Waterford Park Apartment Homes, Lauderhill FL

My experience here was really good. The property is really clean and maintenance is in top of things and does a great job keeping the complex in tip top shape. Management has changed twice in the past 6 months which is interesting and they tow cars even if they are supposedly paid for vehicles. The parking lot is starting to fill with commercial vehicles as well and that's getting to be a little annoying. People near my unit tend to walk their dogs and don't pick up after them and i had to stop my daughter from playing in the grass due to poop being everywhere. This property should be fenced in but the fence has been broken since we moved in and people come and go as they please so I'm not sure why we even have to pay for that feature if its not being used or fixed. That is my only negative encounter being here at waterford. Like i said before this is a beautiful complex right in the heart of Lauderhill and sunrise. Where else can you find 1bedroom townhouses? They are also updating the units as persons move out so you more than likely will get the updated prices as well. My only tip for the property manager is don't follow the community trends and try to raise rent prices. You have a sweet spot right where it is now

Hailey the manager is awesome and very attentive! As a business owner myself, Waterford park management and staff has been exceptional during my time here so far. Maintenance has been always fast and spot on will of the requests. I've been very impressed by how well kept the landscaping and pool grounds are all the time. They really go above and beyond to make my experience pleasurable. Their attention to detail is impeccable and I cant ask to live in a better place than here. Highly recommend 10/10.

It’s been a great experience during my time living at Waterford Park. Since the new management the service and living was much better. The management team Ms. Ana & Haylee will take care of all your needs. I appreciate the A+ costumer service

I’ve lived in here for 3 years and the newest management is not as nearly as good as the previous I’ve recently moved on but they refused to send me my security deposit back and it has been a little over 5 months now I am currently in a process of suing in a small clam case

Haylee is great! She's been working hard to turn the complex around! We've lived here since 2019 and we've never had support from the front office until now! Keep it up Haylee!

I have lived at Waterford for about 6 months now, and I will say this is a wonderful quiet family community. The property manager Hayley, is very responsive and if you need anything repaired or have any work orders pending, she is quick to have either maintenance or the contractors come out and fix your issues. For a mom coming from a community who just didn’t care before, this is a safe community for that. There’s 2 pools a gym Billard area as well as being gated access. Great community and I have recommended it to a few already!

Please don’t be fooled the property manger is the rudest inconsiderate person. She doesn’t understand that she exhibits racist tendencies and exercises them in her position of power. The way that she talks to white residents compared to black residents is horribly and hurtful.

The gate has been broken for over a year. I don’t understand why we pay so much and they can’t fix such a simple thing.

Management needs to take a look at all the negative reviews and fix the problem instead of allowing the property manger to mishandle the property.

Please save your money time and energy and don’t be fooled by the glitter is fake

I called to schedule a tour and the woman I spoke with told me no and then cut me off during my next question by saying "Okay Bye! " and hung up on me mid sentence. This was yesterday 1.27.23 If I could give Zero stars I would. Very disappointing, but I feel I dodged a bullet.

UPDATE: I received my deposit. Ana who works in the leasing office went above and beyond to help me. Thanks again Ana for taking the time out to help me.

The new leasing office basically said it was MY FAULT I didn’t receive my deposit. I have notifications letting me know what mail is coming that day. They sent a letter about how much money would be deducted from the deposit through certified mail and I ran the mail carrier down just because I saw it was certified mail. She told me I had to go to the station because she didn’t have it. I went and was able to get the certified mail. Also keep in mind when you’re not there to sign for the mail. The postal worker will leave a slip so you can pick it up! Months later I’m STILL waiting on the deposit. I call today and they tell me it’s my fault because I didn’t sign for the certified mail.

Since the new management transition I have noticed a tremendous difference for the better. Specifically Hannah who works in the office. She is always, professional, consistent and helpful. Has a very nice personality and treats you with respect.

Keep up the great work and excellent job Waterford Park for selecting this personnel.

They quote different prices for the rent daily. Very scammy. Gate has been broken for months. Charging people so much and they can’t fix the gate.

We Pay a lot of money to rent here and the service here sucks! The pool is always dirty. The furniture is old and needs to be replace.

I keep putting work orders in, and nothing gets fixed (Not by any means am I blaming the the two wonderful maintenance guys as this is not their fault and they both work very heard) But only the management!
There was also a shooting yesterday 11/9/22 in building 300 right next to mine in building 400

The landscaping in my front yard area is also disappointing as every time it rains or it is windy I get nothing but dirt and leaves by my front door and I have to constantly clean up in order to get inside my house!

We have lived at Waterford since 2017 and it was a place worth bragging about until recently. The property has lost its special spark, the gated community idea should be out door, it has been broken since forever. Termites has infested my home since forever and they keep sending pest control and it has not resolved the issue, literally got sick due to mold, termites and cockroach mix, the manager has no empathy. The pest control came and whatever they sprayed killed our puppy which has not been easy to cope with. Called the manager she had an attitude no empathy and advised to call the pest control company and has not called since. There’s nothing that will bring our puppy back but common human empathy and customer service goes a long way. As for our puppy he was very healthy and happy and was a support for us. How? The worst. Definitely not a place to call home anymore.

My and my husband have lived here for almost 2 years recently we have had numerous problems with the mangement at the office. They do not strive to show integrity when it comes to residents. Please do your research when it comes to moving here.

I have been here since 2017, unfortunately this will be my last time since our rent was increased beyond our ability to pay. Thank you for the great years, we are blessed.

Truly disappointed we have a new manager again. Can’t retain good tenants, can’t retain good workers, they obviously don’t value retention at all. Needless to say will not be renewing our lease.

We have lived at Waterford Park for over 14 years and have watched it go up and down in quality and management. Overall, however, it is a lovely place to live. You can’t beat the square footage and storage space inside the unit and it is a safe and generally quiet and friendly community to live in. Very dog friendly.

Edited to add: the parking situation was initially very upsetting to residents who have been here for some time. However, even I will admit it’s not a bad thing. It keeps parking spaces open to actual residents and it keeps the place from being overrun with broken down vehicles taking up valuable parking spaces.
