Actually, I give this place Zero Stars. WELLER PROPERTIES/ Park Ave Villas in Tallahassee Florida is a trashy scam company with no ethics or business acumen whatsoever. The apartments are all in terrible shape, there is trash everywhere and the dumpsters are covered with flies and other insects. The management does not make even an ounce of effort to make this a livable community. The previous manager/company worked hard to keep the property livable, but this one? No way. DO NOT RENT HERE! WELLER is unethical. Park Ave Villas is a trash can.

They don’t even deserve one star. After 4 years of increasing my rent, even the simplest of requests are ignored, calls not answered and emails unreturned. How these people still have their jobs is beyond me. Don’t move here if you don’t have a lawyer, you will need them.

I currently live at Enclave At Sabal Pointe in St. Petersburg, I've been living their for almost 10 years and if I could give Weller a 0 rating I most definitely would! It always floods in my unit, the most recent flood was last Tuesday 12/12 water was all over the whole unit to the point they had to bring machines in to help dry the floors and this is the 5th or 6th time. My property was soaked, Termites are still in the unit after several times of spraying, the ac is always broken, you put in work orders and they lie and say they've been completed. You call corporate and no one answers or respond to your messages at this point I hate to go home because it's always something wrong, but they definitely expect the rent to be paid on time if not you accumulate late fees and eviction I hate it here! The water is always leaking or has to be shut off and we the tenants have to pay for the water breaks and leaks.

Very disappointing, lived here for 7 years, the minute they took over it takes 3 weeks or more for requests to be completed. Sink broken for over 10 days fan 3 weeks call text email?

Says they open at 9 AM. It’s 9: 40 AM no one here city of Saint Pete has written multiple violations on them for my apartment. They will not respond. They will not open the door to the corporate office in downtown Saint Pete. Weller management is scum.

Poor property management, two months and still no rent receipts, people get away with smoking in a NON-SMOKING BUILDING and if your on public assistance they don't have to live by the rules of the lease agreement

This is a terrible company! No one ever gets back with you, you call and call and there's no one there to answer your calls. I just want my money back and no one cares to respond to the issue at hand.

Management is non-existent and they have left their elderly residents in apartments that are in need of repairs. The garbage isn't being picked up, lawn not being cut, and employees not being paid. Weller Management will not return phone calls or emails. The EMERGENCY phone line is never answered.

I live in a Weller property in Daytona beach and it is god awful management does not care and makes no attempt to return calls or clear up any issues. I was almost evicted due to their poor communication skills. I called to them everyday for about 2weeks looking to get clarification on an amount owed which was higher then I felt it should have been I received no call back ever (I also left messages after every call). I then got an eviction notice on my door and called again at which point Marissa the assistant manager told me it was not her job to tell her tenants what is owed and why even when they are calling to get the clarity they need. Luckily I was able to get the amount paid off. A month later during a cleaning they threw away all of my patio furniture and were only willing to repay 100 dollars for their mistake and again I had to chase them down to get what was owed. I am currently looking for a new apartment I have lived in my current apartment for 5 years and have never had the issues I have had with Weller and their management staff. I now have to deal with the fall out from their short comings and lack of communication with my next complex. If I could give zero start I swear I would. If you can avoid welled properties please make sure you do at all cost they are horrible.

DO NOT LEASE HERE.
Since Weller management has taken over this community I have had issue after issue. The leasing office is filled with nothing but incompetent imbeciles from Dori Carr-Day, Joshua Lumely, Mariah to Micheal Cecala at corporate. These people lack basic communication skills, deductive reasoning, problem solving skills and common sense. I have had to endure living in a termite infested apartment for almost 3 years because this office fails to take my concerns seriously, despite the termites eating through my wall and windowsill. On top of that I have had plumbing issue after plumbing issue. From the garage disposal breaking every other month to black water sitting in my dishwasher for days because maintenance just decided not to complete my work request. I have had maintenance compromise my safety and comfortability in my home. I have come home at night to my blinds left half way up for onlookers to look into my bedroom/living room, lights on that I didn’t leave on because maintenance simply doesn’t give a damn about the quality of their work. And the best part about of this is that they changed the flooring in the upstairs apartment, now I have to listen to every step my inconsiderate neighbor and her large dog take. It’s really an incredible experience listening to her walk around in heels at 11 pm. And it gets even better when her mom decides to visit for over a month and brings her dog too, even tho our lease says we can’t have overnight guest over 2 consecutive days. Joshua will also lie to you via email and tell you one thing then at renewal add things to your lease and act like he doesn’t know what you are talking about. Do not lease here if you don’t want to deal with the above issues.

