They charged us $2400 on move out for carpet replacement after living in the residence for 4 years and cleaning biweekly-monthly. They never cleaned or replaced the carpet while we lived there. They will use you to pay for their own housing upgrades. I highly recommend not using jacobs if possible.they seem great during the living process, but will absolutely screw you after you move out.

I never had a single problem with this company, and I honestly would recommend them to anyone looking to rent in the Boonville area. I can’t speak on their Columbia properties but my apartment was a great place for a very reasonable price in a crazy housing market. The place was very clean upon move in, every time I called with a question as a first time renter (trust me I called a lot), they were SUPER friendly and helpful (one woman saved me a ton of money by telling me about paying through bank account instead of debit card, so thank you!). Every time I emailed, they were quick to respond and they are always sending updates about when they are in office and when they aren’t. My cat did inflict some damages on the apartment and I still received almost my entire security deposit back! I hope everyone can have the same experience I did! Thank you Jacobs for being my first home experience:)

This review isn't to throw the company under the bus because I understand that one bad apple can spoil the bunch. I will state that I am displeased with Ida Hatton's professionalism and friendliness. I moved in back in June and each time I have called and spoke with her I have felt as if she is short or sarcastic and never fully trying to help with whatever the matter is. Today was definitely it for me when I called the company this morning to ask her for a form stating that mediacom could drill holes in the wall. Instead of her offering help right off, she stated, "don't you have the form from when you moved in? " Wouldn't one assume that if I did, I wouldn't be calling. Anyways, after trying to explain that Mediacom was at my house and I honestly just needed a 3 minute letter typed real quick so they could do the job, she went on and on about how everyone was busy. I honestly just feel like she needs to work on her customer service skills and know that sometimes you may have to take time out and assist with something you may not have been planning on. I am waiting on someone above her to contact me so we can discuss this matter and possibly figure out how she can change her ways. After all, she is the face of their company because she is the one answering the phone and sitting up front I'm sure. Thanks in advance for taking the time to read this review.

If I could rate them any lower than a 1 star I would. Horrible people to rent from, extremely unfriendly and do not care if an emergency arises that causes any sort of set backs, they will not work with you. To top it all off, while in the process of moving out and having to do separate trips on different days, they went in and removed what was supposed to be our last trip before we were even finished moving.

Update: To Amanda's response they must have terrible record keeping so as property owner thinking about possibly using them I would say no. My address was 113 Dorothy Dean Ave. I was also contacted by a lawyer to testify against them as it appears people have had enough of them robbing their clients. Hopefully they are able to get justice.

Second worst property managers in Columbia. Despite our duplex being professionally cleaned before leaving they kept our entire deposit despite it looking better than when we moved in. I'm sure Amanda will come in with some comment below trying to justify their actions but as you can see from many other reviews they do this a lot. Many other professional companies in town that actually operate in an honorable manner.

Just moved into one of their properties today. Application and deposit process was easy and all online. Picking up keys and documents today was super easy and quick. Ida was great to deal with, very communicative, and super friendly.

My partner and I are so happy with our new home! It’s everything we were looking for in an upgrade. It was extremely clean on our first walk-through, and everything functioned properly. Ida and Brittani at Jacobs were very accommodating and friendly when I went to pick up the keys. I feel assured that I can depend on them and the rest of Jacobs management to assist in the future should we need it. The whole process, from signing the lease to moving in, has been smooth and stress-free!

I spoke with IDA and she was professional, detailed, and a pleasure to deal with. She prepared me for everything involved with the leasing process and educated me on the steps needed to successfully complete an application. Look forward to working with her in the future.

After we move out, they charge us $568.19 plus $1421.85 for labor to install the carpet/pad and the new carpet pad, for a total of $2,004.04. They spend $50 on light bulbs, but I've already replaced all of mine before I move out. While we lived there, our kitchen sink was always clogged; they claimed it was our fault and charged us more than $100 to fix it, despite the fact that it was not fixed and was extremely simple to clog. We thought that because the house is old, it cannot be repaired. As we moved out, we were charged an additional $35 for the mini blind. The toilet seat and towel bar were clean when I moved out, but we were charged $25 and $30 to replace them. For the refrigerator shelf bracket and microwave handle, they billed me $175 and $75. $483.25 for painting and wall maintenance. I was a resident at The Lyfe, and they painted the walls and returned our deposits. In conclusion, we were charged $1842.1 for moving out. The 11-year life duration credit paid $1042.69, bringing the total to $1842.1. They took our deposits and request an additional $367.10 from us. I paid my half but my roommate refused to pay his portion since the charge was too high, yet the place was clean. Now, Jacob’s property management wants me to pay my roommate's half since my roommate is not going to pay it. If any of you guys are looking for a place to live, try to find other places. There are a lot of good and cheap places in this city. Now, the problem is not hwo much you charged. The problem is I paid my half already but my roommate refused to pay his portion, then you want me to pay that money for him otherwise you will send my account to collections. I do not like this threaten.

Good experience with Jacobs Property Management, they were fairly prompt to get things fixed the couple of times that we needed maintenance. Josh was a pleasure to work with! We received about 80% of our security deposit back, which I feel is fair. Thank you!
