These apartments are practically unlivable. In the summertimes the apartment will get up to 90 degrees thanks to the air conditioner not working at all. Reaching out and complaining about the scolding apartments does absolutely nothing. Not to mention in the winter it is incredibly cold and is hell like in the summer. Tomorrow it will be 110 degrees and if you have any pets in the apartment they become lethargic. Thanks Rockwood springs!

Living at Rockwood Springs for the past 4 years has been “acceptable” at best. It’s mostly quiet and comfortable, but overpriced for what you get. Compared to other apartments in the area, this place is lacking in a major way. My unit is old and outdated. The interior and exterior maintenance is poor. The ownership has changed at least twice in the 4 years I’ve been here, each time the service has gotten slightly worse. Maybe it’s just me, but this place leaves much to be desired for the price I’m paying.

The renovations were poorly finished, paint spots were left on the flooring, windows didnt lock, there was an ongoing problem with roaches, they did not spray to get rid of them, just put down traps. However, friendly staff and my experience living there was not altogether unpleasant.

Once again, the response time to my requested work order was exemplary and thorough.

This is the loudest apartment complex I have ever lived in. Continual problems with neighbors have never been addressed and have been completely dismissed. Finishes in my newly renovated unit are poorly done and look horrible. The three months I have left of this lease are too long.

Zach showed us on our tour. He was very informative and very polite. He showed us the floor plans we were interested in and answered all of our questions.

Every time that I have put in a maintenance request, the maintenance crew are always incredibly responsive and get the problem fixed quickly. I appreciate their timeliness and quality of their work.

I have been living on this property for many, many years and we’ve been through A LOT of changes. Yes, good and bad. But I must say that things are better than they’ve ever been. Zach and Joseph in the office are WONDERFUL to work with. They truly care about the residents and the property and it shows. They go above and beyond for the residents and make sure you’re happy here. Maintenance is awesome. They show up in a timely manner and get the work done. The apartments have been updated and they look great inside and out. I am all around happier here right now than I have ever been. I highly recommend Rockwood Springs for your future home. I’ll be sticking around for many, many more years! So they’re stuck with me. Thank you guys for all you do to make this home. You rock.

I did rate it 5 stars and was boasting about the complex, but after having a good experience, I’m afraid I have to update my review.

I started noticing double-charges on my bill and was told I pay for my entire building by “size” and not just my unit. I went from paying $17 a month in water to now $100 utilities. He did say he will put it towards my next month rent, but only for the double-charges, not doing anything about the amount. Maintenance doesn’t fix anything. Promised a new microwave and I put in 4 different requests over months just for them to keep closing my ticket after being called and told they’ve ordered one for me.

After a little while of living here, I started getting extremely sick. Flu-like symptoms but also chest pain, migraines, and my nose started to randomly bleed and my skin was getting weird and bleeding. After looking around I noticed signs of mold, even black mold. After contacting the manager, he basically said they aren’t responsible. Now I have to figure out what to do because I cannot keep my family exposed to toxic mold. It looks like they just painted over the damage. Extremely disappointed.

New management (for the third time) is HORRIBLE! They have been in our apartment 3 different times and done maintenance work and left all with NO WARNING and ZERO notice that they had been here. We hadn't even put in requests for the work! The only way we knew is because we came home and things had been changed. Joseph has bluntly ignored our requests for our apartment to be sprayed for bugs (we are on the 2nd floor and still have a HUGE ant and spider problem). Random charges have been appearing on our bill for things we did not ask for or do. The district manager is no where to be found either. Dog park is a muddy mess. Roof and fireplaces leak. People are constantly breaking into cars and stealing anything left outside. We would move immediately if not for COVID.

Nice place, nice people, admittedly a bit of confusion with transition happening as I moved in. Definitely need another maintenance staff member, Eric running ragged.

Since the take over of the new company, I have seen steady improvements to the apartments. The property manager, Kayla, really tries her best to please everyone in everything she does. She is so nice and super kind and not a pushy landlord like most places I used to live at. They don't bother you all the time. However; she has people over her too. Since they have re done the outside of the apartments the property has a nice curb appeal and a great location. They are currently still renovating the insides of the homes, but; you don't get one of those unless you up your rent and then move, they will not update with you inside, which is kind of a drag because you have to either move all your stuff to a new one or stay in an outdated one. There are certain things you do have to pay extra for whether your using them or not like the cable - I dont use it but I still have to pay $85/month for the basic of the basic of the basic and on ONE TV. There are washer and dryer hook ups in each apartment and i have been renting mine from them at $50/month but now all the new ones come with them so why not give your long term residents who have been here for years a set and let them stop renting them. I have lived here for 6 years and have been through countless managers, staff, maintenance and companies that have taken over. I do like the Lund Co, but think maybe take your residents into consideration before making certain decisions. I never would have agreed to an $85 cable bill each month when I was paying less than that for 3 tv's and 3 DVR receivers. The pool was closed all summer due to COVID-19, I know they tried their best to open it but they wanted to keep everyone safe. The Pool Amenities are great when they are open though, I love the grill - wish the pool would stay cleaner but that is the only downfall. The workout room, something is always broken, not the offices fault, but so many kids go and hang out in there and tear stuff up, its ridiculous. They try to provide nice things and kids tear them up. Overall it has not been a bad place to live. I love the new improvements they are making and hope to be get updated soon. The new maintenance staff has been AMAZING only taking a day or 2 to fix things and they know what they are doing. We didn't have that before. Thank you for everything you do and try to do for your residents, its appreciative.

Place is well lit, many places around, great vantage point for many different outlets, only problem is when we moved in, our skylight leaks when it rains, the windows leak if its raining hard, and deck is flimsy even after construction seemed to only get worse. And problem has been on hold by management for a good long while now. I pay mortgage prices at this place and its not worth it in my opinion. Too many bugs too. Wasps love the high areas and stairs up to our place move when you step on them. Not very safe if you ask me. Im paying top dollar for stuff that doesn't work I do not recommend this to a friend. Only reason I even gave it over 2 stars is because of its vantage point and its in a good area compared to other places. Dont move here if you aren't willing to put up with stuff going wrong and have it not fixed for months at a time. Or sometimes, not at all. For the price of a mortgage on a 3 bed 2 and a half bath house equivalent, its not worth it very much.

Currently living here now, no compliments, just complaints. Workers don’t care about you or your happiness with this place. DO NOT WASTE YOUR MONEY. We haven’t had a deck since we moved in in august.
