Horrible apartment complex.
Roach infested
When I moved in originally I signed a lease first for a unit then was asked to move into a different unit because the one I signed for was not ready the date they said it would be.
I moved into a different unit to compromise with the complex
I was given a unit with blood stains on the carpet, which was refused to be changed, offered a complimentary carpet clean
Dead roaches just painted over on the walls.
Light fixtures/switches show excessive roach feces
AC unit consist of black mold and froze over during summer.
Dish washer never worked
Freezer made yellow ice and the cooling agent was burnt out and not replaced Poor plumbing - washer dryer unit smelled like rotten eggs
Poor Maintenance of apartment.
Vinyl Floor lifting.
Bathtub peeling and rusty because they did not use an oil paint to touch up bathtub.
Neighbors across and above me also moved out due to roaches.
Paid monthly fee for a gated community where the gate has never worked.
Upon move out I am being charged over an additional 400$ for maintenance cleaning
When I already Paid 110$ for a required move out cleaning fee.
Trying to charge 200$ for not filing a 60 day notice to move out when my lease listed to be over at a certain date and that was the date I moved out on. When the notice was given Dec 4th.there is 31 days in Dec and Feb.which makes a total of 62days. So my notice was made” 2 days late”
But they called 8 days after the “ required” date of submission
They call it a "buyout fee"
And waited weeks to have my service orders completed.
Offer something called a loop upon move in which is stated as a non refundable 100$ deposit but then hit you with every fee to make up for the maintenance they did not do prior to move in.

Very clean condominium and in perfect condition, all the facilities work and the treatment of Miss Katherine is spectacular, very attentive in explaining every detail with great sweetness, do not hesitate to stop by here!

I came to valencia for a tour and really liked it! The staff was very helpful and showed they really cared. Alondra showed me the community and highlighted all its features, I would really recommend Valencia!

This is a very nice and always friendly set, especially katerine Lopez, she is very sweet and always available to help, the area is super central with access to many locations.

EDITED: Talked to the community manager today. Staff was very friendly, none of them deserve any flak from my grievances. My maintenance issue was fixed, found out they were very short staffed, and that's clearly a corporate issue cutting costs. I'm rating them 5 starts now because corporate is going to post my review as a reason to cut jobs or costs, using this as a "Performance metric". So go the staff here, you all are wonderful, and make everything better.

Speaking of corporate onto the part of the review the staff here can't control.

Massive hidden fees. Apartment is listed at 1739, then I have to pay a 35$ pet fee, which is standard. The. I have to pay a 127 "Community Services" fee, finally a 4$ "Billing admin" fee. Why isn't any of that just taken out of the rent? Because they want to make more profits.the place is barely worth the rent cost. The building was constructed in the 80s and clearly corporate decided that they will just take renovations from the lowest bidder because they left all of the 80s features. They added the world's shallowest bathtubs. The toilets are clearly original to the construction. This isn't "Luxury living" by any stretch of the imagination, so don't fall for the propaganda. At the end of the day these landlords couldn't care less about the people who work for them or the people living here.

I will fully recommend you shop around before settling here, because there are apartments of equivalent value that are far better quality and newer construction.

The lease itself has so many clauses that end in them making money it's almost ridiculous. There is even a clause that says "If you are delinquent on a payment and haven't entered your apartment in 2 days the landlord can claim your belongings. " How this reads is don't be late on your payments or we are stealing your stuff. Now I know some lawyer is going to correct me because "Delinquent" has a legal definition, but for those of us who don't speak legalease, that how it reads. How do they know you haven't been in your apartment? Because the smart locks. Which I am now convinced only have been installed so they can do things like, lock you out, track your active times, or see if you haven't been in your apartment. Which for me is freaky, I hate that.

The motto here is "it's a value added community. " Which makes no sense. The only value added is the value added to the landlords not the people living here.

Terrible operation of this condominium, it is unfortunate because the apartments are not bad but the prices do not correspond, they never respond to your complaints on time and they want to charge you money for anything,
