Fountainhead, Kansas City MO

This place has had 3 different owners and this last owners is amongst the worst. The trash situation a couple of times has been unbearable. Trash literally spilling into thr parking lot. The grounds look horrible, someone came and dropped a lump of dirt by our sidewalk for nothing. It is still there. Your tenants let the dogs relieve themselves EVERYWHERE with no cleanup. 1st work order was never acknowledged and I canceled after 3 weeks. 2nd work order I called because it was my furnace. Thr manager told me to put in request and would be worked in 24 hours. I had to call her back and she had to find the order and call them to come do it or she would have been out of compliance. They older people working who don't know what is going on. They send out this late rent email every week. My rent has not been late, stop sending it to me. You all are begging for tenants, how about you take care of the ones you have. Been here 8 years and won't do another.

My spouse and I are not too happy about the treatment we have received since 2020. This will be my last year living in this community. They seem careless no apologizing for anything being overcharged, disrespected, police called on, shorted 2 months etc just have a good day and that’s all. Where is the sympathy for others? If this was your leasing office how would you feel? I will definitely be taking my money elsewhere next year. I’m not pleased at all with the communication, lack of support when it comes to repairs. I wish the new residents nothing but luck as this is the worst living experience ever.

I planned on moving here over the summer but decided not to due to terrible communication from the staff. Unfortunately, I had already placed my security deposit. In July they said they'd return it because they're legally required to. Three months later and still no check, even though they "assured" me it was sent. Missouri requires security deposits to be delivered within no more than 30 days. These guys are crooks! Avoid!

DO NOT RENT HERE. Last weekend 3 vehicles were broken into. There were no email notifications telling residents to be more aware of the surroundings. Placed a work order for my bathroom sink two weeks ago and still haven’t been addressed. The property is under new management which seems like a constant theme. I’m trying to figure out how to break my lease and get the hell out here ASAP. These small apartments are not worth the rent and nonsense you have to deal with

I wanted to like this place, but management is terrible. Management will charge you large amounts of money for unknown reasons, which they don't have the answer to either. Beware of hidden fees from this place because they'll make any excuse to charge you for something before you leave this apartment complex for good. I'm still trying to resolve random charges with Fountainhead even after 2 months of leaving Fountainhead. Avoid at all costs!

This place has gone downhill over the past 8-9 years. It’s been very bad recently. Trash does NOT get picked around the complex. The tenants who walk their dogs do NOT pick up after their pets and in return it smells like a zoo when you step out your unit. Your vehicle will be randomly vandalized due to other tenants bringing drama to the complex. Maintenance is NOT quick, they take their time and they will not do anything correctly the first time of you asking them to fix something.

Just this past Sunday night/Monday morning there were TWO vehicles including my mother’s were stolen from the property. They do NOT have security, KCPD does NOT ride through the apartments (they will lie and tell you they do) and there’s NO security cameras. They will NOT send out daily notifications to inform you to be careful, let you know of recent auto thefts in the complex. The office and maintenance were notified of the glass needing to be cleaned up Monday morning. It’s Wednesday and the glass is still in the same place.

This the complex is TRIFLING! Save yourself a headache and rent elsewhere. Ppl are BARELY in the office, barely answer the phone. You have to call three fountains apts, a different complex just to get assistance at the complex you live at. You will pay criminally high rent to feel like your zip code is 64127! It’s not worth it! Beware of these “perfect” reviews also

I just want to thank the maintenance team for showing up and working on things in a reasonable amount of time. You know you have to take into consideration that some work orders take higher priority over others and so I think that some of the people who have complained may possibly have someone else in line ahead of them or someone else who had a more urgent request that couldn't be unattended for days and fall under the category of emergencies. You have to be considerate of people who do a lot of the stuff for you that you don't do yourself. I have had such wonderful service here and each time I have had a request, it's within days or if it's a non pressing issue, it happens fairly quickly within 7 or less days. I haven't had anything come up to where it was an emergency thankfully. So I can't say they've shown up on the same exact day of submitting a work order, but I just want to say thank you for showing up in a timely manner. I want to say thank you to ALL of the maintenance team. Thank you!

After waiting for a reply at a different place for three weeks I was looking to extend my current lease for a month just to be able to find a different place to live.
Then Fountainhead came along and saved me. I applied yesterday and got approved just one hour after leaving the leasing office!
The management is incredibly nice and helpful. My first visit to Fountainhead was amazing. My girlfriend and I were given a tour of one of their units by one of their management members, Monique. She really sold it.
The community is great, the space is perfect, have a nice fountain in the middle of the community, nothing to complain about.
If you're looking for apartments and even have pets? Definitely should consider checking this property out!

Update: If you are considering renting from WillowCreek which is right next door to Fountainhead, do not consider WillowCreek. In the year I've lived here there has been numerous and constant crimes happening at WillowCreek. Police are there daily. Read the reviews. WillowCreek looks good on paper. Heck they offer 200 more Sq feet of living space for the same price of Fountainhead, but it is not safe. Please be careful where you search to live and do your research.
