Springdale Lake Manufactured Home Community, Belton MO

I think this is not too shabby of a manufactured home community. There are definitely better ones and there are a lot of worse parks in KC. As with any neighborhood there are good neighbors and then the bad ones. All in all tho it is better then average.

The office staff are very friendly and polite. Feel able to speak with them about anything. Nice quiet neighborhood. Very family oriented.

Office management and maintenance are amazing. Always go above and beyond to make sure the community is safe and clean. Ckylar and Nikki have the best community events, and everyone is so positive, helpful and friendly. They've been the best team!

If you need a place to call home, call Nikki! She was super affectionate to our needs, she sought out the perfect place, she LISTENED, she understood and she went out of her way to make sure our needs were met! Highly Recommend! You won’t be disappointed!

Yeah.naw! Just stay away from this place.

Update - Springdale, unfortunately, my review has little to do with the business / ownership side of the property. It has everything to do with the residents that live on the property. Sorry to say that there are unsavory people within your park and they've done horrible things. That is why I highly recommend people stay away from your park!

I moved here in the middle of October and the little things that needed to be addressed to get everything just right was handled in a timely fashion and the staff at the office have always been pleasant and more then happy to take care of any problems we may need to address

I saw a lot of older mobile homes at this place. Very few newer or nicer homes here. Most of these can't be called "modular homes". They're just flat out mobile homes! Like the lake tho!

Just bought my first new home from Bayshore homes in Springdale Lake Estate's!

This winter was beautiful.

It was our first snowfall there 1/1/22

You really nice clean trailer park and there are ongoing projects and newer trailers moving in all the time and the old ones get tooken away and replaced

I deliver to this community all the time. It's a pretty good place. There are some rough spots on the roads. They did some nice work on the dam and the road though. Most of the homes are in pretty good repair.

Nice area how ever management isn't as nice from what I have herd this is only here say so please don't take my word for it

I have lived in the community over a year now. I have really enjoyed working with Ckylar. The community has gone thru 3 managers since I've been here but I have always found Ckylar to be the most helpful.

We have been here since March and was a great experience moving in ckylar is a great person and very helpful with everything. Katie is not the greatest person she is very rude will not take care of a a safety hazard in my yard and she does not call back about things when she says she is going to look in to something!

2020:
Reached out to management multiple times in RE to issues that needed taken care of prior to move-in, was told to hire one of the maint staff out of my own pocket, in order to get dishwasher properly hooked up. Be aware, the maint staff are not being managed properly nor efficiently and things will be overlooked and 'worked around'. They eventually did resolve my dishwasher issue after approx 4 months.

Skyler Miller is amazing at her job. Elliot, the official "manager", is a non functional cog.

The RHP website doesn't send a reminder nor bill so I imagine that a lot of folks aren't even aware of when their bill is available. KEEP TRACK OF ALL YOUR PAYMENTS and NEVER OVERPAY SLE! There was an egregious error on my ledger/account, per Elliot's hand, and I am *positive* this isn't the first "mistake" he's made and definitely is nowhere near his last.

The phones are not always answered and are directed to an incompetent, out of state, answering service. Good luck with any type of phone communication.

Community will hang informational flyers from your doorknob, so pray it isn't windy or the neighborhood thieves aren't out, or you'll never know when they're cutting off your water! (they turn the water off here an awful lot and the times and dates they state on these postings are not always correct, I've come home to no water on multiple occasions.

Any comments about community rules are auto deferred to the local police. Fireworks are not allowed in the community per SLE guidelines.

Many dogs and cats run around unattended, nor collared nor leashed.

Geese are a protected migratory bird, and as such, please do not honk and edge your vehicle attempting to make them cross the road quicker.

2017:
Safe. Community. Pool. Fishing.

Told to utilize off hours maint and fill out a request form. Did just that. Within less than 24 hours, had call and 'no longer offer off hours maintenance services to owners'. Be aware.

The pool rules clearly state: "no alcohol is prohibited", so as long as it's not in a glass container. Also, be prepared for running unsafe kids at the pool and to pick up waste and trash when visiting.

The office staff do not know how to create and send a statement in PDF format. (It's 2017, and asinine that common knowledge of simple printing practices aren't a requirement to work here.) They tape a physical piece of paper to your door, so pray it isn't windy or the neighborhood thieves aren't out, or you'll never know how much lot rent is due!

Neighborhood is loud at night, do not expect sound sleep here! Noise curfew is 11p. Any comments about rule breaking and you're auto deferred to bother the police.

As far as the park it is beautiful with beautiful homes but they keep raising the prices however they will work with you that's why I gave them a 3 star

High rent and built subpar. Cabinets quickly become loose and wood used for them doesn't have any strength to hold the heavy doors. Ridiculous trying to get maintenance to fix anything. Works if you like being overcharged for everything, though communication and with leniency in late payment was much better than expected.

Ok I understand there is a lot of stress coming from the job and not everyone is ment for the job.
This Katie from Springdale lake has got to go! Half the people we talk to will only deal with sckylar so imagine the work that puts on her and for her to still handle all that stress with such a great attitude is unbelievable! This woman should run the park period! Why is Katie here if she has to pick up all her work.
Thanks for hearing my vent but come on people we want this in our community?
