Think SLUM LORDS when dealing with this company. I had the displeasure of leasing a unit from them, and they just. Don’t. Care. I lived in one of their “Crown Heights” properties in Missouri, and ooooh where to begin. I lived with the mice and roaches, just dealt with them myself because they don’t. If you ask them they will literally just come in, and set a mouse trap for you. But between all of that, the negligence of their maintaining of their own properties, the crime going on at these places, on and on and on. It was the management that broke the camels back. They have no idea what they’re doing. And if you have the displeasure of having DAWN RICHARDSON as your property manager, don’t buy the fake “nice” mask she wears. She’s a total narcissist. Behind the scenes I’ve heard and seen how she treats staff and residents alike and she takes her own displeasure at her life out on the people around her. My word of warning, avoid ANY of their properties. Unless you like living in a trap house, run by rogue property managers. I was lucky enough to land a great job and buy my contract out, and booooy did it feel good leaving that witch in the dust with her decrepit slums. Best $1800 I’ve ever spent!

This company does not care about its tenants. I have been staying in one of their complexes for a year. The property is not well kept, they have yet to repaint the lines in the parking lot but allow the tow truck to tow cars in a gated complex. The ceiling in my master bedroom and kitchen leak when excessive water is present such as rain. They continue to send these “handymen” who can barely do their job. One maintenance guys flooded my apartment trying to fix the dishwasher. The others left drywall and puddy all over my bathroom. Bother came to fix the stove and it still burns extremely hot on level 3. According to 18 CG Policy line 8 these are excessive damages. The property manage refuses to contact corporate, they keep replying to emails out of chain and under different subjects. I’m being told my issues are not “active” but when they were I was not offered a transfer. Because they are not active I can not request an emergency transfer however they can deny for late rent in the last 6 months which apart of the very same policy.

My suggestion do not move in to any 18 CG. Properties. They are poorly managed and kept, their police’s are to cover them and only them
and it very unprofessional I’ve been waiting for two weeks to speak with a representative from the corporate office.

Quail Run Agents just put the phone down on clients. They now refuse to refer me to anyone instead are just covering for each other. If youre a client I would RUN

This management company is incompetent. They use a call center to receive all of their calls so you are unable to contact someone directly. They do not have an email either so it is near impossible to actually speak to someone. If you reach out to them and speak to one of their “receptionist” (call center) in reference to any complaints about your complex they will promptly direct those messages back to the front office of your apartment complex for them to resolve … even if your complain is about the front office. I have reached out multiple times and have never once received a call back from anyone from this management group. When I asked the receptionist of the call center for the notes on my file, regarding the dates of my calls and the notes of never receiving a call back, I was told that I cannot obtain these notes due to client confidentiality. I asked if I were the client and why I would be unable to receive this and she replied back saying that the client is 18cg. Incompetent.

Property: LeMans at Lawndale - Greensboro, NC

I have lived here for almost 4 years and I would say the best thing about this apartment is the amount of space you get for the price you pay. However, the building itself is not very well kept, the walls are super thin, the floors are not very leveled and make noise as you walk. We are paying for pest control and admin fees yet I frequently see pest & lots of debri in the walkways. I inquired about some sort of updates or carpet cleaning for being a long term resident but there was none & they sent me info for someone to pay out of pocket (although if I moved they would have someone come do it) so I am unsure why they won’t do it for lease renewals. Also, the windows are super old and weak every time it storms I’m nervous that my windows will cave in from high winds. I have recommended this place to 2 friends who have also moved in & there was also no incentive for that. My unit caught on fire January of 2021 due to poor HVAC systems (also no sprinklers) if it weren’t for me being awake around 1am people could have died in my building. I had to reach out to corporate (Eighteen Capital Group) in order to receive a new heater. The laundry room has dog feces everywhere and the dryers hardly work. I did a load of laundry once using the units and it damaged all of my white clothes (I was not reimbursed) I moved here while in school pursuing a degree and working full time which is the main reason I still live here. However, outside of the maintenance guy Brian who always goes above and beyond. I would say this place is below average and if it weren’t for inflation and this terrible economy I wouldn’t recommend this property.

Absolute garbage of a company. Having all the same problems everyone else is reporting. Trash complex with multiple issues not fixed, multiple break ins not addressed. Office managers give no help and lie to your face just to push it down the line. Even if you try and go above the office manager you get the same treatment.

And you can clearly see 4-5 months ago they had a bunch of people with only one review on their profile fill out 5 star reviews for them. Shouldn’t even be a one star
