Village Springs Apartments at Lake Orlando

Alberto and Jose did an Above and Beyond to assist me in my apartment today here at Village Springs. Made my ENTIRE DAY!

I recently relocated to Orlando and moved into Village Springs. My experience thus far has been amazing from the application process to move in. The office staff is very friendly and helpful and the few minor service issues I had were taken care of by maintenance promptly. I’m glad I chose Village Springs as my new home.

I have been here for going on 2 years now and whilst I love the neighborhood I very much dislike the complex. Maintenance will slap a band-aid on a problem and call it fixed and that's after waiting some time to have the issue addressed. Office staff are horrible about replying to emails or phone calls and if there are any problems, you gotta sort them yourself or call the cops. There is no security here AT ALL, building lights are out and so are most of the street lights, so don't expect any sense of security unless.you guessed it, you supply it yourself. Cars are loud and obnoxious and people sit in them for hours on end burning fuel and sending fumes in the air for pets on back porches to get sick. There is no assigned parking and at this point there are almost no parking spaces, not due to cars, but due to the fact that painting the speed bumps multiple times in a month is more important than the lines that actually separate the spaces. Nothing is really done to address issues other than a weekly email of the rules that I'm willing to bet 95% of the tenants have go straight to spam. Overall this is a scam of a place to live at the current asking price but its one of the cheapest in the area. If you don't mind putting up with some b.s. And doing your own security then it's an ok spot to be in to try and save some money for a nice home. But if you have the money for something else then I suggest you choose that something else as it is most likely the better option.

UPDATE: After 2 years our lease is not being renewed due to my constant complaining to the staff about the safety issues and lack of street lights and building lights, after multiple shootings recently. Their answer to any problem you have is to get rid of you instead of actually fix it. Go anywhere but here

I haven't posted a review before because I was giving the manager a shot but this is getting ridiculous and I’m tired. Leaking and rotting ceilings and vents, outdated appliances that don’t work well. You make appointments for your things to get fixed and no one shows up. They complete work orders without showing up. Sometimes when they do fix things they just put a band aid on it. Things that clearly need to get replaced. Trash all over. My appliances and A/C here have literally increased my electric bill $100 a month. Neighbors who don't care about the property or the people in it. Laundry room now has different hours of operation because kids trashed it. Woke up one morning to people stealing parts off cars. What’s the point of gates if they’re staying open? And now these apartments are 1700? Save your money.

Adding pictures of trash through just a 5 minute walk. The wood planks have been there since the last hurricane more than a month ago.

Update: Asked for street lights that work and better security after we've had to have the police here one too many times and for visible parking lines and the complex has responded by painting the parking lines but deciding to “not renew” the lease. This place is a JOKE. Incredibly disrespectful and they obviously do not care for their tenants, just your money.
We’ve also been dealing with a huge roach problem that has not been resolved for over a year now.

"I'd choose to sleep in a concentration camp over renewing a lease at Village Springs Apartments. If you're up for absolute misery, despising your living situation, grappling with miscommunication, lackluster management, and subpar maintenance, complete with roaches, bats, and rats, then this place is a perfect fit! It's akin to living in hell. Given most people's 9-5 workdays, it's crucial for your residence to have staff answering phones, especially for those working during office hours. Taking a day off work becomes necessary because no one has answers or knowledge of policies.

The assistant property manager exudes more attitude and eyerolls than professionalism and answers. For a better experience, stick to dealing with Yvette (Property Manager) or Olah (Director). They're the sole reason I haven't canceled my lease.

While you may reach them when leasing, once your name is on the dotted line, it's a downhill journey. They'll do anything to secure your lease, then leave you to navigate challenges on your own. Consider any place in Rosemont except Village Springs or their sister properties. Spending extra money elsewhere is worth the peace of mind and the residential customer service you deserve and pay for. Thank me later. "

This place is SO ghetto. Don't be fooled by the photographs online. Doesn't look Anything like it. I went for a tour today, my girlfriend and I and there were roaches in the guest house And the model apartment home. Please beware, don't be fooled and look elsewhere. We won't be coming back. Ever. Just disgusted

I have been living in this community for two years. Alberto Miranda have been so amazing. Every time I have a work order he is fast and efficient. They are very lucky to have an employee like him. Thank you so much Alberto you deserve a raise for all your hard work! I love living here.

