere.
Working in the Real Estate Market in Brevard County I cannot say enough positive things about this company. Their honesty, attention to detail and their responsiveness are just a few of the reasons why I give them five stars and would refer them to any of my closest friends.
Called and left a message and my phone number and they've yet to return my call after a week.
SUMMARY:
Do not use this company to appraise your house! They do not abide by the Florida Building Codes and Statutes! My bank got so frustrated with this company, they ordered a 2nd appraisal to be done on my house!
DETAILS:
My house was appraised by Gary, from Tuttle-Armfield-Wagner (TAW). The appraisal came back saying my house was only 3 bedrooms, when in fact, it is 4 bedrooms. When I bought the house in 2017 I had an appraisal done that clearly stated the home is 4 bedrooms.
My bank (Space Coast Credit Union) politely contacted the appraisal company and asked them to correct the appraisal. They refused, claiming the 4th bedroom was in fact a den, because it was "small" and not close enough to a bathroom.
According to the Florida building code, a bedroom must be at least 70 square feet. The room in question is >140 sqft! Over twice the requirement. Yet in the report, the appraiser simply wrote "the room is small".
Also according to the Florida building code/statutes, "proximity to a bathroom" is not a requirement for a bedroom! Having a window, having a closet, being on exterior wall.sure. But nothing on proximity to bathroom. Not to mention.the bathroom is only 21 feet away. Their report says it's "on the opposite end of the house". REALLY? !
On 2 separate occasions my bank referred Tuttle-Armfield-Wagner to the Florida Building Code, and asked them for clarification and to please revise the appraisal report. On both counts, they refused to revise the report and also refused to provide clarification as to why they were deviating from the Building Code/Statutes. This was absolutely unbelievable to me and the bank.
