Carriage Place Apartments, Ballwin MO

Called Saturday morning at 9: 30am because heat was out, maintenance was here at 10: 30am and in 15 minutes it was repaired. Great job!

The maintenance crew came thru again! Placed a call for a plumbing issue and some painting that was needed and quickly they were on it. Thanks guys!

My entire Apartment has urine smell throughout. If you press your hand on the carpet a repulsive urine smell is passed to your hands. THIS IS COMPLETELY UNACCEPTABLE! I WILL NOT live in these conditions paying $1700 a month. If you need me to report these conditions to someone I am more than happy to. No one checked anything in this apartment between tenets. Why? I am so unhappy with this apartment. Please fix this disgusting smell. Also, I will not be moving anything out of this apartment so you vlcan fix this. I expect for the price I am paying for your company to fix this health problem. Smelling urine everyday again, is not what I expected from you all. So disgusted. If i could post smell I would.

I lived here from 2020-2022. Very quiet location and neighbors. Close to restaurants and shopping. The unit and outside property were very well maintained. Loved the 9 foot ceilings! Only drawback was the appliances and cabinets were outdated and showing their age. However everything functioned as it should. I would RECOMMEND carriage place apartments to anyone looking for a nice apartment at a fair price.

Shower was leaking, got a hold of Dale the next morning A1 service got it done quickly very knowledgeable and good guy to speak to, good place to live, thanks for the quick service

I can honestly say that my experience at Carriage Place has been frustrating. It continues to get more frustrating the longer I’ve been here (which is less than a year). I pay a high amount in rent for my apartment which is becoming even more ridiculous the longer I’m here because of the maintenance issues I’ve had. The only attractive aspect of my apartment at this point is the garage and that is becoming less important the longer I’m here experiencing massive communication issues and extremely long maintenance waits. I actually waited over a week to have two light bulbs replaced that was too high for any ladder I owned. I am currently in the midst of a 3rd HVAC issue and this time I’ve been without AC for over a week with the replacement part still no where to be found. I call to follow up on a timeline and I am lucky to hear back the next day. I would definitely not recommend this apartment complex and have heard similar complaints among the residents here that the rent continues to increase each year and the apartments are not updated to the rent standard. They really do not care about your quality of life. I should also mention I have two young kids living with me also experiencing this.

Update: maintenance stopped being my biggest issue during my tenancy. It became the rent increases every year. Don’t expect to come in and stay close to your starting rent. I was there 2 years and during that time they tried increasing my rent by 20%. I was paying more for a 3 bedroom apartment than I was on my 2,200 square foot house. My first increase was 6% then my second year increase was going to be 14% and that’s when I left. They don’t value loyalty or long term lease tenants so don’t think they will cut you a break. I know 4 other tenants that experienced the exact same increases.

We have lived at Carriage Place for 10 years and it has been a positive time. Our maintenance requests were anyways answered promptly and Dale has been a true Gem! Thank you for a lovely experience. Tim and Becky McDevitt

Dale in Maintenance…. Is efficient, super friendly, and thorough. He works really hard and truly cares!

My husband called today to get some information regarding available apartments. Whoever he spoke to, was INCREDIBLY rude! She told him she wouldn’t even consider us as tenants, before we even applied, what? !
It was actually laughable hearing the conversation he had with her. I am not sure the ladies name, but don’t worry we wouldn’t consider living here with that as a first impression, YIKES!
