I was extremely pleased with the support I received from Joe Kelso concerning the house I rent from Select Leasing. I was out to the country and my Nest indicated that my heat was off and I was worried about the pipes freezing and damage that might be done to the house. Joe went over on Christmas Eve and met a neighbor to check on the house to make sure everything was ok. The Nest wasn't functioning, but luckily the heat was still on!
I'm very rarely impressed with service levels from companies and individuals these days, but Joe truly understands what White Glove/ 5-Star service is! Kristie

They don’t respond to maintenance requests for days. Try having no heated water in the winter. And 4 days after yourself and the neighbors have bugged them to DO something, they schedule supposed repairs for the following Monday. That’s 7 days off no action.
No heated water in the winter? Burst pipes, anyone? And they send you cute little emails and messages that they understand it’s “frustrating”.

I moved out of a recent apartment that this company acquired. Instead of giving me my deposit back this company put in bogus charged so that I cannot get my deposit back. Regular wear and tear charges that they are responsible for. I will be doing a law suit.

Oh boy, do I have a LOT to say about how crooked and backwards this company is, and if I don’t have my $695 by the time I am done, this company will no longer exist. I can tell they don’t deal with people who advocate for themselves by the way they have royally tried to screw us.

We had to move out because the unit was not fit to live in- NONE OF THE OUTLETS WORKED. This was confirmed by maintenance who came after 6 whole days of not having a fridge. Therefore, we had to move and Joe said that would be well within reason and did not say in any shape or form that we would have to pay any fees for breaking the lease since it wasn’t our choice, and he guaranteed to me verbally and my husband several times our deposit is on the way. They are trying to keep our entire deposit and charge a cleaning fee after neither of these things were our fault- we lived in the dump that is walton gardens for 2 months. We paid a pet fee for all pet damages and we should get that back as well or a prorated amount, but instead these crooks are trying to charge us for their mistakes. If you are a landlord and you hire these people, you do not care about your property or investments. I left a review prior and removed it due to them allowing us to leave, but now they are trying to screw us over. The maintenance man will also knock on your door about any bad reviews you leave.

Edit to respond to their horrible answer: I lived there TWO months. It was not us who caused that. Also, it’s not livable because the building needs to be condemned which I am going to the city about today. There was blood stains and all broken blinds when we moved in, burnt holes in the vinyl and more. It was like that when I moved in and I have the documentation you never asked for. Also, how can you return it to livable condition without gutting the entire building for its wiring problems? Also, you said the smoke detectors were okay on the move out sheet- so what’s the truth?

This company is beyond horrible! I wish I could give them a zero rating! The property manager Joe Kelso, was very rude from the beginning when we moved in. Whenever we would reach out about a problem at our place he basically ignored us. He never returned our calls or emails! The office never returned our calls either, until we gave our moving notice because we were tired of their negligence and just decided to move out of the property. We gave them a move out notice 6 months in advanced. They took $1140 of our deposit of $1450 leaving us with crumbs! The property was left in the same CONDITION AS WHEN WE MOVED IN! They are literally trying to rip us off of our deposit, claiming they had to repair/replace 2 chandeliers but there was no physical evidence of damages present before or after in the move out pics! Everything was working fine when we moved out. The maintenance guy James was the only nice person we ever encountered during the year we stayed at the property. Not to mention they took over 3 months to service our outlet for the microwave were there was faulty wiring per maintenance. Leaving us without usage or accommodation. And when it was time to move-out no one contacted us to schedule a date, we had to call them multiple times to confirm a date and time. I thought that was the property manager or office manager responsibility. Ohhh and our neighbors spied on us reporting us to the manager as if we were being monitored or watched during our stay! Absolutely NO PRIVACY AT ALL!

We’ve spoken with the Management Assistance and she assured of that it was a mistake on their end and they would be refunding our remaining deposit. We'll be on the look out and will come back to update the review accordingly.

Update: as of 8/09/22
After reaching out to the office to inquire about our remaining amount of our refund.we had to send photos, videos, and I went a step further with a letter to sue for wrongful keeping our deposit the property the Assistant Rosie worked quickly with the Landlord on returning our remaining balance of our deposit. We shouldn’t have had to use extreme measures when there was no damages to begin with but it worked! However I still don’t RECOMMEND THIS COMPANY!

