I rented from them during my senior year at Mizzou. The location on Stewart was great. It was a little more expensive and not nearly as nice as places further away from campus, but it was great to not have to commute.

I lived at Holiday Arms for three years. Toward the end of my lease, the AC unit would stop working every other week. The unit was almost 20 years old and looked like it was beat with a baseball bat. Hinshaw never took me seriously, and always accused me of doing something wrong. I tried to get the city involved, but there wasn't much they could do. They became more interested when he was caught in a lie - when the city contacted Hinshaw, he told them I turned my AC off during the day and expected it to cool down fast when I got home. That was 100% not true, I have chinchillas and they cannot get above 75F for extended periods of time. My chinchillas are the reason why the AC was important in the first place. The city suggested getting the unit checked out, with me paying for the inspection if there were no issues and Hinshaw covering it in the case there was something wrong. The deal ended up falling apart because Hinshaw did not agree that in the event that the unit needed a refresher of refrigerant, that it would be his responsibility to pay for. How he thought it would be my responsibility to top off the freon, I have no idea. I ended up having to move out before grad school because the AC issues were getting worse, and instead of fixing them Hinshaw always accused me of exaggerating or lying.

I am writing this review because I moved out a year ago. I drove by the property recently and there is a new AC unit for my old apartment. I guess the AC became too bad to ignore or deflect blame. Hinshaw is cheap and will find any reason to get out of needed repairs.

This was just one issue. We were also left without heat for almost a month except for a tiny little space heater that we didn't even get until calling about it several times. One time I had to talk with the electric company after a storm to come and switch on our power. They could not reconnect the wires without Hinshaw's okay, which Hinshaw repeatedly told me he had given them. Somehow the power company never got the message, but they took pity on me and came and connected it anyway. This was after several days without power over break, that we had no notice of, and I was the first to report in after 3 days when I arrived during winter break. A similar thing happened with the parking one time; we got a notification with two days notice that we had to move our cars in the middle of finals week. Where to? Well Hinshaw didn't think that was his problem. I had to call the construction company (that was doing sewage work for building UCenter) and they were able to create a makeshift pathway into the lot. One time, the bathroom sink started leaking all water onto the floor when running. When maintenance came to fix it, they left the bathroom covered in dirt and did not flush the toilet. A few months before move-out, I wanted to check to make sure they still had my move-in checklist. They said they did, but wouldn't let me see it or have a copy (I had my own anyway). When I finally moved out, they accused me of never turning one in.

All in all, Holiday Arms could really be a special place. It has the perfect undergrad sh**ty apartment vibe. I would be lying if I said that I didn't love it. But the management was terrible, and ultimately forced me to move because it was just too much to handle.

I moved in with 3 of my friends to one of Paul’s properties by the power plant for Mizzou. We lived there for 2 years. When we first moved in the house was not ready for move in. There were doors missing, ladders left in the living room, power tools laying around, and the AC didn’t work upstairs. Most of the blinds were broken and there was a huge water stain all over the bottom floor ceiling. I have videos and pictures to prove this. Wish I could post them on this review. Also had problems with our dishwasher flooding our house constantly and Paul kept telling us that it was somehow our fault, come to find out the hose for the dishwasher wasn’t installed correctly which we had to figure out ourselves. We had Sinks that would overfill and not drain for half the time we lived there. He would consistently try to blame us for normal maintenance problems, such as the dishwasher. We also had frames of doors completely fall off, specifically our laundry room door downstairs, the inside of the frame was hollow and just had random nails protruding in different directions into the empty space. He charged us for almost everything he could when we moved out, so don’t expect to get your security deposit back. We weren’t the only ones to experience this. DO NOT RENT FROM HERE. I promise you can find much better places around campus and Columbia, for less money and more space.

READ THIS. DO NOT RENT! The house was in horrible condition when we moved in, and once we put months of hard work to make it look good he wanted to raise rent by $200 without any of his own improvements and not give us a chance to re-sign! There has been an un-sturdy weight bearing pole that has our house looking like it's going to collapse, we told them about it months ago and they haven't done anything. At best they fix things with chunky wood planks and duct tape, and want to charge extra fines any chance they get. Also, the mechanics didn't knock before they came in and walked in on my roommate without clothes. So many of these good reviews are FAKE! Very frustrating to work with.

