Roommate and I signed a lease with Lake Shore a few years back. We ended the lease and moved out at the end of November and they took $416.23 for cleaning and damages. (Most of which were prior to us moving in) but I did not argue as I would prefer it gets taken care of rather than deal with the hassle/arguing. However when my roommate and I originally signed on we paid $400 EACH as a Deposit totaling to $800 as well as $460 EACH for rent totaling to $920 for rent. (I still have our paperwork as well on this) Lake Shore has decided to inform us that we only paid a deposit of $400 and we would not be getting the remaining $384 we should be receiving after cleaning and damages. Very very unprofessional and not sure where to go from here. Figured I would leave a post in case this has happened before to anyone else or caution someone as when looking for a new apartment as trust me you can find a much better, affordable, and respectable apartment than Lake Shore Park. We have loved living here for over 3 years now. The apartments are modern, well kept and quiet. The have great amenities such as pools, gyms, dog runs & party rooms, garages and storage units. They have community get togethers once a month which bring all of us together and let us meet our neighbors. We have met so many great people. The best part is the amazing and understanding people who work in the office and most of all, the awesome maintenance crew. 10/10 would definitely recommend!

Overall this community is an awesome place to call home! We have been in our apartment for about a year now and have had nothing short of an amazing experience! Great location, extremely nice apartments, well maintained grounds, great amenities and the staff has been awesome since the day we moved in! 10 out of 10 would recommend!

Have been living here for a year, So far its been pretty good.
Pros: The things that are nice are the fact you have the option of going to 2 different gyms, more than one pool, nice little area for table pool and tv, the maintenance is pretty good and cleaning is done fairly often so its never usually too dirty as compared to other places. Nice layout and interior compared to other places and they also have little holiday giveaways, easter egg hunts etc.cons: The only thing keeping this from being a 5 star is parking. During the winter snow plows cover the limited spots there are so if you come home after 7: 00pm you almost have no chance of parking. There has been dozens of times I have to park a over a half mile away from my building in the Mercy parking lot because there is no parking. Another thing is the reserved parking spots, since I have moved in they have added over 10, with the already cluttered parking lot they are giving reserved spots which is not an issue although one time my roomate was out of town so had his car parked in a non reserved spot. The same night he left they had installed a reserved parking spot and called him to move his vehicle because they have set up a new reserved spot or they would have it towed which is ridiculous.

All in all I have liked living in this place and possibly would 100% recommend if parking was in some way improved.

Living at Lake shore is like living at home. The overall cleanliness of the property is one of the best in the community.

We have loved this place until new management! Everything changed. Prices were raised, amenities were taken away, and rules have ruined our happiness. I know it sounds silly but it's true. You are no longer allowed to have a PROPANE GRILL. They lied on their sheet saying that there will be a city fine and it's against city conduct. It's not. I called both the city and fire department. Very upsetting. They use their ownership to have exterm power over everything you do. We will not be resigning. Honestly if you want a worry free apt and good prices this is not the place.

I signed a lease a month ago and will be moving in July of 2021. Finding a property management company and manager that communicates well, is hard to find. The location is great, amenities seem to be nice, and the service has been amazing so far. We did lose out on the apartment we wanted, but they secured us another unit that was similar. Not sure how it happened because we were told no one applied for the unit we did, and after a 3 days weekend, it was gone. Regardless, they tried to make it up to us with a different unit.

The rental agent Rachel and Niki (I believe) were very nice and would call, email, and communicate vas much as necessary. Since, Sydnie, an assistant property manager, has been fantastic. She emails back fast, will call is needed, and do what she needs to in order to make sure you are ready to move in. She has assisted with the electric company, garages, etc.

Prices are on the high side, but the finished look nice and there was not many options in Ankeny. SO far so good.

On multiple occasions we have had problems and concerns that were not resolved or even acknowledged. Poor security, broken gym machines, filthy public facilities (bathroom, gym, and dog parks). Management does not communicate at all, with each other or residents. After owning a reserved spot for months, our vehicle is almost towed because “they didn’t know it was our spot and our vehicle”. After installation of new carpet in our living room, a broken router, and use of our own bathroom was discovered. The router was broken because of the installers and was not fixed or replaced by either company or management. Our private bathroom was used, (urine was all over the seat) this was not seen as a problem by management, even though it was very inappropriate and quite disgusting. There have been many incidents because of the management acting in a very non professional manner, acting and talking rude to residents. Dog parks flood very bad when it rains and leads to muddy conditions. Dog parks usually are filled with weeds trash, and old dog feces, not very well maintained. Again these are concerns that have not been even looked into by management even after complaints. Some amenities are kept very nicely and we are glad they are because we do pay for this amenities in our rent. But if there is a problem the other struggle is to even find a worker or manager because they are rarely in the office during their stated hours. This makes it very hard to seek help and solutions for we’re we live.

