I moved in on January 10th of this year. Honestly my only complaint is the horrific guest parking. I dread inviting people over. There were some obnoxious kids that would take over the parking lot riding their bikes but I think someone complained and that stopped almost immediately. I’m so glad because I almost ran one over one day! The place is not trashed. There are some dirty people who live here. Yes totally. But the maintenance dude is awesome. He’s always out on the premises cleaning up so the mess you see at night, isn’t there in the morning because he’s on it lol. My neighbors on each side of me, I never see or hear them so Im good! Great view of the lake and that sunset is breathtaking. I come home late like 2am, 3am sometimes and nobody creepy is out ever. It’s so quiet that I feel so ghetto pulling in with my music blasting sometimes haha. These other reviews might just be some disgruntled people because I don’t have any roaches, spiders, etc.my trash gets picked up with no issue, like it’s super chill here!

Do not rent an apartment from this complex. Elevators are always broken. Place is being trashed by the residents. Disgusting and dirty. Management is not on site and rarely available when they are.

Terrible and incompetent leasing office staff. They never answer the phone and have very limited office hours so good luck trying to reach someone. They are refusing to refund me my $250 holding fee even though they basically denied my application…choose another complex that at least has a functioning leasing office…

Hi, I’ve lived at this property for almost a year now and I would just like to say that I absolutely have had no issues whatsoever. The maintenance team, Roberto & Ryan, have always done a great job at fixing any issues I may have had in my unit. It’s very hard to find a community with a maintenance team that complete work orders within 24 hours! Also Patricia in the leasing office is always very helpful and overall very good at what she does and is always happy to help. The apartments are very well maintained on the exterior and interior. The view of the lake is absolutely astounding and it’s a nice place to hangout by, in the gazebo:) Definitely looking forward to continuing another year here!

A well maintained property with a great lake front location. Units are spacious with all of the modern amenities. A quiet and secure atmosphere is very comforting, an all around great place to live.

Watervue apartment is a great place to live the management staff Alex Cordero Walk you through step-by-step the application process moving in process and any question you have great person answer all your questions he was very very helpful He calls you back when he said he won't If it wasn't for him I wouldn't have got through the process thank you Alex You are the best part of Waterview apartment

It looks like a hotel from the outside. The parking is LIMITED. There are only 3 visitor spots, and the parking spots are small. There are no balconies or patios. If you have children, I would not recommend. There is not a playground as well. These are not family oriented apartments.

Ryan is the BEST maintance guy that I ever met. He's extremely efficient, respectful and useful. Other than that, I can't say the same thing about the other employees. Good job Ryan!

So when I first came in the house it was good for the first 2 days and then I saw a spider in my house I killed it. And then another one came, so I tried to kill it but it ran, and two days after I saw it and killed it. So now I see another spider it was big and I tried to kill it and it didn’t work so it’s still in my room somewhere and I’m very mad because I’ve seen another spider. It was a different one, and now I think my room is infested with spiders and I’ve seen wayyy to much of them.

I lived here for about 3 years. I cannot give 3.5 stars, so 4 will do. The biggest issues I had with the actual complex were the very limited guest parking spots, and how difficult it is to get quick, if any, responses from the leasing office. If you like having people and family over they'll have to park across the street at one of the plazas. Good luck.

They provided a towing company card for my assigned parking space. People who are not familiar with the complex, or just plain don't care to read signs, will park in your spot. Especially if you're near a sidewalk entrance to the building. Not once on the 3 different occasions I had to call them did that towing company ever actually have a human being answer their phone. I complained once to the apartment complex because someone stayed in my spot overnight, even until the next morning, and the towing company number wouldn't even dial through. The leasing office informed me that the towing company had their phones down that day. Go figure. Reserved parking is nice but in addition to finding your spot occupied, there are not enough spots for guests.

Management can be difficult to get ahold of. Post the quarantine part of the pandemic the days and times they were in the office became fewer and fewer as time went on. It is difficult to get through on the phone. You basically have to plan a day off work for any immediate issues to address with them directly. My new apartment complex couldn't even get my rental history from the WaterVue leasing office. That was after providing them with the generic office email, the phone number, AND some of the staff's direct emails. I had to email them twice before they finally acknowledged my email notifying them that after moving out my phone number was still registered into the call box and being called. I still had one additional call come through to me weeks after.

Ok, the positives. The apartments are very nice and spacious. Some minor questionable design choices, like the bathroom door opening in and blocking the drawers on the far left of the vanity. Otherwise beautiful countertops, nice low pile berber type carpet, and expansive screened in balconies.

You can input all of your maintenance requests over their app, and maintenance repairs are quick and efficient once they receive your request. Never had any issues with this. You can pay for your rent on the app as well. Make sure you cancel your last month's rent payment it has to be mailed. They won't accept it via the app. Something about their corporate practice.

I only had 2 inconvenient neighbors. It doesn't matter what apartment you live at, you're bound to encounter that type at least once. Neither stayed for very long thankfully. I very rarely overheard the low murmur of a loud TV, or the very rare upstairs thump.

Loved the huge pantry closet and open concept style.

I posted pictures post move out for anyone curious about the suite style apartments (has a bedroom but no door, extended large studio). Keep in mind some units have a white/grey countertop, and others are black.

