NOT worth the price. (WESTMORLAND is horrible. All the good reviews are not from this building they are from senate and mainly annex. This is what I personally experienced during my year of living here in this specific building)

I had the unfortunate experience of living in this apartment complex, and I must say, it's been nothing short of a nightmare. First and foremost, the ROACH infestation issue is appalling. Despite notifying the management multiple times, nothing was done to address this health hazard. It's unacceptable that they allowed this problem to persist.

Additionally, the water was shut off almost every week for hours, and the building even flooded. Furthermore, the elevators in the complex are consistently out of order, making daily life incredibly inconvenient, especially for those living on higher floors. The laundry rooms barely work so be ready to go outside and use the ones on the truck, at least those are free I guess. The amenities they proudly advertise are nothing more than false promises, as they have been perpetually out of order or non-functional since my arrival and it’s been a YEAR. All this money and there is no gym even though it says on the website it is. It's frustrating to pay for amenities that are essentially inaccessible.

Adding to the list of grievances, I've never received a mailbox key, which is a basic necessity for any resident. Communication with management has been abysmal, with little to no response to my concerns. Even the fob provided to access the building has been falling apart since day one, it was taped together by them and still somehow falling apart, highlighting the overall lack of maintenance and care in this complex.

In summary, this apartment complex falls far short of even basic standards of living yet it’s called luxury. The roach problem, non-functional elevators, broken amenities, and poor management response make it a place I wouldn't recommend to anyone seeking a decent living environment. It's been a disappointing and frustrating experience from day one. If you choose to stay here, do not pick westmorland. Pictures added at the bottom:)

I am currently looking at apartments to move in February and Jasmine was absolutely lovely - super patient, super nice. She showed me a lovely studio apartment and gave me wonderful information about the area and the buildings. I highly recommend 275 for their pleasant staff and how safe the community is.

This is the worst apartment experience I have ever had. Constant construction led me to have way too many early mornings. The walls are paper thin and you can hear everything happening in the halls. The building is so old which caused my ceiling to collapse due to water damage on two separate occasions. They tried to fix this by moving me into a new updated unit, but the problem was someone else had already been approved to move into this new unit. I only found out about this when I called the internet people and they said that I couldnt register with that apartment because someone else already had. This led to me having to sign a new lease a day before my move in.no matter how clean you keep your apartment, there will be cockroaches and they will not go away. The base rent may seem like less but they make up their money through various fees that will be more than you think you will pay. I had no access to the gym while I was there due to construction. The laundry room flooded while I was living there and they spent no time trying to repair it. Instead it took them months to find a solution. They decided to put a washing machine truck in the alley. They played it off by saying enjoy the free laundry, but we had to walk a few blocks every time I wanted to laundry. This was acceptable until the winter when all the water froze and I could once again not do laundry for months. The maintenance is slow because they have wayyy too much work to do. The management is also super slow and does not stay in contact with the residents. I was blocked in the garage several times due to unannounced deliveries that caused me to miss class. Not to mention the shootout that happened in the building. Fortunately, I was in class at the time and not nearby, but the lack of communication was absolutely horrible. I found out there had been a shootout in my building from the news and my parents before I had heard from the people who run the building. I am not sure how anyone could justify that experience. I know that the price may look appealing, but it is not worth the distress that living here will cause you.live anywhere else