Lakeshore has beautiful apartments, theres no denying that. I have lived here 18mo and under 2 different ownerships. The current owners raised prices which initially frustrated me. The wifi that is included also isn't great so we pay an extra $20/mo to upgrade. But other than that the new owners host events for residents, great gym, the new staff is very friendly and helpful. The building are clean, secure, and full of lovely people mostly in there mid-late 20s.

Driving around in there golf cart
Speeding around is a better term
A remolding of the carpet
Looks cheep
And it's not even done
Prices went up
And service is not even available
Snow this weekend and they have not even plowed
Ice on the drive

The old company was part of the reason why we moved in
Wouldn't recommend living here,

Waste of my time. My partner and I set up an apartment showing at 2pm and when we get there, doors unlocked, office lights off & no one anywhere. Office is supposed to be open on Saturdays til 4pm. Apartment is definitely not secure as it lists in amenities. Was excited to look at these apartments but very disappointed in this experience. When I called the office number the first time, I received no help or answers. When I called the second time, lady was very nice and apologetic but still resulted in nothing. Waited 45 minutes than finally decided to leave. Waste of time and gas. After this experience I definitely want to look else where.

Its been over 5 days since it snowed, handicapped parking spots still unusable and have not been plowed/scooped out. Entire lot and sidewalks are a mess. Main sidewalks still not cleared. Management continues to make excuses.

Gentlemen who rides around on golf cart will speed up on you on sidewalk and "rev" engine while following close on your heels, no respect for tenants at all. Speeds around in grass leaving ruts and mud all over sidewalks.

Maintenance is incompetent, taking weeks for repairs and when they do "fix" it, things break again in a week or two. Everything that is repaired or replaced is cheap and generic.

They brag about "updates" but the work is cheap and poorly done. Carpet was replaced by hideous cheap carpet squares installed by gentleman who looked like they were on release from prison and absolutely blasting music in the hallway while working. Less than 4 weeks later squares are already loose and coming up.

There is so much more. Stay away! This is the worst management company ever.

Since the ownership has switched the place has been a mess. Previous owners were great and very responsive with any questions or issues I had. Maintenance is nearly impossible to get done now. My mailbox has been broken (meaning my mail is also on hold) for over 2 months now. The leasing office takes 1-3 weeks to respond to emails. They no longer have any utilities included yet rent stayed the same. For what I'm paying in rent I would like to at least expect bare minimum communication. I've also had over 5 'inspections' since moving in a year and a half ago. I've never had a management company need to enter my apartment so frequently. Would not recommend to anyone.

The new owner of this property charged a large fee when returning the security deposit for "general cleaning" when I left the apartment in a much better condition than I found it. They then stated that they do this for every single unit, whether or not it needs to be cleaned! This owner has no intention of returning your security deposit, so beware!

Decent apartment EXTREMELY shady management. I have heard many negative stories about Hubbell realty and would not have wanted to sign with them initially if they hadn’t bought the complex from the previous company. I can attest they will try and nickel and dime you. For example, rent was increased and they went from charging only electric to now making you pay for water and mostly everything else. Note the only communication method they used the entire time we lived there was papers taped to your door. The lease states that you need written confirmation of non renewal, we went in a discussed not wanting to renew and they said they would send an email to us with the form that we never got. We had everything moved out 2 days prior to our lease term and when I went in to turn the keys in they said we owe next months rent and we have to fill out the form to not get charged for 2 months. Avoid Hubbell and lakeshore if you don’t want to get scammed into signing a lease that sets you up to get charged an additional month of rent.

I’ve seen two different managements own and operate Lakeshore. My advice is to not rent from any Hubbell managed property, and save yourself the time and headaches you will have with them. The units being nice is sole reason for 2 star review, otherwise 1 star.
