Bruce did a fantastic job fixing the leak in my bathroom today. He went out of his way to also remove the mold that was forming around the bath tub due to the bad job done with caulk and replaced it with I believe he called it granite! It took him 2.5 hrs and he did not quit until the job was done! My experience so far with all the maintenance and staff has been great! I just wish they had more workers to attend all the work orders in a timely matter. I still have 2 work orders open since October.

We have not even been here a week. Was advised it was move in ready. However, we have 14 maintenance requests issues. Which include a hole in the outside patio ceiling and screen. Which is allowing animals to come in and is creating a odor in one of the bedrooms and it's closet. They have been aware of this since the day of move in and still nothing has been done to fix it or cover it until it is fixed correctly. I would not advise to give them any money until you can see the unit. Which was also an issue and we couldn't get the keys until the day of. Which was with the movers waiting to unload. Move in at your own risk! If your on the bottom floor. Please be aware they say there is a process and repercussions for loud neighbors. But nothing has been done. Kelly in the front office is nice. Amber acts like your rude when your having issues and not supposed upset about it. Office and maintenance have advise it wasn't move in ready. And they do not know why we was allowed to move in.update:

It has now be 2 months since we have moved in and the issues still have not been completely resolved.
The main issue with the hole outside on the patio is still not closed up and fully repaired. I called again today and the front office lady was rude. Like how dare I bother them. Completely unacceptable.

Long story short, I've lived here for 7 years. Whatever issues you have for maintenance, expect them to call you about it 15 times and never come and do it. I've had a leak in my roof for 8 months. Every time it rains, I have to put a bucket down. My stove has been broken for 2 years. The front burners smoke if you turn them on. I think the best part of living here is the maintenance team. There's 2 guys who ride around all day and make women extremely uncomfortable. My fiancé loves to tell me about the cat calls. One of them drove by her, reversed back up to her, and started singing and whistling while staring at her. Great place to live if you're like my neighbors. Dirty and loud.

Just moved in a few months ago and have been enjoying our little apartment! The amenities are wonderful, office staff is very friendly and prompt and maintenance requests get taken care of in a timely manor! It’s quiet, the gym is great, pools are always clean, the property is visually beautiful with no trash. There’s always plenty of parking and shaded spots are a bonus for us. I’d definitely recommend this apartment complex to anyone looking!

These apartments do have nice management so that is the one thing that keeps me from leaving zero stars. The management was nice and approachable, but were at times slow to respond to concerns.

Now for the bad. These are the worst apartments I’ve lived in. The walls and ceilings in between apertments are paper thin and you can hear your neighbors loud TV and stomping. I voiced this concern and it took the apartment 3 months to resolve a noise issue with my neighbor.

The unit I moved into was not clean there was signs of wear and tear all over the master bathroom and the floor in the guest bathroom felt like it would sink in and collapse. The kitchens are tiny and dated.

I had issues with cockroaches and bugs the whole time I lived there, and I kept the apartment clean. I’ve never had issues with bugs before. In fact the day before I moved out I found a large spider in my shower.

Maintenance was very slow to respond to concerns, my sink drain was clogged the whole time I lived here, for the last three weeks I lived in the apartment after a power outage the units’ 1990s home alarm system regularly went off and maintenance did not address it even after I put in an emergency request.

Finally the outside entrance ways of the apartment were filthy and trash was often piled outside of the dumpsters.

Like I said the management is nice, but I think they're in over their heads. This place is a dump and would be difficult for anyone to manage effectively given the state of the apartments. They are in desperate need of remodeling.

This place made my eight months living in the Tampa area miserable. Do yourself a favor and avoid!