RENTER BEWARE. On July 22,2021 my fiancée and I applied for a 2 bedroom/2 bathroom (specifically unit 201) on the WaterVue at Longwood website which is managed by ConcordRENTS. On the website at the time, until 201 was listed with an available move in date of August 21,2021 which aligned with our moving timeline. We took a virtual tour on the property's website and decided we would like to move forward with an application. During this application process, the unit number (201) and the move in date of 8/21/21 was explicitly stated. Since both of these data points were listed, we assumed them to be accurate. During the application process, we paid a $130 application fee as well as a holding fee of $350, totaling $480. The next day we received an email from a representative of the company stating we were approved. This email included an application addendum which stated a 3-5 month wait list for our desired unit type. Within three hours of receiving this email, we refused the addendum and demanded that a unit similar to what we applied to be furnished by 8/21/21 or we are due a full refund in the amount of $480. The representative from WaterVue at Longwood (Tania Ringgold) agreed to issue a refund in full via email on 7/26/21 and quoted a 30-45 business day timeframe to have the funds returned. The application fee and holding fee was paid due to the false advertising on the company's website. I made my bank at the tune aware of this ongoing dispute and they advised I issue a stop payment on the fund as they were still reflecting as a pending ACH withdrawal. The funds were returned to my account and all communication with ConcordRENTS and their representatives ceased. On February 22,2022 my fiancée and I began to receive a series of letters from the property manager's collections office demanding a payment of $550 and threatening to report to credit bureaus as well as sell the debt to a collection agency. I have made several attempts to resolve with Derek Griffin (collections supervisor) directly.

If you have friends or want your packages to be delivered you might go elsewhere. Most things shipped via usps I had to pick up at the post office. Amazon went into the Amazon box 80% of the time. Otherwise it was sent back to Amazon due to the gate and things arriving with no staff there to let them in. The parking is the worst part, there are 8 guest spaces, but all are taken up by roommates because you only get assigned one space. I could never have company, and I'd someone parked in my space I had no options. The apartment ITSELF was pretty nice and I loved the gym. The only gripe I had with the apt is there was a man that showed up at a neighbors to kick and scream at their door from 3-6 am.but that's not the apt fault.

Update on Review:

I've lived at the WaterVue at Longwood for almost 2 years. My first year was absolutely horrible. From management issues to having a very inconsiderate neighbor. Close to my second year, my living conditions were much doable.

Apartment Foundation: As your reading in the comments, the foundation of this building is terrible. I do understand with apartment living, it is expected to hear some level of noise from your neighbor but unit walls are too thin. If you do decide to move here, invest in a sound machine.

Maintence: I was very fortunate to not have any major maintenance issues. If I ever needed anything minor done in my apartment.maintenance was very responsive to my work order.

The maintenence of the building has come A LONG way. You can always catch Ryan doing something.regarding upkeeping the building. Cheers to no more waking into cobwebs and clean breezeway and elevators. Thank you for all you, you're definitely appreciated.

Quarterly you will have pest control do routine visits. Also, waterVue maintenance persona do the usual upkeeping (flitter change, apartment inspection.).

Shared WiFi and Cable: Horrible ideal. Not a great option for WFH folks like myself. Especially with having to pay addition $50 for higher speed internet. The shared internet has caused me so much issues with my day-to-day work. I have yet open my boxes for my cable units. Unfortunately this cost is standard and added to your rent. You either opt in for it or out.

Amenities: Gym and outside patio are gems!

Security: None existence. Needs to have more visible
security cameras. Ie: Near Amazon Hub Box, Breezeway/ hall ways, major staircase access and blind spots in parking lot and outside of the building.

Parking: Absolutely horrible and incredibly frustrating when you have guests over. A work-around for me is parking in the respective guest spot (if available), until my guest arrives or car pull from Bravo or Publix (during business hrs). Use your discretion on this.

Management: I will not comment on any names or specifics but I will say Tania is Gd sent to this office! Seriously! She is very passionate about the work she does. Very respectful, knowledgeable and always ALWAYS available to offer a solution. No runaround and gets to you in a timely fashion with updates.

All in all, this is a decent place to live. Just need to make some changes in the office staff.

Ryan is absolutely fantastic he's always working always moving always doing something the issue with this place is the office and particular it's just one person in that office that is very difficult to deal with everybody else is good

Ms Patricia was sooooooo considerate and patient in helping me every step of the way. She never ever got aggravated with any questions. She made sure I understood and met all administrative deadlines. I think she also anticipated my questions and needs.

Ryan did a great job with the walk-through. He thoroughly provided the nformation I needed and enthusiastically showed me the area.

I definitely feel like I have been welcomed home!

Just moved to this area and I must say it is a lovely neighborhood. Tania from the office was super informative and helpful and made sure that my move in went smoothly. Would highly recommend. Oviedo is a lovely place full of attractions.

I have been in the area for about 5 months now and with the help of Tania, I must say the transition has been nothing but pure bliss. She has by far shown me the most heart felt hospitality I have ever embraced incoming a new community. She is always very professional, courteous and answers in a timely manner any questions in regards to my residency. Because of her, I plan to stay in this community for a long time. I would like to again personally thank you Tania for making me feel at home away from home keep up the outstanding work and any organization that has the pleasure of having you is blessed beyond measure!

DO NOT RENT FROM THEM. THEY'RE THEIF TRYING TO STEAL YOUR MONEY! Get charged another month of rent for not giving a 60 day of notice. Management team never stated that in the Email when they Email me the notice of vacant form nor it states on the form.