Weller Management took over in September from another property management group (this one is the 3rd one we are on if that tells you something). Can barely get ahold of office staff (office hrs are 9-6 M-F). Most of the time staff is never in the office during business hours and if they are you literally have to bang on the door to be remotely acknowledged because its always locked (even then you are ignored). Having major issues with the billing and them using AMS billing. They claim they are having system issues with the Water/sewer systems communicating correctly. Apparently its everything thats having an issue communicating with each other. When every one at Bell Ridge (171 unit complex) got their first bill at the end of September most if not all had a mysterious credit. Mine was 153. On that first bill it showed our rent as $805. Called the office and was told disregard the "credit and pay what was shown as current charges" and we did. We paid by money order. At 2pm got a mass text to ignore the AMS billing bill. Which was already too late for not only myself but for many other residents. Second bill arrived on the 20th of October.now shows we owe a past due amount of $45.73 plus current charges. Karen who is over the person in the office TOLD me to pay what is current which is $962.47 and that EXACTLY what im going to pay! I happened to look on the billing portal today and lo and behold now im behind $246.99? Plus being billed again for water from 8/1-9/1 and additional admin fee? ! As well as the water from 9/1-10/1 on the paper copy for water shows 16.67 but online shows 38.29? ! Something isnt right with this. Yall really need to get this fixed because Im not the only tenant thats going to raise hell about this because there was A LOT of angry tenants in the office last month about the billing process and im sure its going to continue until fixed!

UPDATE: As of 7/24/2023

We had a member of the maintenance team knock at my door a few weeks back (close to the end of June) wanting to check our inside AC unit for the schematics that are posted on the outside panel of the inside AC unit. Apparently he disconnected the unit from out thermostat which turned off the entire AC unit. As advised by an HVAC company (which came out in March/April) to NOT turn off the unit as there is a leak of freon somewhere in the line from the outside unit to the inside and they can not fix unless they demo the apartment unit to get to the lines (no crawl space even to put a camera snake in between the walls). Did NOT have a request for the the AC unit during that time, no 12-24 hour notice as required by landlord/tenant laws that they will be coming into my apartment. I questioned the man about why, he decided to want to argue with me and initially refused to leave when i told him to. As soon as i mentioned I will be calling the sheriffs dept, only then did he leave. We had multiple requests for electrical plugs to be fixed as they are failing or have already failed. One in master bathroom and to repair the disposal have been sitting in for repair/fix for almost a year now but shows it was completed as of 7/6/2023. I was home all day and NO ONE showed that day. So those are still not fixed. I have a failing plug now as of 7/24/2023 in my master bedroom which i use for my DME (durable medical equipment) to breathe at night (CPAP machine). Also have a completely failed plug in bedroom two that doesnt work at all. According to the property manager (7/24/2023 at 11: 03 am CDT), she said she cleared out the maintenance requests due to a restructuring of maintenance. So ill be sitting here for another year or so for the items needing to be repaired/fixed. Yet, Im paying $1013 for an apartment to which they refuse to repair/fix as issues arise.

They refuse to respond to messages or calls. I live in a property managed by them and it is run terribly. The trash is piled up like in a ghetto every day. I've waiting for a month to get a work order completed (still not done) and they didn't complete another one I requested; sent me an e-mail stating it was done. People driving the wrong way is not being enforced. It's ridiculous. If I hadn't had ankle replacement surgery, I would be out of there. Weller Management.just return people's calls! Jeez!

Applied for an Apt at Gates of Summerville on 4/28 here it is 6/30 and still no apt they accepted my housing voucher so I assumed they would be ok only to find out that even though my voucher had one limit the property manager told (Tequila Perry) told me she trying to get the most money she can for these apts was offered 2/3 different apts all over my limit bc she wanted me to pay the balance out of pocket was NEVER shown ANY apt at all I called Live Weller and apparently that angered Ms Perry bc she stopped communicating and never called me abt signing a lease even after my worker informed me they we’re waiting on me to sign a lease this was on June 6 I contacted them in 6/9 to turn down the apt and get my money for registration fees back now I’m being ignored no apartment or money being returned. DO NOT WASTE YOUR TIME WITH THE GATES OF SUMMERVILLE I JUST WANT MY MONEY TO BE DONE WITH THEM THEY HAVE NO BUT HORRIBLE REVIEWS

I am trying to terminate my lease. I have submitted my 60 day notice and attempted to pay the termination fee, now my property manager is telling me that Weller has instructed her not to accept my lease termination notice because I have been commenting on your social media platforms and Weller is now looking to take legal action. Can someone from corporate please contact me explaining why I am being held in a lease against my will?

My family and we’re trying to get an apartment at the gates at Summerville, we were led on and lied to for months, for months after putting in our application and calling back about our application we were told we were denied for no reason after new management mind you we were calling everyday for two months about the statues of our application. We were flipping between two property mangers who didn’t seem to agree with each other. A waste of time
