I HAVE BEEN TRYING TO GET MY SECURITY DEPOSIT BACK SINCE OCTOBER- MANAGEMENT REFUSES TO PICK UP THE PHONE OR RETURN PHONE CALLS- DISGUSTING. IWOULD GIVE NEGATIVE STARS IF I COULD AS A REVIEW

This is honestly the worst place you can ever lease with. LISTEN TO THE REVIEWS! I wouldn’t even recommend this place to my worst enemy.where do i start? From the beginning it was problems with them leasing agent gave us a upgraded apartment for me and my roomate when that’s not what we asked for and expected us to pay for a upgraded apartment that we didn’t want. The work orders NEVER get resolved you have to literally chase them down in order for them to attend to something that you need.they simply don’t care it doesn’t even matter if it’s a emergency, the first week we moved in the toilet flooded everywhere because they didn’t check that it was screwed properly and the water leaked into under me and my roomates carpets, they never did anything about it, next, the AC was broken for almost a whole MONTH! Again, we had to constantly chase them down in order for something to be done. On top of all that no one is ever in the office and you can send 1000 emails they will not respond. If you live in building B be careful the lady who lives in building B is going to be monitoring you like a hawk and see what guest you bring over.they tried to charge us for a “unauthorized occupant” yet had no proof just the lady in office who lives in building B also watching us way too hard.instead of following protocol where they’re supposed to randomly come into the apartment to check if there is someone unauthorized there, they decided to send us a ridiculous letter saying the guest needs to fill out an application and that they will evict us in 7 days if we don’t.they ended up charging the $100 fee on our accounts anyway without doing a proper surprise visit. When we went to the office to ask who wrote the letter every single person said they don’t know… how does no one know? & lastly they kept our deposit past the legal 30 days when a tenant is supposed to receive it, they sent a very rude email to my roomate saying we need to “stop berating the office as that will not make our deposit come any faster and will put us on uneven terms with the office” when we only went to the office one time because no one was giving us an actual update about our deposit.and when we did receive it it wasn’t even the full amount we are legally obligated to.honestly please save yourself the headache i have way more stories about this place but it’s too much for this review, i could literally write a book about all the unethical things that this place does/has done to the point where you might honestly need to get legal action involved with a lawyer.please i would advise you look for other alternatives for housing unless you want to go through what me and many other people in the reviews have had to endure staying here

Far from luxury apartments. Unless you're an older couple, I suggest you stay away. My apartment was put together last minute and you could tell from the craftsmanship. Cabinets and drawers fell apart within the first month living there, doorknobs were not put on the doors securely and different items were just placed in their spots meaning you could accidentally touch something and it would topple over. Not at all worth the price. Complex is not for a younger crowd as you cannot have any social gatherings (which they made a new rule in the middle of my lease) and if you want to use the pool you'll have to enjoy your own company as you cannot have any guests. Stay far away if you cannot handle incompetent employees as no one in the office knows what they are doing (I had to remind them to charge me rent because they had in the system that I was moving out a month earlier than what my lease states) (except for the maintenance man, he's the only one who does his job right and completely). No one is ever in the office, no one responds to emails or calls. I have so many incidents I can share about the lack of professionalism and I was not at all a difficult tenant, I was simply a tenant who wanted the "luxury" they paid for and did not receive during the entirety of my lease. They don't even know who their tenants are (They thought I was my roommates mother when contacting me but I was the other roommate who was paying my own rent every month) They don't honor florida law but expect you to honor their lease (you may get yourself in a situation where you have to get lawyers involved). You're better off joining a facebook group to find housing if you're an FAU or Lynn student. This place sucks and isn't at all worth the money and the headache. There are so many more experiences and reasons why this place sucks but I'll just list a few more if my message before wasn't enough
- Roaches in laundry room
- Ants in apartments
- 2 Washers and 2 dryers in each laundry room but only 1 of each work normally
- Tubs are bad quality and crack
- Pool is either not filtered or the filter sucks
- They post wrong phone numbers to call so you're left stuck if in an emergency
- The person who is leasing the apartment to you probably doesn't even work in management but works in accounting so your lease will not be made correctly for your housing situation (if you have a roommate)

My last message is regarding corporate. I'm not sure how involved they are with their property but this one needs a refresh in management. This was my first apartment and I would never think that being the responsible tenant I was I would be treated with such dishonesty and lack of respect. You are asking people for $2,200+ a month to not give them what they are paying for.