Great place, office beautiful, nice people there, the tour with the lady was good, a lot of knowledge of the community, nice amenities, already love it.

DO NOT MOVE HERE, I WISH I HAD REVIEWED BEFORE LIVING HERE! I lived in Village Springs in 2018. I had a remaining balance for the apartment after moving out 3 months later, because its dangerous (Somebody was killed there, this year) and my identity was stolen from the mailbox when I updated address with them. I paid 2,894.00 bill. Fast forward Dec 2022. Village springs reported the paid bill to a debt collector PROCOLLECT. Been a nightmare since then. They have been reporting this on my credit since then as a collection account, My credit has been demolished by them. I have disputed this debt. I have reached out to them by fax, email, mail of proof of payment. I have done everything that there is to do to resolve this problem. I have even emailed their corporate office and have not received any assistance or any correspondence from village Springs since this started. Do not move out here unless you want your life ruined!

I'm seeing reviews that say they were great when they moved in and treated them well.well we had the same great experience until they start getting your money
This place is ROACH INFESTED, THREATS FROM OTHER RESIDENTS BECAUSE THEY THINK YOU ARE BEING LOUD BUT ITS THE OTHER NEIGHBORS, ROBBERIES in apartments and vehicles, GUN SHOTS, WATER DAMAGE EVERYWHERE, OVER PRICED, POOLS ARE NEVER OPEN OR ONLY 1 IS, WORKOUT ROOM IS NEVER OPENED, "DOG PARK" IS A VERY SMALL GATED SQUARE, LOUD NEIGHBORS!

And have this from a womens prospective constantly feeling I couldn't go out by myself without someone with me
Make sure to find a good spot for your car hurricanes fload the parking lot
Some neighbors even when I was vacuuming or cleaning threatened me for cleaning when it's my apartment and that neighbor constantly blasted music all night and nothing was ever done
Garbage was all over the parking lot and kids running everywhere and knocking on doors and running away
Most of these things nothing was ever done
This place might seem like they care but they don't
I've lived in many apartments and never one like this

Also be ready to pay for more than your original security deposit in the end. They will upcharge every little thing to a RIDICULOUS amount I mean RIDICULOUS! So when you think you are done paying them they will contact you asking for more.

I Was Visiting A Friend Here At Village Springs Apartments Lake Orlando Florida. Great Place For People Live In While Searching For Apartments. Nice Area To Live In. I Gave This Place 5 Stars.

They do not even deserve 1 star. This place's management is beyond bad. Do you have any maintenance request? Send it over! They will show up a week later, see what the problem is, say they need a piece and never come back. If you like marihuana, this place is perfect for you. The constant smell of it will make you feel right at home. Also, very pet friendly community. So pet friendly that you get to see feces everywhere and there is always trash and food on the floor for your dog to eat. In the beautiful weather of Florida, you might want to use the amenities. That is if you are free Monday through Friday from 9am to 4 pm. The "gym" and pool are only open when the office is open. So if you want to enjoy the pool after work, or during the weekend, that will not work for them. There is another pool, but hasn't opened in over a year.
You are tired of the place and want to leave? Sure! Pay 2 months of rent, incredibly high cleaning fee, and be on your way.

Sure glad I read the reviews before proceeding with my application. I put in a application 2 weeks ago. Never hear anything about my application until I call or email about it, only for the manager to want more unnecessary paper work. Ive never heard of a place wanting w2 after producing 5 check stubs. Ridiculous, they seem to forget how bad the neighborhood is and how messed up and small units they have. Dont go here. I got approved at a better complex, bigget units, better part of town. Dont settle just keep looking.

Staff is super helpful and cares about the community and their residents. Love the office renovations. Jennifer & Yvette are awesome. Thank you for all you do.

Ive been living here for 2 years and love everything about it. The staff is so attentive and polite. The amenities are amazing, this place has exceeded all my expectations! Will definitely be renewing my lease!