Since we have moved in it has been EXTREMELY unprofessional. From things not being prepared for us to move in. Our unit was not clean, no one knew what day we were supposed to move in. Our unit still was not clean when we got there. We had to throw trash away and clean ourselves. The hassle of living here was depressing, time consuming, and down right awful. I spent hours of my time at work having to be on the phone with this property’s company. How wonderful that you all get paid to do that while you’re making me lose pay to do the job you should be handling. We put in several maintenance requests like we were told to do for things needing to be fixed. We were always given an excuse as to why it didn't need to be fixed or a half way job that broke a week later. On top of waiting for weeks for the request to be completed. We were told there was central air in this complex and there is not. Our windows leaked massive air making it miserable in the summer to live. We had to pay an outside professional to come look at our unit. Telling us that our electric would be expensive due to the fact that the windows did not seal properly. We also had put in a request for a new ceiling fan in the second bedroom due to it being loose and wobbly, YOUR maintenance team told us there was nothing wrong with it and it was "very sturdy and wouldn't fall. " The professional we hired told us that the fan blade was loose and could fly off at any moment seriously injuring someone. We put in a maintenance request for pests on August 18,2023. We had already spent our own money to resolve the pest issue since it was not handled. Several months after moving in people moved into the unit beside us and have been crazy ever since. We have been scared to open our door to leave and enter our unit at all times because of the people next door. The men would make sexual and explicit comments towards us. YOUR COMPANY left a termination letter for the people in the unit next to us on OUR doorstep. Your company couldn't even leave it on the correct doorstep. Let alone the notice of evection wasn't even filled out properly. The mailroom is a joke, packages are stolen, mishandled. Getting anyone to help at this property is a joke. The supposed property manager emailed us one time being rude and when we emailed her back, She NEVER replied. We asked several times what the trash policy was since they kept telling us our trash was “too heavy”no one ever got back to us. I was forwarded a flyer from a member for your team from the trash company that was supposed to be printed by management and hung around the complex instructing residents of holiday hours. Your team lacked competency to complete this task. Let alone our question was never answered about the weight restrictions. We have issues every month with our billing. EVERY month I have to contact management to get the amount corrected. My roommate and I had to separate from living together due to a tragedy. I asked several times if there was a one bedroom option so that I would not have to endure the stress of moving again. No one showed any compassion or help. At that point I decided this was already a terrible management and I no longer wanted to conduct business with the property in anyway and we will both be leaving this complex. Then they continue to call me telling me they have a unit. When moving in we were told the front senate elevator would be working again in a couple of weeks. It has been six months and the elevator is still not operating. We were also told that the gym in our building would be available by June at the latest. Again six months go by and no gym, nevertheless any progress in it. There are so many projects going on around the complex that nothing is ever completed in time. Most complex's would promote the upgrades that they are preforming but instead this company just sends us alerts that they are closing off areas and then never completes the tasks in the time they say it will be done. Leaving us extra hassle. Just rent somewhere else. I promise you’ll be happier.

Horrible management. I have spent two months without water pressure in the toilet, a clogged pipe, today i dont have hot water, i’ll do myself a favor and move out after two months.

EDIT: everyday for 3 months there has been people busting car windows in the parking lot, two nights in a row, cops woke up me up cause they were flashing lights in front of my apt. They still refuse to close the gates. Don't move here please, do yourself a favor.

The office organization is abysmal. I’ve been trying to get my rent amount corrected for the second month in a row now and no one is helping. Emailed and thought someone was helping me 2 weeks ago, haven’t heard from her since the 23rd. I sent a reminder email on the 1st, no response. I physically went down to the office the 2nd but management wasn’t in so the leasing agent sent her an email with my contact. It is now the end of the day on the 3rd and not a soul has reached out. Don’t move here unless you want to be frustrated every month.

Don't let some of these reviews scare you. Management is awesome. People forget how many units they oversee and the best thing to do? Go see them in person.they all make time for you and fix the issues or help you in any way they can. Jeanetha and Jasmine are awesome. I've had zero issues living at the annex.

275 on the Park has been a wonderful experience from my first contact with the professional leasing staff. Everything was made easy. The complex is a lovely mix of traditional beauty coupled with all the most modern amenities. It's exceptional value in a perfect location and I highly recommend it. David Westerling

Everything you read is true and worse. Worst of all, even after moving out they continue to violate Missouri tenant law. I moved out May 31st 2023 and have yet to receive my security deposit back (Missouri law states it must be returned within 30 days). I’ve called and emailed every day and either get no response, sent to voicemail, or blanket statements about forwarding my message to the property manager who (spoiler alert) does not return calls.

I could not recommend living in a building less.

BUYER BEWARE: Amenities not as advertised, no in-unit laundry, no gym, everything is under construction. They've cycled through 3 or 4 property managers in the short year I've lived here.