They took $200 of my deposit for 'cleaning fees' although the place was spotless when I left. I had been assured I would be getting my full deposit back. The first day I was there my faucet broke and my water wouldn't turn off. I was treated poorly when trying to get help to shut it off; I knew instantly what kind of company I was dealing with. The only saving grace for them is their two employees, Rosie and James (the maintenance man). He was always on time and happy to help with the numerous issues that popped up at my apartment and Rosie was always helpful, professional and polite.

Okay, so I want to leave an honest, but constructive review for the select leasing and management team. I want this information more available for future tenants considering a property under SL&M:

I’ve been a tenant with them for just about two years (same property each year), and for the most part, mine and my roommates experiences as tenants have been relatively average. We love our place, it’s in a safe neighborhood and our rent and utilities are very reasonable. Street parking has also never been particularly difficult.

However, we’ve had two, significant problems with Select Leasing over the past 48 months: incredibly spotty communication with their staff and abysmal timeliness concerned with maintenance requests and repair. I’m breaking it down by person:

Joe Kelso: Getting this man on the phone is like seeing the pot of gold at the end of a rainbow, next to impossible. I get the glaring impression this man is busy/in over his head, and probably inundated with calls from tenants on a regular basis about one issue or another. However, I wouldn’t consider any of these issues enough of an excuse to not respond to tenants on a timely basis. As the property manager for select leasing, I had better expectations of him to respond to my calls or voicemails about maintenance, but I was often left waiting for days and sometimes weeks to get a reply from him. I want to assume he always means well, but he clearly needs an additional assistant to field his calls to help tenants more regularly.

Kristina Hodges: I’ve worked with Kristina several times over the past two years concerning several different maintenance repairs we’ve needed at our loft. I’ve never met a person who lives and breathes by the philosophy of “brutal honesty” as much as her. She’s very straight, to-the-point, no-bedside manners type of professional individual. The cons of working with her are that if you consider yourself an emotionally vulnerable, non-confrontational, soft person……Kristina’s demeanor is not for you. Then again, if I was in Kristina’s position, also dealing with tenants day in and day out about a plethora of problems, I might have an attitude problem just like her. She’s not for the weak-hearted when it comes to handling anything with her, so guard your loins every time you prepare yourself for a phone conversation with her.

Rosie Cortez and James the maintenance man: These two are godsends. James is friendly, knowledgable and tentative when it comes to helping with any minor to moderate repairs around our loft. He is patient and willing to work with tenants to help them with whatever they need. Bless him. Rosie is also great, she picks up the phone more than anyone else who works at Select Leasing. Rosie, please never quit…

Rosie with Select leasing and management was awesome at helping me navigate moving out of my apartment due to changing jobs. She was responded to me in a timely manner and always answered my questions.

Joe Kelso (the property manager) was amazing. He was always very responsive, on time, and great if anything came up with my apartment. When I moved, he also helped with renters verification and was so friendly. Would definitely recommend them!

My landlord recently sold my apartment complex to Select Leasing & Management. They asked me to reach out to them to talk about the new lease which I tried to call 15 times in one week and only got a voicemail. They then decide to tell me on the last possible day that if I did not switch my utilities into my name (the previous landlord had them in hers) that they would be shutting off my gas and electric the next day. They had left me plenty of voicemails asking me to reach out to them through out that this week, yet every time I tried to call they never answered. They could have easily left this information in the 5 voicemails that they left but decided to wait until the last possible moment. This is highly unprofessional and I would not suggest using them. They had an entire month to relay this information to me and refused to do so causing me stress while I had to call utility companies while at work just to stop them from turning my heat and electricity off. Maybe have a little bit better communication with the people that pay to keep you in business. Highly Unprofessional and clearly VERY difficult to get a hold of.

I have lived here for nine years. The maintenance on the property and in my apartment is always professional. Every request is resolved very efficiently and in a timely manner.
I’m very happy here and I wouldn’t want to live anywhere else

We had a not so great experience. We had a bad mold issue and it didn’t matter what we did during our time. Communication was not there on resolving the issue. Getting ahold of the business was not great either. Automation will send you to machines unless you go through to be a new person to use their services.
