Kensington Square Apartments, Florissant MO

My mother-in-law has lived here for around seven years. The first five were great. Friendly staff and clean hallways. About two years ago, the property changed hands. The hallways and stairwells are becoming more filthy by the day. Property maintenance is severely lacking. Safety features like the pictured smoke detector in a common area are not attended to. Yet the price of rent steadily increases yearly.

I'll be Honest I have mixed emotions about it. 1st moving in they butter you up all nice, saying all the right things for you get into the apartment. Then when you need something fixed or call out something that they were covering up in the apartment they're dragging their feet to fix it. Like for example I need painting done in the bathroom because smokers used to live in the apartment when supposedly there's no smoking allowed. But didn't think to fix that up before moving someone else in that apartment. All in all ask all the right questions call them out on their corners cut and be kind and considerate of yourself and them (office people to maintenance). Outside of this issue complex is good so far.

Nice spacious units, but I haven't had a good night's sleep since I moved in. There is no insulation between the 1st and 2nd floor. I'm up right now at 6am writing this review because I was awakened for the second time by what must be elephants living upstairs. Do not rent a first floor unit unless you are desperate. You can hear everything. Every step they take, every cabinet they open, the buzzing of their cellphone, and when they turn on their shower. I suspect I will have lost my mind or had a heart attack before the year is up. I've lived on first floor units before that were well insulated and you couldn't hear your neighbors above you. This isn't one of those. If you like quiet and need good sleep to function just don't do it.

You can smell what your neighbors are cooking. It envelopes your whole apartment as though you are cooking it in your apartment. Again, horrible insulation. You will have to buy lots of air freshener. When they cook fish or other aromatics it's particularly disgusting and embarrassing if you have company. You walk in from work and your whole apartment smells like food. Just minding your business and you're eyes start watering bc they are cooking spicy food. I'm not exaggerating. I'm sure they smell my food too.

I lived here for 2 years. The living experience was great. The nightmare came after I left. They unrightfully hit me with a $900 fee for damages. Theres NO way my unit was even $200 worth of damage. This ruined my credit and pushed my home buying process back. I was devestated and they were so rude and uncompassionate about it. Please buy a home! Stop renting and throwing away your money to ppl treating you like you need them when actually they need YOU!

I live on the 1st floor 1 bedroom and it's very quiet around here. Large parking spaces, they got rid of some of the trees that drop sap on your car so I don't have that issue anymore (it's hard to get off). Its big for a 1 bedroom and my upstairs neighbors are quiet most of the time. Only when they turn they're bath/shower knobs its super loud for some reason. I was affected by COVID job wise with my old job laying people off. They were very understanding with my situation. All in all it's a nice quiet community with a laundry facility that is kept clean and the maintenance acts fast. They spray for bugs every other month which is good for those nasty folks lol.

I have lived in a lot of different apartments but this one is great. The size and management are great! I also really like the area that it’s in! Great place to live and great price

The best! I’ve been living here for 4 years and there hasn’t been any rodents! The staff are nice, and the maintenance get the job done. There might be a few problems considering the water shortages once in a while and insects/big bugs once in a couple years! Pricing is also has low rates compared to the apartment they give you! But overall, this is the ONE OF THE BEST OPTIONS IN NORTH COUNTY! Also, there are a lot of outside smokers here, so bring air refresher.

Kensington has always responded to a maintenance issue in a quick and professional manor. The entire staff tries to make your apartment feel like home!

This is one of the nicer and well kept complexes in Florissant. My apartment is a good size and decent price. The complex is older but they try to keep up and need new windows. Maintenance has a decent response time. I really like most of the girls in the office.

I've live here 15 years plus. Everyone is really nice to one another and there is little or no trouble in this complex. I intend to make this my home for several years to come. The office staff is wonderful and the maintenance crew is great. All I can say is I love my apartment.

I would not recommend renting from this establishment if you're a man/or a woman who has or could potentially experience domestic abuse/violence. They have no compassion or concern for your safety. Everything is about money with them and they could care less if you die in the process. I asked to be let out of my lease with proof of a protection order. They told me that I could with a reasonable fee of $2800 or $7100 for the entire remaining balance of the year due 5 days after the move out date. I'm highly disappointed in the apartment complex that they would place the safety of their residents at a price. I've never been a troubled tenant and have always paid my rent on or before the due date. Moving forward I can only pray that my children and I will be safe until the lease ends April 2021.

My experience there was great. Management was very polite and helpful they answered all my questions and addressed any maintenance requests and so on. Overall I give them a 5 star.

Never had a more rude, slow, and suspicious application process. Was told the application turn around is 3-5 business days after 2 business days I called and Rachel told me everything looks good just waiting to verify your employment now I guess after my employment was verified they needed another excuse not to process my application. So now on the 5th business day I still haven't heard from anyone after calling twice and leaving a voicemail. Then I finally get ahold of Amani who then puts me on hold for 5 minutes for someone else to get on the phone and not state who they are to tell me Im denied for something that was not stated in their requirements. During the walk through and before I turned in my application I had the leasing agents go through their requirements with me several times and I asked questions to be sure. This was definitely a scam to get an application fee. I’ve known former residents who have gotten their whole deposit kept due to some underlining thing they don’t initially state! The whole florissant area is going down hill anyway. Will never suggest not even to a homeless person. I basically just gave them 50.00.

Edit: My rental history is good I have no evictions and I don't owe any properties. If I had bad rental history I wouldn't have applied in the first place and I wouldn't be staying somewhere right now. I am trying to help future people not get scammed out of 50.00 as well. My opinion don't waste your time.

My brother lives here. He gets harassed by his downstairs neighbor every week as she calls the police on him and the tenants do nothing about it. 0 out of 0, would not recommend living here.