This was my review from about 2 years ago, with a 5 star rating. "I have lived in this complex for several years now. The office staff is awesome, extremely helpful and friendly. Not that I've had many issues but when I have needed maintenance they were very prompt and also friendly. " Fast forward to today and everything has completely changed. I have lived in this complex for approximately 8 years now. Over the last 2 years there has been a serious decline in everything from upkeep of the property and amenities as well as the office staff. While my rent has increased hundreds of dollars over these past 2 years the quality of everything else has decreased. First, lets talk about the amenities you highlight.controlled access gates - these have not been working in 2 years / Resort-style pool with spa and second pool - the second pool is not well kept or cleaned and good luck if you need to use the restroom because any time I have been there you can't get into them / State-of-the-art fitness center and spin room - spin room? That room is locked and has not been accessible for years and tell me how we live in Florida and the air conditioner in the fitness center has been out for almost 2 months.a sign was posted a month ago that a new unit was ordered but still nothing. I'm sorry but there is absolutely NO way it takes that long to get an air conditioner. I personally do not feel the current management/office staff has any care or compassion for the property or the tenants and there is no urgency to fix anything. When I have called to the office and actually got a live person on the phone they were not very nice or helpful. I honestly feel as if they do not care about the issues going on around the complex. Lastly, maintenance requests are not always addressed in a timely fashion. However, the maintenance guys that have come have been great. This place would be a great place to live with the right people managing the property.

I put in a service for a sink stopper and the worker "Jefferson" looked at the sink and said, "the sink is old, let me install a new one" His knowledgeable experience make future incidents from happening by replacing appliances when its needed. Thank you Jefferson! And for the new dishwasher!

One of the worst experiences I have ever had with an apartment complex. I moved in back in March 2020, the first year was fine. In 2021-2022 they have got progressively worse. All my appliances had issues, my AC broke at least 25x in 3 years. They are madly disorganized. I called for someone to fix my AC and I got, "I'm out" - no one showed. Lastly I gave my 60 days, they showed up 3x within a week acting like I had left AND they charged me rent - when I had already moved on. Be very aware this place.

It is a shame to see so much trash in the front canal/ditches. Always love to see the turtles and such. I hope they can have cleaned up soon

One of the worse apartment complex I've lived in. The garbage is piled up at the dumpsters to the end of the sidewalks at least twice a month. I've had a roof leak on my back porch since I moved in over a year and a half ago. I put it on my check in list when I moved in. My washer quit working a week ago and I still have no answer when it will be fixed. They take no pride in the appearance of the complex what so ever. The noise is ridiculous. You would think it was a section 8 complex. And for what they charge its unreal

Quality of living here keeps going down, while the rent goes up. Garbage piles up at the dumpster, making a very unhealthy environment. It's that way now. They don't seem to have the money to take care of the property properly. Even the pool was closed by the health department recently.

Terrible customer service. They are never at work when they are supposed to be. Lazy employees.need better office staff.

I've been dealing with a noise complaint issue for over a year and nothing ever happens. The front office says they'll make a of it note and get back to you and that's it. The noise issue is incredibly loud and unrelenting and it seems like they just don't care. Not really sure what else to do at this point. I don't like using reviews as a way to get someone's attention, but that seems like the only way to get a response anyone.

Cons - walls are very thin apparently; maintenance is a bit spotty (we've had a request in for a week now because our AC is leaking and nothing has happened. I guess we'll just keep dumping the bowl catching the water), front office is difficult to get a hold of

Pros - pretty apartments with high ceilings, pretty grounds, maintenance *can* be good (Shout out to Tyrell for the emergency maintenance call at midnight last month! Very friendly, helpful, and fast!)

I lived at versant place apartments for 3 years and up until my last day there I always had an amazing experience not only with the office staff but in general. Any time I had something break in my apartment maintenance was always quick to try and solve the issue and very kind/friendly. 10/10 recommended!

Lived here for 2 years, I think it's a nice spot. Brandon is rapidly growing, so there's plenty of places to go to, along with this complex being right across the street from the Brandon Parkway Trail to walk on is nice.

Lot of trees for shade (although they do drop a lot of junk on your car and ants and such, there is an option for garages though), and overall a quiet neighborhood.

Biggest complaint is the neighbors that the place seems to attract, there's constantly trash left places, cardboard recycling dumpster full of household items and trash, and nobody seems to know how to read to use the garbage compactor correctly, (you just throw it in and shut the door) which then everyone just throws their trash on the ground in front of the compactor like slobs, with a mountain of trash stinking up the place. HOWEVER the staff and maintenance are very friendly and nice, and actually are very quick to clean up the trash, I feel they don't get enough credit, it's something they shouldn't have to do but they keep on top of it and keep things as clean as they can. Landscapers also come through every week so all the foliage is shapely and trimmed.

Overall I recommend this apartment complex.
