Village at Terra Bella, Land O' Lakes FL

Great place, I’ve been renting an apartment here for a whole year. Very nice and helpful staff. There are locations for sports and recreation. The village is in a very convenient location from the main roads. Very friendly neighbors.

We really loved living here for over two years.
Pros:
- super friendly and very helpful staff
- maintenance requests get attended to immediately (even change light bulbs and air filter!)
- beautiful, well-kept community. Amazing pool with beach entry (great for little kids,) great gym and yoga room. Beautiful clubhouse. And always super clean.
- amazing location. Close to everything, and highway. Community is tucked away so you never hear or feel the bustle of SR 54

Cons:
- very dark apartment. The kitchen and living room receive no natural light from outside so we always had to have all the lights on from early morning. (Bedrooms very bright though!)
- no kids park/playground (only a dog park)
- the balconies have wood slates so if your neighbor upstairs decides to cut her dog's fingernails or over water her plants.it's all coming down to your balcony downstairs:/

PLACE IS A TOTAL DISASTER. SEEK APARTMENTS ELSEWHERE! DON’T DO IT TO YOURSELF

PROPERTY MANAGER IRINA HEARN IS HORRIBLE. NEVER OUT TOURING THE COMMUNITY, MAKING SURE PLACE IS WELL KEPT. SHE WORKS MAYBE HALF A DAY EVERYDAY. NEVER IN THE OFFICE TENDING TO BUSINESS AND UPKEEPING THE PROPERTY. THEYRE NOW PAINTING THE BUILDINGS MAKING ZERO REPAIRS TO THE EXTERIOR. LIPSTICK ON A PIG!

Mechel, the leasing agent, was incredibly helpful and went above and beyond to make sure that we had a smooth and stress-free experience.

From the moment I started looking at apartments, Mechel was incredibly responsive and answered all of our questions promptly and thoroughly. She went out of her way to make sure that we are happy with our new home.

I would highly recommend Terra Bella to anyone looking for a new place to live in Land O'Lakes/ Lutz/ Wesley Chapel. The apartments are spacious. But what really sets this apartment complex apart is the staff. Mechel is a true asset to the team, and she is one of the reasons why we love living here.

A great community! It is a quiet and well-maintained community. The management team and maintenance quickly and professionally respond to work notices. Further, the management team provides accurate and timely information to keep the tenants aware of any incident that affects the community. I love it here!

DO NOT RENT HERE. WHEN WE MOVED IN WE AGREED TO 1,900 A MONTH, AND THE RENT CAME UP TO $2400+ A MONTH AND WITH ELECTRIC, IT CAME UP TO $3K A MONTH.
THIS APARTMENT COMPLEX HAS TRASH EVERYWHERE OUTSIDE AND NOISY NEIGHBORS.
THE WALLS ARE PAPER THIN WE HEARD OUR NEIGHBORS BASICALLY BREATHING UPSTAIRS.
MOLD EVERYWHERE IN THE SINKS, BATHROOMS, TAP WATER IS SLIMY. I CLEAN DAILY, I DEEP CLEAN WEEKLY AND STILL MOLD COMES UP ON THE FAUCETS.
THESE PEOPLE PLAY VICTIM AND ACT LIKE THEY AREN’T OVERCHARGING THESE CHEAPLY MADE APARTMENTS. DO NOT BE FOOLED BY THE PICTURES AND LISTING. THIS PLACE IS NOT WORTH THE $3K A MONTH.

I almost want to regress to gatekeeping because I LOVE this apartment complex so much, but I won’t. This has by far been my fave living space in Tampa (been apt hopping since 2013 and I’ve finally found a place to settle). It’s serene, quiet, clean, luxurious, beautiful amenities, super sweet staff, tons of natural light, spacious, safe, and at a great location near the outlet mall and interstate. I’m returning after two years to live with my partner (I had to leave the Village initially because I lost both of my former roommates). I hope to remain until I’m ready to purchase my first home! You won’t regret living here. It’s a gem, like being on vacay every day. OH, and the leasing office is a great place to work remotely if you get tired of working in your apt like me ;)
Shoutout to Mechel who was extremely thorough and patient while my boyfriend and I decided on a unit! The staff here are unparalleled.

One of the best apartments I have lived in! I actually have lived her two separate times. The management team is fantastic. The maintenance people are top notch and the property is beautifully maintained.

I’ve had the pleasure of living here for almost 4 years now and I can’t recommend it more. It’s quiet, well maintained, and constantly being upgraded! The maintenance crew is incredible and polite. The front office team is always smiling and helpful. I’ve only ever had to submit a maintenance request one time and it was for a window. I know with inflation comes rent increases, but they have been wonderful with competitive pricing when it’s time to renew. They’re always upgrading, whether it’s turning the apartments into Smart Apartments, painting the buildings, or updating the dog park. It’s nice to see the money being put back into the complex. As a woman who also is a nightshift worker, I feel like safety is a huge concern. I can say I feel genuinely safe here. I seriously can’t say enough about this place. It’s worth the money!

The staff is very friendly, I found them helpful for me and my husband. Angelina and her manager Iryna are such girls. In our case we signed all documents for rent in less than 3 hours. I’d like to cooperate with them. Here in community is such a paradise

Clean apartment complex. Staff nice maintenance men show up quick. Gym clean. Looks like the keep the property really clean also. Neighbors make you fill welcome. Pretty quiet area also! No complaints so far!

Nice, quiet place to stay, no problems with parking, friendly staff. Thanks to the manager Irina quickly resolves all issues. I would like a little more benches for relaxing on the street, otherwise everything is super.

With the high rent you’ll be paying here this is the view you’ll see. High rent NO SERVICES NO PRIDE with management/ownership in this property. There is currently no garbage service. The property manager says they’re in transition to a new company however it’s been weeks. GARBAGE SMELLS AND ATTRACTING RODENTS…. Valet service THAT YOU PAY FOR isn’t picking up household garbage that’s collecting in the corridors. IF YOU LIKE TO LIVE IN GARBAGE THEN RENT HERE. IF YOU LIKE TO BE EMBARRASSED BY FAMILY VISITING YOU LOOKING AT THESE CONDITIONS THEN RENT HERE.
