When I knew my least was getting ready to be expired on April 30th, I had already found a place for me and my kids. I am on housing so I was waiting for my new place to be inspected and since it didn't get inspected on time due to my new landlord not having the new appliances in there on time. I specifically told the manager what was going on, she tells me no matter what section 8 does i still have to move by April 30th. The manager also said the key has to be in by Friday may 1st. I'm like OK I already know that and she didn't care if me and my kids had a place to stay or nothing. The manager was up and down about me moving, first she said that she can extend it then she came back and said oh i don't think section 8 will pay for an extension. The manager, however wanted me and my kids out due to the fact she was not getting anymore free money and because i was moving and it showed just by her reactions and what she had said. I told her that section 8 said they will pay for it. She still didn't want to do it, so me and my two beautiful kids had to stay in a hotel suite until my place had got ready. She could have accommodated us some how, especially when i told her the situation on the inspection of my new place. I also told her i didn't want me and my kids to be homeless. My church member had called me and i told them what happened so they really prayed for me and helped me out. After i moved out, the manager told me i owed 441.00 due to a few reasons. She sent the amount over to collections and didn't give me time to make a pay arrangement with her. I think I'm a still call the corporate office on her because what she did wasn't right. Normally people is not suppose to do something like that right away. It haven't been a good 6 months. When someone messes with me, they messing with my kids as well because they are apart of me. Don't mess with my livelihood. I'm so glad i was still able to move into something nice, bigger and better. My kids love where we stay now. They have their own room and space. My new place is way better then these run down apartments. I bet the manager was shocked that I finally moved. I told someone, i bet she want stop me from moving this time and yelp i was right. I knew exactly what i was going to do. The manager did stop me from moving a few years ago but nope not this time. I was not playing when i said i was going to move. I'm going to stay where I'm at until I'm able to buy a house and thank god I'm making this choice now because i don't want to have to meet another scandalous person when it comes to me moving. It was a truly blessing that i got approved where i stay and not let the devil intervene and stop me like she did before. I will say the arbors is a disaster so be aware of where you move to especially here and you will find out for yourself why it is a disaster. I would not recommend the arbors to anyone. They are money hungry. The only good thing i can say about them is that they have a really good maintenance team. I can say so much and right a whole book about this place from even 2-5 years ago.

Applied at these apartments and was denied because they said they couldn’t verify my employment. Wanted me to go through another company where I would have to pay a $35 app fee and if approved, pay a non-refundable deposit to that company. Never ever have I ran into that issue as I am a federal employee and have been for many years. So I gave up on the Arbors. Went to apply at somewhere other than the arbors and was approved in a few hours and moved within a few days.

The ladies in the office were very nice and easy to work with though. Nice updates units with appliances and floors. The buildings outside could use some work. I go to visit my siblings who moved in here and the stairs and balconies could really use some work. Other than that they seem fine. But I’ve never lived here.

Overall, not too bad. I like the space of the apartment. Appliances are nice and new! However, be aware of upstairs neighbors mine are so loud and all I can do is call security daily.

The staff was very nice and helpful. The area is clean and quite. Soon as you call they are right on it. I love it here. Very nice atmosphere.

The Arbors team are nothing but wonderful set of people. Stella Brown in particular, has an awesome personality. She was very friendly and helpful. Also, rent at Arbors is affordable.

I rented my apartment for 3 years from Arbors Apartments. I had to move because I needed a 3 bedroom but I miss them so much. Love Alba! She is very attentive to her residents needs and if there is a problem, she gets right on it! I will miss the fun events that she does every month.

Would highly recommend this complex to anyone. Ms Alba's office staff and maintenance team is friendly and if I ever needed something repaired maintenance was at my apartment the same day! I always felt safe and knew I would be taken care of.

