Do not go to this complex. MC&W is a predatory low income property management company. USDA Rural housing is aware of them, yet, to date Ray County and USDA have not curtailed MC&W's failure to provide proper extermination (bed bugs in 4 of six buildings, roaches due to dumpsters within 100 feet of doors) maintenance (only one building has handicapped access parking, improper lighting, sidewalks and steps impassable due to poor property drainage, lack of air conditioners, lack of window seals, lack of properly locking windows and doors, peeling carpet, or lifting stained linoleum, laundry facility is roach infested, two machines that are not maintained). Failure to provide tenants current lease paperwork. Hostile environment to residents. Property management played Gestapo with residents. Threatening them with eviction over minor infractions, then urging them to 'report' other residents creating a hostile living environment for elderly disabled, mentally disabled, and impoverished people in a small rural town. Despite, MC&W is still a licensed recommended property owner to low income people in the State of Missouri. USDA Rural MFH housing allows them to continue. Richmond Estates is known well by the Richmond Police to illegally try to intimidate and evict tenants. I urge you ASK the RPD before signing any lease at Richmond Estates or MC&W's 27 other properties. I am a former tenant. I have filed an official discrimination complaint with Housing and Urban Development. It has not been resolved. Tenant 2021.
