This place just keeps getting worse and worse. (the replies to these reviews are just a pr joke, nothing changes.ever) The management seems to have completely given up on the maintenance while increasing rent nearly 50% every time. PLUS MOST DEPOSITS ARE NEVER RETURNED, regardless of how immaculate your handover the apartment. Calculate how much you will that will cost you monthly and consider all options.
Yes, views are nice, but aside from that 20 minutes every day or so the remaining 23.5 hours are hellish, with all things breaking and non stop drilling! So many other options out there for half the price, in buildings that aren't falling apart.

I lived in this building for 2 years and my experience was amazing. Since I first contacted the property while I was out of State, Anne helped me out through the whole process and even after living there, she was always very communicative and helpful. All the staff members are amazing and generous. I can only express good things about the building and their staff. Will definitely miss loving here.

As indicated by other reviews, the view here is beautiful. But given the horrendous management, there isn't anything else good to say about this complex. Random water shut offs (frequently), constant loud construction (often in the morning hours), regular AC malfunctions. These things would be bearable if the people running this place were either friendly or competent, but they are neither. Avoid this place unless you hear that the management has changed.

Lived there for a year, while the view and space are incredible, the amenities they advertise are not as advertised. In fact, basic amenities like a working fridge, running water, or functioning AC are things you cannot expect in this place. During my year, you could count on at least once a week problems with the AC, and at one point it was shut off for the entire building for over a week to replace a cooling tower. After this was replaced, problems and interrupted service were the norm, similarly you can expect your water shut off at random intervals for repairs. They are in the process of redoing the floors throughout the entire building, there are daily emails about what floor the noise will be on, unfortunately due to the nature of noise conduction through concrete structures, you can expect daily jackhammering. For hours. Additionally I was warned that they would try to take my security deposit of $1k so I had the apartment professionally cleaned, patched all holes etc and was somehow still charged a myriad of odd charges that miraculously totaled $1k, a little coincidental, no?
Finally, the entire reason I even moved was because my boyfriend and I put in applications to add him to the lease, which apparently needed an entirely new apartment application, which we filed on July 1. On July 17th having heard nothing from anyone and after making several attempts to contact the company and building manager, they withdrew over 7k from my bank account for “market value” of the apartment since we had not submitted applications. The applications that they charged us $100 each for and those payments went through. After 6 hours on the phone with the company who is based out of Colorado (?) I realized that getting anyone intelligent or incorrupt was an exercise in futility, and decided to move. Now it appears I will lose the security deposit through further corruption. I have asked for an itemized list for things on my “final bill” which after a month has not been produced. Avoid this place.

The big problem with an apartment building is that there is no incentive to maintain or improve the building or amenities. Everything here is falling apart, terrible gym, awful tennis court (full of holes) and pool area is like a terrible public pool. Honestly, terrible, if you can avoid!

Good: Right on the water. Large apartments. Great maintenance staff. Good neighbors.

Bad: Very old appliances. EXTREME construction noise. 24 hour skyscraper construction permit across the street, and concrete breaking going on for 9-10 hours a day next door. Rent rising by about $180 each year. Charge you about $65 a month on top of quoted rent for building electricity, sewer, trash, and a billing fee. Charge you $10 tax for the $125 second parking spot. The service door to the garage lets people squeeze by when locked.

Move out: They charge you $140-$200 to repaint no matter what. Which is strange because it doesn't look like the place was painted when I moved in. They charge you to replace old, cracked appliances that work perfectly well. Too bad we missed the minuscule crack upon move-in. (Apparently all the older microwaves had the same tiny stress related crack on the door which did not affect functioning. Since the model was so old that parts were no longer sold, they decided that a completely new microwave would have to be bought. And upon move-out charged us $279 to upgrade their old microwave.) Charged us to clean the apartment after we spent 5 hours cleaning. You will lose most of your $1000 security deposit.

Summary: Could be a nice building since it is on the water and the people living there are nice. However, the current construction noise makes it unbearable to live there. Plan on paying for a professional deep clean and repaint upon move out. Go over everything with a fine-tooth comb when you move in and document with pictures.

Edit: removed the microwave charge and reduced the painting charge after a complaint. Apparently you need to pay for a professional deep-clean and then submit a receipt upon move out, although no one told us that. (Maybe it was in the huge move-out packet? I didn't see it there.)

Nice views, great location but.
There is drilling and construction every week. This has been on going for well over a year now. The jackhammering noise is so loud that you can barely hear yourself thing let alone work from or occupy your apartment.
Water has been and and off, with the latest pump being extremely loud, that wakes you up in the morning. This is getting unbearable, even by the worst Miami standards

My wife and I love living at Yacht Club at Brickell. The building is in excellent condition, the employees are all pleasant and the location cannot be beat. Being able to sit on the balcony with a drink overlooking the water is amazing. Plus you're only a short walking distance from everything from Brickell City Center to fantastic restaurants, shops, and parks. We're happy living here and would definitely recommend

DO NOT LIVE HERE. They do construction on the apartments (constant, extremely loud jackhammering) EVERY Tuesday and Wednesday. The floors where they do construction vary every week, and god forbid the construction is anywhere even close to your floor (I live on the 7th floor and can still hear when they are doing construction on the 29th floor), because you will have a pounding headache by the end of the day or will have to leave your apartment and find somewhere else to go to avoid the noise. Keep in mind that this happens TWICE A WEEK from 9am - 5pm. I moved in in early May, and it has been happening every week since I moved in.

I have NEVER made a worse decision than choosing to live here. On top of the WEEKLY construction, everything (amenities, trash chute, etc.) is ALWAYS broken. Do not make the same mistake I did in making the choice to live here.

I’ve lived at The Yacht Club for two years and just extended my lease for year three. The Yacht Club feels like home, I relocated from NYC in 2019 and I was lucky to find this property when I did. The location in Brickell is perfect, it’s not too noisy, it’s close to restaurants, nightlife and shopping. We have wonderful views of Brickell & Biscayne Bay from our apartments as well as the pool deck and gym. The onsite team is great, our Community Manager, Anne-Valery, has helped me with any issue that I’ve had and the service team (maintenance) is very quick to resolve other issues that have come up. I’m very happy to be here!

Yacht club has been phenomenal. The manager is incredibly professional and responsive. The views are fantastic as well as are the ammenities.

Our impression is fantastic, always clean and organize.
We feel spoiled with the high-end amenities by the ocean.

The location is to die for and the views are amazing! It is super pet friendly and has some of the only grassy areas in Brickell. The apartments are very spacious and bright. My only complaint is all of the hidden fees. Make sure you know exactly what you are getting into when signing the lease. Other than that, I absolutely love the Yacht Club!

Nice but drilling and construction every day! Imagine having a dentist drill your teeth - this feels like they are drilling your skull every day. Apparently plumbing in every single unit is being redone so at this rate this will continue for the next few years.

I moved into the Yacht Club beginning of this year and I am loving it! Staff is helpful and friendly, access and package pickup is very easy and the amenities are beautiful. Looking forward to spending more time here!

Wow! All around excellent experience. The leasing agent was responsive and helpful and moving-in was seamless. My new neighbors are friendly and the building is 100% as advertised.