I have resided at Arbors of Grandview Apartments since May of 2013. Among the reasons I have remained is the exemplary professionalism of the Arbors of Grandview management team consisting of Mrs. Alba Sanchez (Property Manager), Ms. Stella Brown (Assistant Manager), and Ms. Maria Rivera (Leasing Consultant). One would be hard pressed to find a more caring, knowledgeable, thorough team of corporate professionals. Mrs. Sanchez regularly schedules events for families and children to enhance the quality of life for all residents. The maintenance team of Deiuiz, Fernando, and Damion could quite conceivably build a house from the ground up with their impeccable maintenance skills. Every problem issue that I have confronted since May of 2013 (and there have been only a small few) was dealt with promptly and resolved to my total satisfaction. The Arbors of Grandview is nestled in a quiet beautifully-landscaped corner of Grandview, Missouri. Upgrades to the entire complex (new windows, new sliding glass doors, new paint job, paving of the parking areas, security cameras, new toilets, etc.) have been continuous and greatly appreciated by all the residents. I have attempted to move twice (1) to get into the inner city and (2) to move closer to my job but not being able to find comparable professionalism in a property management team, not being able to find a apartment team with an experienced, CARING maintenance team and most importantly, not being able to find an apartment as spacious and offering the amenities as the one I presently adore, I will happily reside at the Arbors of Grandview Apartments until I move into my new house.

O stars. Lady who answered the phone named Sella is rude! This is not your profession, if you can not be professional. I'm assuming because I asked if you guys were income based, that you thought I couldn't afford it, well I make 6x what you are asking for your apartments every month. Get someone else that is more professional in your office, because you will lose service with her there. That's horrible!

I've had a wonderful time at NEW FOUND COMMUNITY, Its been very pleasant, the property stays WELL KEPT, and the Manager is truly wonderful. I would recommend it for all who's looking for a piece of mind. Tha Thanks, Marquetta Hayes

Called about the water heater, serviced within one hour! Office personnel was great! They truly care about us, I attend every event they have and really enjoy the coffee bar. Ms. Alba and her team in the office are always happy to help me and make me feel at home. They also changed the thermostat from a regular to a digital without questions.

Living in these apartments have been one of the worst experiences. In the first year of me living there, I had to pay double my rent because the third party that the Arbors used at the time to pay rent “lost” my rent. The Arbors not their third party did anything to help rectify the situation even though I had sufficient documentation showing that I had pay rent. I had an issue with maintenance coming out and honoring my service requests. They would even mark my service requests complete and would not have stepped foot in my apartment. I would call the office and complain but nothing was ever done. I had another issue with my rent this year with another third party that they used and once again, the office didn’t help me rectify anything and the situation wasn’t my fault. They decided to send me to evictions and I had to pay over $1400 to stay. At this point I was just done. Not to mention my apartment was broken into 3 times and every time there was a police report filed, my apartments did nothing about that. There were numerous of homocides in that area as well and I felt completely unsafe. The office staff isn’t the most friendly and professional. If you are just wanting to get approved somewhere, then yes, choose The Arbors. If you want quality of living, steer far away. Also, please look at other reviews, you will see that we have similar complaints.

I lived here for five years. In the beginning my KCPL bill was OK then, I received a bill for $345.00. I contact kcpl and ask them what happened they, stated wherever you staying it's poor insulation. So later on years, years later, they did remodel and put a new windows my electric kcpl went down. Good! Now it time for getting a new roof, but they roofers are causing holes in my ceiling and big nails or screws to come through and hole in my bedroom water leak in and messed up my mattress. The roofer came in and seen my mattress on my bed and promised to replace it but never did. I don't know too much about this roofing company but, also the holes are still in my ceiling where the nails or screws came in they are still there today. Ok, moving on. I moved here in May of 2013, at is now July of 2018 they constantly change the renewal lease. I believe my lease is out July, so I stated it in a message and letter. I wouldn't be renewing my lease. I received a notice from them, "leave I owe them $1,360"! I want something to I want my 5 years back that's what I get for wasted 5 years here I could have been in my own house already thanks!?

