I am thrilled with the progress made in revitalizing out Cobblestone townhomes. The new roofs solved many problems owners had and I’m looking forward to getting new siding. Cobblestone is returning to its glory days. All of this is due to the leadership provided by Jeff at West Property Management. Well done!

It is hard to overstate all the help West Property Mgmt and Jeff Westendorf has provided to The restoration of Cobblestone. We were floundering in self managed mismanagement with no rational understanding of sustainability, depreciation, reserves, and the value of a complete reserve study. The board of this 157 unit HOA made serious mistakes ranging from inclusivity to contracts costing the HOA tens of thousands of dollars. Two years later under the competent pushing by Jeff, we developed a new board given needed education in HOA board functioning and principles, had a reserve study showing even the most negative owner just how bad off our financials were-a percent funded less than 2% and a debt to ourselves of nearly 9.4 millions. A year later we had formed committee structure, involved many owners, and passed a dues structure with 60% of the owners voting for an early 300% increase in dues and remarkably a special assessment of $7,500 per unit. A few months later we began a roofing project now completed and are jumping into a siding project that will exceed 5 millions. It came about because of hard work in communication, education, perseverance and leadership by some owners guided by Jeff through his knowledge of HOA operations and people interactions. Thank you Jeff!
There is still work to do but we now have a plan and a solid leadership team that should prevent recurrence of the mess we were in. Cobblestone should become a good example of what can occur to reverse ignorance and promote responsible, sustainable functioning in HOA living.