Absolutely detestable place to rent from. The secretary hates her job and subsequently the tenants she has to help, the "accountant" constantly picks at his face and is most likely on meth, and the slum lord although seemingly nice enough will gyp you of every penny he can. The maintenance crew are friendly enough but are pretty washed up and are very slow at getting around to doing anything. I had a bat claw its way into my house in the middle of the night while I was trying to sleep, and after I single handedly shewed it outside without getting rabies I notified the secretary so they would come fix my ceiling/walls. Of course they did not. She probably never even told them because she hates her life and therefore me as their tenant. If the meth addict accountant isn't bad enough touching your documents with bloody fingers and making you unsure if he's going to pass AIDS or HIV onto you or not, the piece of trash slum lord should be enough incentive for you to not rent from them. When I moved out after living like a dirty hobo for a year he stole half my security deposit for reasons that were out of my control to fix. I lived in a little shack built onto and adjacent to an ancient house that was left vacant for the whole year I lived there. When I used the heater to warm my 100 square foot living space, all of the heat got sucked into warming the whole house, leaving me with a $200 electric bill every month over the winter. The carpet in my shack looked like someone had died and rotted on it before me, and the slum lord deducted money from my deposit for not replacing it. The bathroom sink was so old and decrepit that it eventually just cracked in half, and they charged me to replace it when I left. One night the shower tiles started crumbling away as I was showering, leaving behind not any drywall like there should have been but a vast space of blackness leading into more cheaply built house. The bedroom window is held together with duct tape because replacing windows is not in the budget when you have meth to buy to supply your staff. Squatters also regularly break into the house next door when it is left vacant, so it's always fun fearing for your life and hoping that they don't either murder you in the night or steal all your stuff when you're gone.

Never rent from Henshaw properties. Horrible landlord. Crooks and heartless people. Most of their properties should be condemned. They make up charges for things that already needed to be fixed when my family moved in but made it seem as if my family did the damage and sent 3 separate letters with new stuff added daily and new charges. My family has already been tramatized in a home invasion in one of their properties and these rude humans decided to re victimize my family with all this nonsense. Paul Henshaw is a crook! I think anyone who has given a good reveiw must work for hinshaw because these people are crooks, disgusting, vile demon spawns. You lie about inspections and charge people for made up damages. Stop having your employees put up good reviews your slum Lords. We have professional cleaning service come clean after move out and they swore it was never cleaned. You know you can't clean black mold, your a joke!

Never go to this place, I lived in 506 s providence rd I leased for a year with them and they wanted to extend the rental lease with me and they said they will offer 18 month lease and later few days later on they talked to me said they don't want to do it, after they thought about it. Never keep their promises or they say, and the landlord talks too much with stupid things that does not needed to be said and waste your time.so many cockroach and fruit flies.land lord is so stingy doesn't want to fix or change anything in the apartment.

I lived in a little 2 bedroom bungalow on Smarr Court for 4 years. I absolutely loved living there! I have since relocated to Texas but will always hold dear my time spent in that peaceful little bungalow. Thank you to the Owner, office staff and maintenance staff for making my stay wonderful!

Wow awesome staff all around. Great people to work with. I put in a work order right after i moved in and a few days later they had it fixed quickly.they took me around to multiple properties until i found a place that was well fit for me. All around so for so good. Very Happy.

You never see people like this so greedy and disgusting. They eat you deposit and even don't use your money to fix apartment. They are waiting next "idiots" deposit. They promise everything update aircondition system, fix broken window etc. Finally, you will understand, it all becomes you broken it! Never ever live here. All five star rates are they hire people to rate, don't trust them

I rented from Hinshaw and always very nice and responded to everything I ask. Also went out of his way to keep me happy and safe. I'd u rent from him your getting a great landlord. I have a older home and he stored it and it was beautiful inside. I only moved out for my reasons not the home. Everyone that came to my home loved it.

I loved the house we rented. It was around 100 years old, however, Hinshaw Properties had modernized it inside without losing any of the charm the house was built with. All the staff, from Paul-the owner, the office staff, maintenance, and the cleaning crew, were extremely nice and helpful. This is definitely a company I would rent from again and again.
