RM West, Kansas City MO

Management is extremely unorganized. Employees either call out or are not simply present in the building. They also don't answer calls or get back to you in a timely manner. The employees spend more time planning little events for the complex (that no one asked for) than actually doing their job.

The building itself is dirty. When touring pay attention to the poorly painted walls and scratches inside of the apartments. The walls are extremely thin and you can hear everything. If they try to trick you into getting to stay on the first floor, then you will hear everyone coming in and out every night.

It is truly not worth the money. You pay over $1,000 and that does NOT include parking, wifi, water bill, etc. You pay $25 for your trash to get taken out when they forget to do it half the time, which makes the hallways stink up. The building is poorly built. One of the places that is cheaply made and looks good from a distance but once you start living here you see how poor the quality is. Definitely do not recommend living here, especially if you have a family.

Please think twice before leasing at this property. The management and leasing office was difficult and were completely dishonest with us! I called and they were very apologetic, but did not take responsibility for what they had done! They wanted to make it right by offering us another unit that was more expensive! Shame on you and your business practices!

I signed my lease in November 2021 and then moved in to my apt in Jan. I couldn't say enough wonderful things about RM west! The management staff is amazing. They are always going above and beyond to provide excellent customer service! Each staff member was so helpful getting me settled and continue to help with any questions or concerns that arise. I always am provided an answer in a timely manner. The property maintenance staff is also wonderful, they stay on top of keeping the property clean and operating. The community itself is very positive, other residents are always nice and friendly.wouldn't want to live anywhere else in the RM area! Other reviews mention "hidden fees", personally I don't see any abnormal fees compared to other apartments I have lived in. They are all explained in the contract and are normal/typical apartment fees.

I lived in this building with the previous owner and since Horizon Residential took over in November, this building has become disgusting and poorly managed. The trash is constantly overfilled, lights are out, hallways are dirty and my paid parking lot has not consistently been plowed. The office is slow to respond to any concerns and were consistently rude and not helpful/knowledgeable when I had to renew my lease (In hindsight now I would not have done). Would not recommend considering the price you pay.

Update - don’t let the response from RM wear below fool you. I missed this managers 1 phone call while I was at work. Attempted to return the call 3 times over the past week and never heard back. Again, not helpful or responsive.

I have been a resident here since early September, in that time they have changed management but they have been very transparent in updating us via email, notes on doors and in notifications on the new property app. This building is built very well as my utilities have not been over $60 since I have been here, the maintain the property well and valet trash now has a app for us and we know exactly when they come through. I have a pet and pay pet rent and also pay a parking fee for the garage and at this time I have not noticed any increase in any fees from what I originally agreed too in September. This new team here is available to help and do respond pretty quickly. Only thing I wish they would do would be to leave the canopy's out year around so we can enjoy the rooftop even in winter.

Renter Beware: Under New Management

Ignore any review from Fall 2021 or earlier. New owner, new management, new experience.

- Lots of questionable hidden fees for previous residents (pet rent increases, deposit increases, "move out" fee) ; new owner is losing residents and trying to milk the ones remaining for fees and punish anyone leaving
- Terrible communication; requests for the same documentation and information from residents, email addresses the management tells you to send things to but apparently can't access, communicating dates and times and developments that never come to be; it's embarrassing
- Reduced quality of maintenance and upkeep of the grounds; new staff spends very little time walking the grounds, maintenance leaves things in disarray (there was a dumpster someone had run into a rock garden that sat blocking a sidewalk for over a week)
- Aging wooden framed buildings; wood-frame construction is a great way to lower construction cost but when you're charging $1400-2400/month in rent and it's a 5-story building, it ages quickly and the apartment's cheap construction shows on the interior

Lived here for 3 years under Lincoln Management and it was great! The new management team is rude and they will charge you a move out fee! They will take your money in made up charges and they send you to a collection agency to put pressure on you to pay their made up move out charges. And good luck getting your deposit refunded, I'm still waiting for mine and I all got from them is bills. Beautiful place to live, amazing people, coolest neighborhood in Kansas City but a TERRIBLE management company.

I didn't go inside, but the landscaping is very nice and the dog walking area is conveniently located. Great location near KC's River bottoms destinations. Are you a young, upwardly mobile professional? Check it out.

I recently toured RM West with hopes of making it my future home. My roommate and I were greeted by Diallo Simms who welcomed us with his outgoing but professional demeanor. The tour process was extremely simple and very informative. Diallo did an exceptional job showing us the complex and answering questions as we looked around. I was impressed with the clean amenities and additional features such as the rooftop social lounge, dog washing station, bike room and at home work spaces. The tour went so well that my roommate and I decided to make RM West our next home. Diallo has been there every step of the way making the application process and transition very easy. I would recommend RM West to anyone and make sure to ask for Diallo!

Good place to live. I only lived here two years and only moved out as I am moving out of state. It was a little bumpy when management changed back in 2020 but overall I’ve been very happy.