Good place to live maintenance is always on time. The staff in the office is very friendly and helpful. Rent is affordable and love how the Arbors team make the residents first priority

This is my fourth year with the Arbors. In the beginning my experience here was fair. The staff was caring, the community was quiet, and the repairs were made in a timely manner. As time has went on, things have changed drastically. The staff isn't as passionate, and caring, there has been 4 homicides, 3 within 2017-18. I recently had to contact the office concerning my grill being stolen off my porch, and today 6/13/2018, not even a week from the grill incident, I had to contact the office concerning my car being tampered with. A few months ago my daughter noticed a stranger looking through her window as she was getting dressed for school. I no longer feel safe here at the Arbors! The staff doesn't seem to care anymore. My family, and I went to utilize the swimming pool and I didn't feel welcome at all as a resident of 4 years. Four years ago, I would have recommended friends and family to be a part of this community. Presently, I wouldn't recommend the Arbors of Grandview to anyone.

Overall it's pretty nice. I keep to myself mostly and nobody really bothers me, so that's all good. The repairs here are very punctual and quick. Alba and the office staff are friendly and professional, and they work very hard to work with the repair guys.a bit more homicide than I care for in a living environment, and you can't let your guard down too far or you might get something stolen, but lately that's been pretty quiet.

Laundry is the only thing I can say I wish were a little better about this place, everything else is quite nice. It's a slight inconvenience that the machines are still coin operated instead of upgrading to card readers to spare you the trips to the ATM and then to break a bill for a roll of quarters, but that's still manageable. The most inconvenient thing is that (and I found this out the hard way) the laundry room has actual hours of service which I *think* are like 8AM to 9PM (technically 10 but that's when they want you out, so 9 if you actually want to wash anything).

And that adds to some frustration because there isn't any sign posted or anything said to let you know that it isn't actually a 24 hour laundry access. It's a strange rule to have in place particularly when all residents are given keys that unlock the door to the laundry facilities, as the door is locked even during the day. So the only way in that door is if you live here, random people on the street couldn't just come in and wreak havoc on the facilities. And yet one time I was trying to wash a load of laundry for work at 9: 45PM (not an extreme time to do laundry by any means) and shortly after 10 a rent-a-cop came in with a gun on his hip and told me to leave. I was not permitted to wait another 15 minutes so the machine could at least drain the water and spin, I had to scoop out my then floating laundry from the wash I wasted the money on and was escorted out.given my long hours of work I often find myself having to be at work looooong before I can gain access to the machines, and I come home too late to use them. So if you're like me where you work several days in a row like that where you're up early to work and back home late, you are going to have to find somewhere else to wash, as the facilities are not for you. For the past several months since that incident I've mostly had to pack up my bag and leave town to the flying J in peculiar to use their equipment. And that's a whole lot of extra driving and time to spend when I could just hop over to the main building and pop my clothes into a machine.

If you have a job where you get days off or your hours aren't as extreme, then you won't have any problem. If you need to have access to the machines and you have long hard hours, seek alternative accommodations. In no way does this make staying at the arbors unpleasant, and there's a fairly good chance I'll renew my lease, but that's honestly the one and only thing that can kinda get old after a while is the laundry situation. Pretty good that the only thing I can even think of is something as little as laundry though.

I have lived at the Arbors for 18 years. I love my apartments and I love my neighbors. Maintenance is the best in Kansas City with fast response to repair requests and keeps the grounds clean. Alba and her girls in the office always take care of any issues we have and they truly care about us. They have events for us every month and the community has a family feel the minute you drive in. I love my neighbors! Thanks Arbors for all you do for me. Laura Brown

WORST. EXPERIENCE. EVER! Besides the Apartments being cheap, the front office, maintenance turn around time, and my whole experience, was an absolute nightmare. I work late so I can't get to the office in time before I get off. However, it took me TWO WEEKS just to get somebody to answer the phone during the day! I STRONGLY recommend to look the other way when looking for apartmens in this area.

I pike the property itself. It looks very well kept and cleab. They could use more dumpsters because the trash is always over flowing. I also really like Nina she is very personable and professional

I have had an amazing experience here. It is quiet, the people are great, and they really try to make it feel like home. The living area and bedrooms are large and you even have the option to have walls painted!
