The hallways and staircases all smell terribly. The staircase furthest from the elevator is so bad it will probably need new carpet to fix the smell.

I’ve had probably the best encounter with there property manager Jessica Tarin! Her response time is incredible and her patience is unmatched. It’s refreshing to have this kind of attentiveness, given she has to oversee a lot more than just one person! Absolutely incredible!

Hotel style living, great amenities, great property managers and staff! Accommodating and I’ve only had a few maintenance needs because they turned the apartment over quickly per my requests, and maintenance responds within the same day! Very fun, safe and charming neighborhood with lots to do!

New management and I’ve seen minor changes but nothing spectacular. Trash and smoking are still a problem especially on the weekend. The building itself is dirty, the garage as well. Trash is usually piled up and not disposed of properly. The doors coming in and out of the garage don’t shut all of the way which allows people to walk in without using a code. This is a safety issue that should be fixed immediately. There is a substance that is leaking from a pipe onto my car window shield that has left a permanent mark. This has yet to be addressed. Management does not return calls or emails within a timely manner mostly they don’t respond at all. The office has numerous phone lines but getting someone to answer one of them is nearly impossible. One could say it’s the holiday season which shouldn’t be an excuse because this has been an ongoing problem. The astronomical amount of money they charge to live in this building and not keep it up is disheartening. To ignore and not respond to voicemails and emails is unprofessional. They have hired security who doesn’t secure the property. I called one night and was told security works for steelyard not the icehouse. This is frustrating and disappointing. I had high hopes for new management coming in but unfortunately I have seen little to no change. Management is not consistent with following through with their plans for improvement.

I have listened to a few of the residents here speak of this place and for what I've heard. This place is a joke. The worst place to live and a very unsafe environment. I only gave the place a star because it was required to complete the review!

I've lived at this apartment complex for 3 years and still current resident.

03/2020 -11/2021: (besides covid) it was great. I was new to the city and living at this apartment complex was the best thing ever. I made friends with almost everyone on my floor and felt like everyone was just a real good neighbors.

10/2021- 08/2023: Slowly one by one as good friendly tenants eventually moved out for normal reasons (want to buy a house, moving for work, etc), they were replaced by not so good trashy and seedy tenants. The more this occurred the more other good tenants wanted to leave because of bad neighbors now and the effects started snowballing.

09/2023 - to present day (11/09/2023) : New management has taken over, and it appears maybe even corporate has finally taken notice of the issues. Weights from the gym that were stolen have been finally replaced, some of the worse tenants have been evicted finally. Cameras that apparently didn't work and were never fixed are now functional. Issues that occur seem to get taken care of quicker now.

I was considering moving out when my lease was up given the direction this place was heading, but it seems there has finally been noticeable improvement to get this place back in the right direction. So for that reason I'm giving it 5 stars.

Pros:
- Social environment is the biggest pro. New to the city and need to make friends? This is the place to live. Spend a couple Saturday's at the pool in the summer and you will meet multiple people.
- Coffee Machine and Snack Machine in lobby area. It's a nice coffee machine and i use it frequently for a free coffee in the morning.
- Gym, one of the nicer ones I've seen out of apartments i toured in STL.
- Location, Soulard is just a nice area to live to be able to walk to any bars or restaurants in a popular section of the city and not a far drive from anywhere.

Cons:
- Cost, a little pricey for the size of the rooms, but i get it, paying more for the additional amenities. Still worth it, but it's not cheap for midwestern living.
- It's still in St. Louis. I see reviews talking about their cars being broken into. Well i've heard same issues with friends at other apartments in the city too. In St. Louis it's just a rule you do not leave anything of value in your car even if in a garage. I've done street parking for 3 years with no incidents because i leave nothing in my car. But the city has seedy people who will smash car windows for something as simple as a coat or backpack.

I have lived here for 2 leases and the new management team has completely turned this complex around for the better. The maintenance staff completes work orders within 24 hours. The management team is always willing to help with whatever your needs are. They are adding more security cameras to certain areas. Recently, they just started offering a guest suit for friends and family visiting. I am very pleased with this place and plan on staying here.

Admittedly it’s not always been good. Over the last few months (management change) things have started to turn around. Friendly tenants and staff. Jessica is killing it as the new property manager and maintenance is always on point. We had some bad tenants and I’m so happy with the work the staff has done to improve everything!