Like someone mentioned below, there have been car break ins for the *phase I* parking garage (this garage is NOT owned/maintained by RM West however). I don’t keep anything of value in my car (and also drive a Hyundai, which is on the lower end of some of the cars in the garage) and still got hit. However it seems like it hasn’t occurred in a while so the garage management company may finally be addressing the issue. The leasing office was quick to respond when I reported the occurrence, but unfortunately they are limited in what they can do as they do not own the garage.

Also, occasionally other residents could be a bit of a nuisance (either loud, smoking weed constantly, or leaving dog messes for someone else to clean up) but honestly I’ve experienced that pretty much anywhere I’ve lived that was an apartment.

Edit: I would be weary of all the 5 star reviews that were 2-3 months prior to this post, as they had a contest as to which office member would get the most shoutouts and emailed those who didn’t submit a review yet.

The office staff is nice. Friends say old management was a lot better, more genuine, and not as corporate-like. The office shows their appreciation for the tenants by having something little monthly, so that is a positive thing. The maintenance crew is usually efficient and respectful of your place, but they have just come in on occasions after knocking once and not waiting for me to even answer the door. The groundskeeper tries to keep the place clean, but unfortunately there are a lot of residents that are disrespectful of the place, especially with their pets. There is a lot of dog poop just left, and all the grass and plants are dead do to the dogs. RM west has poop bags, so there is no excuse to not pick up after your dog. Some people even let their dogs do their business on their porch (both pee and poop—and not pick up either), and RM west didn’t seem to care. It was an issue for the entire year we lived there and nothing was done.

There have been multiple car breaks-ins (even in the garage), and people letting people in the homeless people into the building. The office staff didn’t really do anything besides send emails out reporting SOME of the break ins and sending out maybe one email to tell people to stop letting people in.

The apartment complex smells like weed A LOT. So if you don't like that, don't live here. Sometimes it was so strong, I could smell it in my own apartment.

You have to pay for $25 for trash every month and follow strict rules with pickup. We followed the rules, and we still had our trash just not picked up multiple times.

RM west is in river market, which is a great place to live.

RM West was a great place to call home. Wish I had found this place when I initially moved to KC two years ago. Moved into their RM West II building which has been an excellent experience. Dog friendly. The management team here is always pleasant, greets you and are quick to help with issues. They're always providing us with cool treats in the lobby whenever there's a holiday. Shout out to Johnny the maintenance guy and all the other maintenance staff who bust their butts to keep this place up and running. Just know all the work you guys do doesn't go unnoticed and is really appreciated!

In retrospect, I felt the need to change my review after the last few months of living here and reflecting on the year as a whole. Unfortunately when you first move in, you tend to overlook a lot of things that start to slowly annoy you. For instance, despite the dog friendliness of the building, there tends to be a lot of dog poop everywhere, even with RM west having cameras in the front of the building and easy access to doggie bags. One neighbor had a dog that would poop and pee on their porch and the urine would drip over the balcony onto the walkway below. I also want to add that the dog "park" at RM West II smells like urine and feces year round. Way too many dogs use it to relieve themselves, and having turf that's sprayed down about once every 3 months doesn't cut it.
Another issue was the prevalence of marijuana use, because the smell was obvious in the hallway. I don't care that people smoke it, but when you're in an apartment, it just comes down to common neighbor decency and being aware that your actions are affecting others.

We informed the management about neighbors letting their dog defecate and urinate on the porch and the smoking. We were told they reached out to the tenants multiple times, unfortunately these problems persisted.

Lastly, we pay $25 each month for trash valet, and it wasn't picked up multiple times in the last month, despite following every single little rule they have about picking it up (eg.tied up tight and neat, in trash bin, cover closed). It honestly seems like the workers just "didn't feel like it" when they were coming around to pick up trash.

Terrible place to live between the fire alarms, fires, and car break ins probably the worst place I’ve ever lived especially for the amount of money. I wouldn’t recommend this place to anyone. Glad to be gone

Ive been living here for about 6 months now. I love the location since its real close to work and the staff are welcoming. I had a recent guest stay as well from texas. My guest enjoyed the staff which were diallo and leah, the building, and the areas surrounding the location. I turned down 4 other locations before saying yes to this property. All the other properties blew up my phone and kept asking me who did they lose me too! This one of course! Its real close to downtown, stores, restaurants, the highway, and etc. All the staff helped me in some way such as alexis, leah, and diallo. I had more interaction with diallo since I usually see him when I have a question or a concern. But I hardly ever do.

The location, amenities, and space are great. But what REALLY makes RM West special is the people. In all of my searching, I never encountered people of the quality, professionalism, and friendliness anywhere else. If you're looking for an apartment, this should be your first stop (because it will probably also be your last)!

Lived here for over 9 months now. Just all around a great place to live. Well insulated walls so noise is pretty minimal, nice balconies, great amenities (rooftop, gym, coffee, study rooms etc). Parking is decent, some break ins however. Elite management and super nice people.