If it was not out of necessity I would have not lived here after seeing the reviews prior. If you like structure and to get what you pay for this place is not for you!

I regret to say that my experience at Waterford Bay Apartments has been nothing short of a nightmare. From the very beginning of my tenancy, I have encountered numerous issues that have left me frustrated and dissatisfied.

First and foremost, the maintenance request process at Waterford Bay Apartments is shockingly unreliable. I have submitted multiple maintenance requests over the course of my stay, and it seems like they either take an eternity to respond or don't address the issues at all. This lack of prompt maintenance has led to ongoing inconveniences and discomfort in my living space.

Adding to the frustration is the fact that the management at Waterford Bay Apartments is nearly impossible to get in touch with. Despite their posted business hours, the office is consistently empty during these times, and attempts to reach them by phone or leave messages have been utterly fruitless. It's as if they have no interest in being accessible to their residents.

Furthermore, the false advertising regarding amenities is a blatant deception. Waterford Bay Apartments claims to offer WiFi and cable services, but these services are practically non-existent. The WiFi is incredibly unreliable and often doesn't work at all, making it impossible to complete basic tasks that require an internet connection. The cable service is equally disappointing, with frequent outages and limited channel options.

My experience at Waterford Bay Apartments has been marred by their lack of responsiveness, false advertising of amenities, and an overall disregard for resident satisfaction. I would strongly caution anyone considering renting here to think twice and explore alternative housing options that prioritize the well-being and comfort of their residents. This has been an unfortunate and frustrating chapter in my housing experience.

The unit looks nothing like what is posted on web/unit that was toured. Garbage disposal does not work, bathtub peeling- even though they claimed it would be resealed next day- never happened. Missing furniture that was to be included. And this was only week 1

Lived here for 3 years during college.no one was ever in the leasing office for 2 1/2 years so it was impossible to reach anyone.our AC was horrible.the air would be really humid which made the apartment feel hot and sticky.my roommate put in a maintenance request for that and our ceiling that was cracked due to water damage and both weren’t looked at for 2 months.they couldn’t even fix our AC because they said the unit is too old.there was no pest control that came either.i had even tried calling the office and left a message requesting pest control and no one got back to me or came.this place stressed me out and management was not good.you can find someplace else better for the same price

We had a trouble here making contact with management to resolve any issues we had. The woman who works in the office on Friday and Saturday was the only one who responded to our complaints and resolved a months worth of issues in 24 hours. Thank you to her! I recommend seeking her out for a quick resolution

I would give this place a 0 if i could.terrible.not worth the price this is a college apartment they want to try and convince people it’s “luxury” please read the reviews they were not lying.this place is so unorganized.work orders don’t get attended to, for the price you would think it would be luxury up keeping, terrible communication the only good thing is the maintenance man Jason who is always pleasant but he’s the only besides that please don’t sign a lease here i’m counting down the days to move out

Unfortunately I have to give this complex two stars solely for there internet problems. They decided to get an internet provider called “Single Digits” which is the worst internet quite literally in the entire world. Internet has gone out for months at a time and when it is “working” it still goes out 15 to 20 times a day. If you look online they have less than a one star review. Unfortunately the apartment complex decided to get the cheapest option just so they can say on the lease that “internet is provided” and charge us more for rent. If you are a college student, someone who works from home, or just someone who enjoys having internet, then this is not the place for you. Also when we moved in they claimed to have clean our apartment but it was very dirty and even had clothes all over the floor from the previous tenants. So yea they obviously lie about cleaning the apartments after a tenant moves out.

Management and maintenance are great. When we first moved in, we had some challenges but management was very accommodating and worked with us to make the move a smooth transition. Kudos to Paul and Jason!