There is many reviews stating what’s wrong with the property and i will say that over the summer, It definitely had its issues with previous management - But i can say the last month the new management has completely changed things. The hallways are constantly getting cleaned everyday including the common areas, Constant staff in the office if you have an issue and maintenance is always onsite. I’ve had a few issues with my air conditioner and they have been here the same day fixing said issues. Change takes time but it definitely is improving daily.

This was a gated community. Great location all the shops and streets surrounding has beautiful wild flowers everywhere. It's a very clean neighborhood. Very pleasant part of a huge city.

I haven’t even lived here for two months and if I had known half of what living here was going to be like I never would have signed a lease. As many other reviews mention the entire place (except the lobby) smells like marijuana and dog pee/poop as they do no type of screening for any animals brought in and majority of them are not trained and apparently neither are their owners as the pee/poop will sit for sometimes days before finally being cleaned up. People lock their dogs on the balconies for hours at a time so then you get entire nights of barking echoing through the courtyard so no sleep for anyone on this side of the building. People also leave giant piles of their trash anywhere they want, hallway, stairs, elevator, garage, balconies, you name it and someones trash is probably there. There’s at least 15 AirBNBs throughout the building and none of those guests respect any rules or property here. Pool was swamp green for about 3 weeks. Half of the gym equipment has been stolen so at this point it’s hardly functional if you actually work out. My car was backed into in the garage and I was told there was absolutely nothing that could be done about it as there’s no cameras despite the parking garage being an additional $200 on top of our $1800 rent for a ONE BEDROOM. Then my Fiancé’s car was broken into in the same garage just a couple of days ago and it was completely trashed. Once again nothing can be done apparently. It’s so frustrating because this place has so much potential. Our apartment is beautiful, we love the setup of everything but there’s so much wrong with this place that paying $2000/month to live here is an actual scam.

Terrible management.scheduled a tour and no one was there to give me one. And then the office lady gave me attitude when I tried to express my concerns. Nice apartment complex, but not worth the terrible communication and terrible service. Do not recommend!

Visited my friend who rents here, walked in and the hallway smelled like pot and the floors are sticky because they haven’t been mopped in quite some time. The walls in the hallway have dirty hand prints all over. Apparently they allow people to Airbnb the units out so expect loud nightly parties and random people inside of the complex.

This place used to be nice and now is horrible. Pretty sketchy now, saw a dude carry a gun out under a sweatshirt one time. Super run down. Everywhere smells like dog pee and there is a lot of trash everywhere. Would have loved to have lived here before it went down hill. Don’t recommend.

Where do I start lol, I moved into the apartments in December of last year. The actual layout and apartments are amazing. So beautiful, and I love it. The gym needs updated but besides that, that’s all the positive. We just got new management and everything has gone completely terrible. The whole place reeks of dog pee, trash everywhere, absolutely disgusting. Someone ran into the gate which keeps us protected to some sense. Management has yet to fix it, therefore, letting people come in and out from the streets. I came home from work on Saturday and there was a literal tweaker in the lobby pacing back and forth. Note, I pay $1,500 a month to live here for a one bedroom in Soulard. The pool motor broke and it’s an absolute swamp for the last couple weeks. It’s yet to be fixed and we’re told “they’ll keep us updated. ” Tyler Kaufman is the biggest joke of a replacement “community manager. ” I expressed to him my concerns and told him I will not be resigning (my lease is up in December) and he said he could have my move out papers ready by this Friday? Way to treat your residents. I, for one, cannot wait to get out of here. Also, garage door breaks a lot (parking is an extra $100). Cars get broken into and don’t even try to park in the street, cars on the street get broken into daily. Scott and Neil will be missed.

I really enjoyed the location but Mission Rock needs to do better. There is hardly any security in the building. The doors are unlocked for most of the day without anyone monitoring the entrance. The door to the garage was malfunctioning and intermittently open from January until the time I moved out in April. The pool was unusable during the summertime due to no policing and being filthy (anyone can walk up from the street and get in). Also, they air bnb empty units for <$100 a night. The temporary air bnb guests don’t respect the amenities or the people that live here. Lots of yelling, fighting, and god knows what else…

Let me first start by saying a big thank you to finally having & living at a property with amazing staff at the front office. Maintenance and property staff are always happy and go above and beyond to get the job done. A huge Thank you! I have zero complaints. I enjoy all the amenities at Steelyard and really enjoy the fitness center. I want to give a big "WOW" to Scott and Neil. They have made my move-in really smooth and answered all my questions. I look forward to staying here for a while.
