Today we attend cafe Namaste in the pool area and it was amazing! Top things we love about living here!

I used to live there for more than 1 year and I liked it! The community there is really big and the Cafe Namaste event are definitely the best way to connect and experiment something new: yoga, salsa, oriental dance… It’s always an amazing time and Sam knows how to create a delightful atmosphere thanks to her kindness

I have lived in X Miami for about a year and a half and it has undergone changes in management over that time. The current management has done an amazing job of changing the culture and making it such a fun place to live in. They keep the grounds clean, and put on events for the residents and it is a really fun place to live. Everything you read about the apartment being clean and the gym, and the pool is true, it is such a great place to live.

One thing I want to emphasize and highlight, because it is something that becomes MUCH more important than amenities, is the management and site manager. Her name is Leann and she is such a great resource for the building. She is someone who listens and tries to solve problems, and does not limit her solutions to "policy or rules" and that is so important. I hope whoever reads these, pass on the message to how much of a asset she is and use her as an example of how to manage and maintain a community.

I really enjoy living here, but the staff at the front desk along with the security team ruins it. They make it seem like you are being an inconvenience to them anytime you stop by to ask them something or collect your packages. Overall, good place to live and great location, but the customer service could you some major improvements.

This is my second year in X MIAMI. The building is very clean, the restaurant downstairs and the cafe-shop are awesome and so good, the people in the leasing office are very helpful and nice! The view from the apartment is amazing, there are almost no problems in the apartment and if so, the maintenance arrive quickly. Overall this building should get 5 stars, I'm really satisfied!

X Miami is such a vibrant, energetic and inviting building. From the downstairs lobby offering a cafe with great coffee called BreezeBlocks and the excellent craft cocktail and restaurant, Jaguar Sun, to the beautiful amenities - pool deck, amazing office/business spaces, yoga studio, full gym etc. X has everything you can imagine and more. To top it off, the staff - led by Leann & Yazmin are so helpful and welcoming. Highly recommend this property to anyone looking for a new home in downtown Miami or even just a visit through their AirBnb partnership!

I live in this building and I can’t wait to move out. The people that work in the “reception” are never doing their job. All we see is them eating or on their phone or not even there. Most of the time the security guy is there instead of them bc they are on break and he can’t help. There are always missing packages and you have to go ask for them multiple times bc they are not there or they don’t know where they could be. The amenities are nice but always dirty, especially the bathrooms because they are making events with external ppl and don’t make sure to clean well after. The worst part is that a couple of months ago we were laying in bed and the rain was coming inside the room! The window was closed and we couldn’t believe this so we contacted them, we had to put a ton of towels to avoid the water in the furniture and they only came and tape the windows as a solution. We pay way too much to go thru all of this problems.

I overall am very disappointed in living here, they threw away an 300$ air mattress the day I moved out and I emailed and was told 2 DAYS AFTER everything was thrown away. I went in person to see the apartment and there was still some of my belongings, drier sheets, a bag, clothes in the closet. Someone took the airmatress and X Miami Management did not try to get it retrieved or care because they only want money even if you live here they will not help. I lived here for 8 months and overall only the security downstairs and one lady in management is helpful.

In short, Property Management is very unprofessional. Tenants safety is at risk, staff and non-staff are entering tenants units without their knowledge. The building is completely unsafe to live in for anyone. Checkout Greystar reviews on all properties across the nation on their facebook.

Brandon, Brandon, Brandon! Read this please is from a real experience. Recently Signed a lease here for my Daughter who is attending the U - Medicine program. We applied to 2 other places and spent the money on those applications. The service received after the application process was HORRIBLE! No response, no human contact, we decided not to sign up after being approved. We continued with our search and found X Miami, but more so we found Brandon, what a difference this guy made in our decision. Responsive, professional and frankly a great pleasure to deal with, Brandon you have made what was a bad experience before into a great one, I would recommend Brandon first and X-Miami due to his service.

This is advertised as a community building but events are held only once a week for 2 hours …. I’ve seen other buildings of similar concepts and the feeling is completely different. Management obviously doesn’t care and only wants to collect exorbitant amount of rent for amenities they don’t deliver on

I moved from Jersey and never felt more at home at X miami. It’s a huge community based setting, with amazing monthly events that brings people together. Everyone is so excited to meet one another in the building! My favorite event is yoga especially during sunset on the gorgeous rooftop overlooking the pool and the city. Cafe Namaste has made the experience even better, I’m wishing for weekly events! (fingers crossed)

Thank you to the new professional management who is working very hard on making X Miami such an amazing place to be in. It truly is wonderful living in a gorgeous building with so much to do to bring the community together! I love the coffee shop downstairs for my morning wake up, and the restaurant downstairs for a great dine in and drinks with my friends! 100x recommend moving in. You won’t regret it!

I can't stress enough how unhelpful, uncaring, and disappointing this building can be at times. From lost amazon packages, to cleaning crews not showing up, to broken elevators, and much more. I keep having my packages "stolen" or "missing", and all The Guild says is that's how it is. Rents go up, but the customer service declines.

I don't even know where to begin. I guess with saying this has been the BEST experience I've ever had at an apartment complex from searching to renting. The people at the front office were all so nice and helpful. The grounds are kept clean, the apartments are beautiful, and so spacious! Going through the application process was so smooth and they were so good at communicating with us throughout the whole process. So excited I get to call this place my new home!

I'm a new resident at the X and I love it! Isabel made me feel welcome and was more than helpful with the entire process. The property management team is fantastic! Very helpful any time you need assisting with anything. I also got approved in less than 24h fastest moving process!
