The property manager Ana is amazing. She helped me and my husband from the beginning to the end. I absolutely love my apartment. I definitely would recommend people to come check it out.

Hi, my name is Jovan, I have been a resident here at The Villas for 5, going on 6 years. I have never missed a rent payment. The original manager Yolanda, who put me in the apartment was a gem, not easily replaced. So, they never replaced her. Until recently. Ana is a dream to your organization. The parking, the riff raff, the pool, the paint, the backyard porches and fences. One at a time she is knocking them out. There has been absolutely no attention paid to this complex in the past couple of years. In a matter of months Ana has fixed or begun to fix ALL of the issues. Kudos to Ana. She is this complexs saving grace. Excellent communication and stuff is getting done. Makes you wonder, what the hell has been going on the last two years. Again thank you Ana and ANA ONLY!

I lived here for over 8 years and in the last 2 years it was one of the worst places I've ever lived. The property managers towards the end or some of the worst human beings I've ever had to deal with. I'll list my problems I've had here. These are the problems since day one: the fence has been falling, parking is atrocious, cabinet doors in the kitchen have been falling off their hinges and glued on with hot glue, back door has leaked water, AC has stopped working multiple times. Here are the real problems: they do not maintain their property this place has been falling apart and it's gotten worse, there are raccoons in the roof, tree branches have fallen on both at the time brand new cars [when I had complained the first time they ignored me it's not until the second time another branch landed on my truck is when they started taking it serious. The tree damaged my brand new suvs hood and they never reimbursed me. To this very day I see those dents on my hood. The second Branch was a large piece that landed on the roof of my truck. ] This is one of those companies that raised everyones rent a ridiculous amount without absolutely doing no changes. Camilo in the office is one of the biggest clowns I have ever had the pleasure of meeting. Franklin Street is one of the worst companies to rent from. I will update this review over time when I find more pictures that remind me of more problems over the course of 8 years.

This place started out great when Jo Ramos was the property manager. When she quit because the company, Franklin Street & owners, wouldn’t do any real repairs like roofs, fences, repairing the cracked stucco walls (outside), and more; the complex really took a nosedive into more “doing nothing”. Since then, they’ve had at least 3 different managers in approximately two years—all who did no real upkeeps, renovations, rarely were in office, didn’t answerphone did not introduce themselves to the residents. Majority of residents were long term and Jo knew everybody by name and personally. She was a real gem. I don’t know much about Hara but she also never introduced herself or advised residents she was the new property manager. This place used to rent for $650 in 2016 and is now charging over $1500 for the EXACT SAME APARTMENT. There are ZERO upgrades and not a single apartment has a washer or dryer, unlike falsely advertised. When I asked Hara if they were planning to do any renovations to justify such a rent increase, she said no. So what gives? This is truly a 540 sq Ft 1-bedroom apartment. They ripped up the patio fencing in October and by March, still hadn’t replaced it, as they stated they would in a letter to the residents. This is a great area to live in, quiet for the most part, great size for a college student, or someone starting out on their own for the first time. As someone who stayed there for 8-years, I was sad to go but even sadder that the company made no attempt to retain their long term residents. There are better apartments around the area, bigger, and upgraded for the same price. To charge anywhere near $900-1500+ for this apartment is greed and outright price gouging. Just because you can charge that amount and people are going to pay, doesn’t mean you should. Especially during pandemics, shot-economies, and inflation at a continuous-all time high. 3 stars because Jo Ramos was the best property manager the company ever fumbled. Otherwise, it would be a hell of a lot lower.

Edited to add to the “owners response”:
What a generic response. I literally lined out the issues. You’re lying in your posting of the apartment about the size and washer and dryer. Which if you didn’t know, is illegal. If you want to do better, you’ll heed to the comments. I do not recommend this complex or any Franklin Street Properties.

The only reason that I rated this apartment complex with stars at all is because of Hara Estrada, the newest Property Manager. She worked diligently and efficiently to ensure that my last days of the moving out process went effortlessly. Although she’s new to the property, she made it priority for her to attempt to build rapport and restore the broken relationship that I’ve experienced with previous property managers, expect JoAnn Ramos, who was great. Hara called me 2 weeks ago and tried to repair my distaste for this place, although I had previously made arrangements to move out, she still treated me with the utmost respect and care. She’s a jewel and if this was only regarding her then she would receive 10 stars!