Update 9/11/23: The courtyard is under construction now, so of the 19 listed "community amenities" online, only 13 are actually available. I don't know what a "clubhouse" is, but the community room for the Senate/Congress building is also closed for renovations. Starting to feel like I'm paying 100% of the cost for 70% of the product.

Update 8/2/23: We got another new manager in June. It generally feels like there is more organization. Still lots of construction, but perhaps better prioritization of projects?

Update: Things haven’t improved much, but Marshiana does seem to be taking care of things quite matter-of-factly as she can. I appreciate her efforts.

I paid the hefty application fee to apply for a unit, and paid the security deposit through a third party institution. After roughly two weeks, Jasmine N, the 275 on the Park employee I interacted with, informed me AFTER I had signed the lease contract for rhe unit that the unit would NOT be available. In other words, they broke the lease agreement. Jasmine N.was totally indifferent to helping me switch my funds paid to another unit also with 275 on the Park.
After I finally had all of the paper work sorted (done entirely on my own, with my request for assistance completely ignored), suspicious billing began to appear on the 275 on the Park tenant portal. Billing would appear, disappear, reappear, often times for fees that I had already paid for. Jasmine N.would engage in stall tactics (tell me that she would get back to me, and never get back to me). Beware. Jasmine N.engaged in repeated fraudelent behaviour. I was able to recoup the security deposit after I explained to 275 on the Park that they had broken a lease contract and that I was prepared to pursue the legal ramifications for that as well as fraudulent charges. This was despite the fact that the third party depositor claimed that deposits could not be refunded. Beware!

I recently had a tour there with Allison who didn’t introduce herself so I had no idea she was the person that I had been corresponding with via email. I loved the apartments that I was shown which did have washer and dryers inside but be advised they do cost more. I’m very much considering trying to move in here, the area is so quiet and nice and I felt at home and I hadn’t even moved in yet! The reason for the low score is cause at first arrival Allison had told me I could have a seat and I had thought she meant one of the other seats in the lobby so I asked her if she meant the seat at her desk and she rolled her eyes and looked at me as if she was disgusted! Honestly I felt like walking out cause I thought if this is the type of attitude I’m getting now, I can only imagine what I’ll be having to deal with later and I didn’t want to go through a whole tour with someone who has a messed up ego. Need less to say, the tour went really well and she showed me some super cute apartments and said she would reach out to me about a question I had asked during the tour but I really don’t expect to hear from her and get my question answered. I’m still looking and was really excited about the prospect of moving there but after the initial first meeting, I don’t know anymore. It just didn’t sit well with me.

Don’t move here unless you expect to never be able to talk to management about anything. My bike was stolen and I tried every method of contacting them to get the garage footage, that’s right my bike was stolen from in the locked garage from a rack I had locked myself, and through all forms of communication I got nothing back from them. They’ll say they’re working on something and never get back to you. They rotate workers so fast it’s concerning. The annex is the only livable building, please don’t believe their “new management”, it’s been over a year and a half and I think things have just gotten worse under them.

Moved a little over a month ago and I have to say I’m delighted with the place. Amazing price for to square footage you get and amazing location. I had Allison help me pick my unit and her customer service was outstanding! Very happy to live here!

The Annex was a nice apartment but the front desk will not listen to anything you say and will take down you name and number/email to act like they're going to help and don't. My friend's car was stolen from the parking lot. Moved out two months ago and they still haven't provided me with my security deposit or an itemized list.

I wait more than an hour to visit the place but after waiting that long, they only show us the common area because according to them, the gym, apartment, and even laundry were under reconstruction! I do not understand why they calling it a tour if they are not too g to show you anything. The lady that was supposed to show us the place was talking so fast like someone following her! And still, it did not prevent us to wait that long for our time! Since my visit, constantly I am receiving emails from them!

I just moved to the city not to long ago, luckily Jasmine from the leasing office was super helpful with answering all my questions with the area and helping me move in as smoothly as possible under such short notice! She was very professional and kind throughout the entire process! Very much appreciative of her time and effort with the transition!
